A very large luxury condo:

3 bedrooms, 3 baths, 5 private terraces total 3347 sq. ft. of private indoor and interior space. This is the only 3 bedroom unit for rent in our complex, and with the five private outdoor balconies and terraces, it is by far the largest condo. We have been told that it is larger than other three bedroom condos in the area.

Very Private:

Many of our guests comment on the privacy of our home since we own the entire top floor and rooftop garden of the building. This is an unusual feature. Large outdoor spaces are a big plus with no-one walking past your door or windows.

HomeAway, like most holiday websites, do charge a booking fee but we hope to save you money with:

-- No cleaning charge (usually $75 to $100 U.S. at other rentals)

--No damage deposit because of the care from past guests. We do ask that guests treat our home with respect. Ideal for families and responsible sharing couples. 24/7 security. Not suitable for party groups or events like weddings.

--Free bikes for your use (two). More can be rented nearby.

--Free wireless internet

--Free Netflix using our account.

--Free off-street parking with security.

Eleven Years in Tulum:

We have had a home in Tulum for eleven years. Our first home (now sold) was in the town which could be noisy and we like being closer to the beaches. We will be happy to pass on our 'local knowledge' We like assisting guests to experience a memorable vacation in Tulum. We receive many kind comments about the home and our wonderful manager who will help you to have a great visit.

This beautiful condo is our own special home in Tulum --not just a rental property or bare-bones timeshare. We spend about three months each year in the home and maintain it in "as new condition".

Book with us for personal assistance with your vacation. We recently have taken early retirement from careers in teaching and live on Vancouver Island, Canada. Carolyn is a professional artist and Denis enjoys woodworking. We have lived and worked in Canada, England, Australia, Jamaica, and Puerto Rico. After much thought and exploring many areas of Mexico, we have chosen Tulum as our "place in the sun".

Very Large and Private:

Enjoy the fantastic space and privacy of this penthouse condo in the eco-development of Aldea Zama. You have the ENTIRE THIRD FLOOR of the building plus the entire PRIVATE ROOFTOP of the building giving spectacular views over the jungle canopy. Several terraces and private rooftop with jacuzzi. 3347 sq. ft. of indoor and outdoor living space.

Full air-con and screens.

Although we have full air-con, we live outside as much as inside and enjoy the views and breezes with great cross-ventilation not found in other units.

Native hardwood furniture, granite counter tops, Bosch quality oven and cook-top, indoor and outdoor dining (tables for 6 and 8), Incredible pool winds through trees preserved by the builder. We replaced the original compact stacked washer and dryer with full-sized units.

We enjoy living here for much of the winter and have made several upgrades. New LG smart T.V.makes getting Netflix really easy using our free account and it has a fantastic picture also. New living room furniture, New inverter aircon in kitchen and living room, new tables on our private rooftop. New patio chairs, new art --plus we completed many small projects to keep our home in top condition.

Eleven minutes by bike to the nearest beach on a dedicated safe paved bike path. Over 50 places to eat on the beach or in the town of Tulum--a three-minute drive to the nearest beach or the town.

Two-minute drive or taxi to a great new superstore that rivals anything in Playa.

Five Private Outdoor Living Spaces:

With two bedroom balconies, two large terraces off of the master bedroom and living room, and the entire roof-top of the building as your own space to relax, sunbath in privacy, or to enjoy a drink, you will live outside as much as inside--and all very secure. No-one walking past your entry door or windows on the way to the pool or to another unit.

Three bedrooms and three full bathrooms.

Each of the three bedrooms is large and each has its own private balcony or terrace as well as a full bathroom with glass-enclosed showers. Plush Serta beds (2 queens and 2 individual) ensure a comfortable night. Large sliding doors let in cooling breezes during quiet evenings. Each room has air/con--but rarely needed. We find the overhead fans usually adequate. Lots of storage in many closets and cabinets. We have two pop-up cribs for small children and a baby back carrier.

Very complete kitchen:

Lovely kitchen with quality appliances and beautiful granite counter tops. Bosch cooktop and oven. Because we live here for several months in the year, you will find Luna Caribe unusually complete --much like your own home. You will find baking and cooking basics in the kitchen.


The pool and buildings are a very special design and it is probably the nicest project in Tulum. The builders have preserved trees throughout the development and around the pool. While being at the beach is truly wonderful, we enjoy coming home, washing off in the outdoor shower and having a dip in the fresh water of the pool.

This is a true tropical paradise! Lots of room for two, four or six guests. Breakfast on the deck as the sun rises and wine on the terrace as the sun sets. The refreshing roof-top jacuzzi and garden are great for kids or adults to cool off. We had a wonderful Jan to March here. Our families with grandkids joined us for Spring Break.

The penthouse is very private and secure. We sleep with all the glass terrace doors (screened) open at night to enjoy the breezes in the bedrooms and the living room.

Off-street parking with 24/7 security and controlled entry to the condo project. Quiet and safe location--near beaches and the waterfront and town restaurants.

At your treetop level, you will see many birds: purple grackles, orioles, flycatchers, parrots, swallows and this year we saw a toucan!

Most of the unique furniture is custom made by Mayan craftsmen using local renewable hardwoods. Outdoor dining at the table for eight in the covered terrace is lovely. There is an indoor dining table for six as well. We have two new dining tables on the rooftop garden area. Carolyn is a professional artist and you will enjoy the original paintings and decor by her throughout the bright and airy rooms.

Remember--no cleaning charge, and because of the care from past responsible guests, we no longer take a damage deposit. Free bikes, free Netflix, and free internet.

Carolyn and Denis are retired teachers from Vancouver Island, B.C. Canada. Carolyn is a professional artist and Denis does wordworking and tries not to destroy the flowers in the garden with his weedwacker. They have traveled extensively to many countries and lived and worked in Jamaica, England, Australia, Puerto Rico, and of course Canada. Carolyn is originally from Jamaica and you will enjoy her paintings with a Caribbean theme.

Having lived in the Caribbean for several years during our careers we wanted a place with a rich culture, beautiful beaches, safe, and with friendly people. Tulum has met all our hopes and we love it. We bought our first home (sold in 2011) here eleven years ago and Luna Caribe is our new special place. Come--and you will see why.

What makes this condo unique

Three bedrooms each with a full bathroom was important to us. As the largest condo in the complex, it's big enough for our three adult children to visit with us. We love the views over the forest canopy and we are only an eleven minute bike ride to the nearest beaches. Great location close to town and to the famous beaches of Tulum. Secure and quiet. The beautiful pool is an added plus.

Great place with everything we needed and more.

We enjoyed the condo and all it's amenities. David, our contact, took care of a bike repair in record time!!! The complex is quiet and lovely, with beautiful landscaping and a refreshing pool. The condo itself was very comfortable with art hand painted by the owner, a very personal touch! We had a television and Netflix to watch movies and that was awesome on our evenings at home. There were games to play and a guest book with many experiences shared by previous guests. We would recommend Luna Caribe to anyone looking for a home away from home. Thank you, Denis and Carolyn, for sharing your home.

Perfect place! Great location!

This quiet, secure and well appointed condo was perfect for our family of five. It had everything we needed, for cooking, sleeping, socializing and more,,, bikes, books, boogie boards, beach towels, board games and lovely outdoor spaces! It’s in a wonderful location and every need or question we had was addressed so quickly by the local property manager or his “fast texting” assistant! As a bonus, the owner’s original art is all over the condo and she has true talent! Our only issue was a problem with Mother Nature, who brought the Sargassum to the beaches, ugh! Next time I would try insuring the trip and cancel a week out if I kearned the awful stuff was wrecking the beaches. We hit every Cenote in the area, numerous Ruins (bring bug spray) and the Biosphere Sian Ka’an Park ( don’t miss, hire a boat guy) to make up for the trashed white sands,,, it all worked out. It is a wonderful region with great restaurants and people. We will return and would book here again!

Lovely stay

The condo was clean and very spacious. A very thoughtful welcome gift (fruit and wine) was awaiting us. The documents the owners provided were super helpful. Pool was great. The community felt safe and we tried both neighborhood restaurants and they were superb. TV and Roku worked great and was a nice touch. Rooftop area was really nice. The only downside is that you will need a car. It's sort of between the beach and the town. The upside is that we got to try out some good restaurants in the town.

Owner's Response: We are always happy to see that our guests have enjoyed staying at our home in Tulum. Re: needing a car. We and many of our guests have made visits using public transit. Tulum is easy to get to by bus and there are many taxis in Tulum. In this case though, with six people you would need two taxis so a car or van would be better. We are only a two-minute drive to the town or to the nearest beaches or 12 minutes by bicycle. If possible, we do recommend renting a car if only for a couple of days-- simply because there is so much to do and see other than just being on a beach every day. A car makes it possible to go to the many cenotes (not to be missed), other ruins, colonial towns, and "secret" beaches which we will tell you about. Parking at our home is secure and free. We can recommend a good car rental business which we have used for ten years.

Great Location

Getting there was easy, getting into the place was even easier. The location is great, close enough to town and close enough to the beach road, right smack in the middle. You have to pass the grocery store to get there so that made it easy. The condo was well equipped with everything that you would need. Laundry, ample kitchen appliances and equipment, AC in every room. We really didn't use the penthouse balcony all that much as we were rarely at the condo that long. We did use the main balcony often to relax. Netflix worked great. The pool was refreshing and a nice amenity to have on premise. The attendants of the condo were all extremely well mannered and helpful. The beds were not the most comfortable but not the worst either, that would be our only real complaint if you can even call it that. All in all a great stay. I would recommend this place for sure and would stay again. The owners were responsive and helpful. Great experience.

Owner's Response: We are happy that you enjoyed staying at our home in Mexco. Regarding the beds: We have good beds by Serta and it was a choice of getting beds that were too firm or too soft. We chose to get medium soft beds which many of our guests have liked. We live in our home in Tulum for two to three months a year and like to be comfortable. Bed comfort is subjective and personal but we did choose good quality mattresses that you would find in good hotels. Thanks for your detailed review. Beautiful property, well located for many activities

Our family of 5, with three young adults, very much enjoyed our week at Luna Caribe. We were very comfortable throughout intense heat, a tropical storm and finally several days of sun and fun. The condo is closer to town than to the beach. But easy to access both. Lack of a dishwasher makes a home stay more challenging and as we didn't want to do a lot of dishwashing, we ended up eating more meals out. The electric service for the air con is a bit fussy with not enough service to run full cooling when needed. Must make zone choices for cooling. Not a problem once we figured it out. Our kids really enjoyed the upstairs roof deck. We spent the end of most evenings star gazing together there. Nearby cenotes were fun for all of us, as was exploring ruins in the Yucatan. But mostly we enjoyed hanging at the beach, with excellent beach clubs, beautiful water and waves. Great memories!

Regarding dishwashers: Very few properties in the Playa del Carmen --Tulum area have dishwashers due to the high mineral content in the water which plays havoc with appliances. In the last five years, we have replaced our washing machine, water heater, and parts of the toilets and faucets. A dishwasher would last about one year. Regarding air conditioners: Next month we are replacing our air conditioners so that we should have no more problems. We try very hard to keep our home in Tulum in "as new" condition since we live there two or three months every year. We eat out frequently also since meals are so cheap in the town. Love the seafood! We admire that you survived the tropical storm and kept your sense of humour. We are happy that you did get some days of Mayan sun!

Accommodates 6. $10 per night for each extra guest.We have 2 cribs.We take a $100 U.S. electricity deposit soon after arrival. We give 300 kw of free electricity per week-- which is enough for normal usage and the deposit will be refunded unless there is overage. A meter reading will be taken at the beginning of your stay and at the end of your visit. Due to careful electricity usage by our guests, we have yet to retain any deposit.
