Self catering 3 bedroom house surrounded by woodland 5 min walk to the Fiord.

Set in an absolutely stunning location within walking distance of the Bay for swimming and Montenego's top restaurant of Stari Mlini.Located 10 mins drive or bus trip from the medieval Unesco World Heritage town of Kotor. Ljuta is still quiet and peaceful but a short trip to bars shops restaurants and nightclubs.The accommodation is a 3 story semi detached stone house completely rebuilt.There are many birds and tortoises in the surrounding countryside and behind the house is your own private mountain to climb.

The accommodation has 3 bedrooms sleeping 6 plus 2 cots .The top floor is a huge room with ensuite bathroom, couch arm chair,tv and dvd.There are stone terraces to the front and back of the house ideal for sunning, lazing and watching the stars at night and admiring the view. There is a shop at the bottom of the drive selling fresh local produce and a bus stop that will take you to Kotor or Perast or anywhere on the Bay. The house has all cooking facilities, bedding and towels.

In the nearby area of Tivat, just a 20 minute drive away is the stunning new port of Porto Montenegro.This new development on the Adriatic was built to moor the larger boats unable to berth in Monaco and is becoming a very up market addition to the area while still retaining the charm and tranquility of the Kotor Bay area. It is a beautiful location and has many new bars and shops a lot of which are from the trendy Notting Hill area of London.Porto Montenegro is beautifully designed and executed with stunning plantings and stylish buildings in keeping with the history of the area.You can take a stroll around the waterfront straight on to the old town of Tivat with its original restaurants still in place.

About Jennifer Maxwell

We bought this house as a ruin and rebuilt it over the following year. It was supposed to be an investment property to sell on but we fell in love with it and the rest is history as they say.

Why Jennifer Maxwell chose Ljuta

I am an Australian brought up on the Northern beaches of Sydney so am fairly used to beautiful locations.However Montenegro and our house just takes my breath away. The combination of the mountains the sea and the history makes me jump out of bed just to look out the window.Added bonus is no sharks in the water.

What makes this house unique

An added benefit of being at our place is the beautiful restaurant of Stari Mlini within walking distance which nearly made my sister cry with its charm and location. In Kotor in the summer there is always something going on. Tall ships in the Bay,Carnival and Fashion Shows in the town but its is still small and charming and safe. Now with Porto Montenegro over the hill there is an understated glamour if you feel in the mood.The people still have an old fashioned community about them.

The swimming is beautiful and safe..ideal for all ages.Ljuta is a more exclusive area and not overrun by tourists in the summer, just mainly local people.Stari Mlini restaurant nearby is similar to restaurants in Bali with streams full of fish set in beautiful gardens.

The House is a magical place and truly peaceful.From every room in the house the views are awe inspiring and you find yourself just staring out the window.Last visit I spotted a Hoopoe bird while sitting at the side window.

The local town of Kotor has lots going on in the summer from Carnival to the Boat Festival and visits by tall ships.There is always something of interest happening and people come from all over the world to visit the churches in the town.

Just a short drive to Perast is the stunning church of Our Lady of the Rocks it is a special tourist attraction and there are many boats to take you out to the island.

Lake Skadar is only an hours drive away for rare birds and beautiful views.

The stair case in the living room has a hand rail on the wall and not the other side of it which means small children might need to be careful.The ground floor and the patios have stone floors so small children will need to be careful there as well.

Beautiful views from a rather tired villa

We had 2 weeks at Hoopoe House mid-late August. The views from the house and throughout the area are truly spectacular and you just don't tire of them. We enjoyed visiting Kotor, a charming place and Lake Skadar and swimming in the sea was lovely until I got stung by a jelly fish. Each room in the villa is well sized but we found many things were broken (the parasol - this was mended within 3 days of contacting the agent as we couldn't sit outside without it due to the heat, one of the outdoor wooden chairs, the drawer fronts on a set of drawers in 2 of the 3 bedrooms, drawers inside the fridge, one of the fans, mugs without handles, the patio door wouldn't open fully and lights needed new bulbs fitting.) There was insufficient outdoor furniture too - there were just two old quite uncomfy sun loungers, which became too hot to use as they are black, and then the chairs to use at the tables at the back and at the front. This made it hard work to relax together other than around the table. We did enjoy our stay but travel around takes considerable time due to the mountains and this curtailed some of the things we'd planned to do. A car is essential and do not try to turn right from the drive - we did and scraped the rear bumper of our hire car. It would have been great to have known in advance not to attempt this! Generally a bit more detailed information would have been good. There isn't a visitor book, often the source of detailed advice. Another thing to note, we explained to the agent the need to get to Tivat airport early due to the scrape on the car and he didn't say anything about the opening hours for the car hire companies. None of them open before 8.00am. If we had known we would have taken the car back the day before and got a taxi. As it is we are still trying to sort out the documentation so we can claim back what we've paid Avis. It would be good to make sure others know about this in advance.

Owner's Response: I agree that some of the furniture is a little old and needs replacing. Something which we are doing. We were unaware that anything was broken. I believe there was one mug without a handle that must have been broken by a previous tenant. The parasol as you say was fixed I believe temporarily on the day you complained and more permanently 3 days later. Luckily you didn't come out here for the first few years when there was no such things as parasols available in the area. My agent would have replaced a broken fan immediately had they been informed. Equally there are light bulbs in the drawers and if you are unable to change them my agent would also be happy to do this if informed. Unfortunately these things happen. There is a book at the house which gives detailed information on the local area and my agents are always available for any questions. I really think it is up to the driver to judge whether a manoeuvre is safe to carry out and I really don't think we can be blamed for that. I also don't think it is up to my agent to inform you of opening hours for car rental companies. Sorry but I find that quite a ridiculous thing to complain about. You didn't mention that wifi was provided and not advertised in the listing. It has taken me 10 years to be able to get wifi out here and I am extremely proud of it. There are still even with the 2 broken chairs adequate seating for 7 people plus 2 sun loungers. I cannot be blamed for the heat at this time of year. The house is billed as a rustic villa and the price reflects just that. You are paying for the entire house 3 bedrooms 2 bathrooms living area kitchen garden etc for the price of one hotel room per night. This is still a country catching up with the rest of the "modern world" and things definitely don't work as efficiently as jolly old England. It seems that you spent a lot of time picking apart the house and finding things wrong with it. If you had informed our agents of the broken drawers or the broken mug or the light bulbs,they would have replaced them,but you didn't. In true English fashion you "suffered" in silence and waited. Perhaps next time you should research the annual temperatures of the place you are visiting and it would seem to me that a boutique hotel would be more suitable to you tastes where there is someone close at hand 24 hours a day available to listen to your complaints

Wow. Clear, concise information from the agent ensured a smooth arrival. And what a beautiful house, sympathetically restored, full of rustic charm, well equipped and comfortable. Sit out front in the morning, make a brew and eat breakfast and take in the jaw-droppingly beautiful view, pop down to the water for a swim, rent a space at the beach bar for the day, lunch at the water's edge, marvel at the reasonable prices then get back to the house in time to marvel at the sun setting behind the mountains. There's plenty of history and culture to explore, we'll need to go back when the temperature drops below 35C for that, and we really do need to go back.

It is a beautiful property and everything I could have wanted in a holiday home. The small surrounding towns have so much rustic charm, the water is gorgeous and the towns people are so friendly. Would recommend this house to anyone, it will be a holiday to remember!

Beautiful Setting

beautiful location and setting, house was so clean and tidy and the agents that met us on arrival were very friendly and helpful!

Great views rom the house and sat outside eating lunch and breakfast which was great!

Little shop down the road had everything you needed. Very close to Kotor.

Thoroughly enjoyed our stay would definately recommend to anyone whos looking for relaxed holiday.

Beautiful scenery and good location

Our stay in the villa got off to an unfortunate start as there was no electricity working at the house when we arrived. The agents, Eva and Daniel, were quick to respond however and we were soon up and running. They were both really charming and so helpful. We had problems later with maintenance type problems to the water supply and various plug sockets and again, they provided quick support and arranged for the problems to be sorted out.

The house itself was in a good location for travelling into Kotor and further along the coast as well as up into the mountains, although you have to be prepared that to travel anywhere in Montenegro can take a while, and the native drivers are lethal!. The house was comfortably furnished but we spent most of our time outside enjoying the scenery. It was an easy stroll across the main road to get to the sea but it was difficult to determne where you are allowed to swim as many people have made private jetties in front of their properties. There is at least one public area for swimming that you can get to and the sea is so inviting - (comparatively) warm and full of fish. We took sea shoes to wear, having been warned about sea urchins, and we were pleased we had as the rocks are quite rough as well.

We did not try Stari Mlini, having read the reviews about it being expensive with appalling service, and we found many good restaurants that provided lovely meals both nearby and across the other side of the bay.

We enjoyed visiting the various old towns along the coast and also going up into the mountains and sampling the smoked ham, cheese and honey that was for sale.

All in all, a great holiday!

Owner's Response: It was a real shame that these problems happened as nobody needs this at the beginning of their holiday. I am very aware of how important peoples holidays are and as the reviewer says my agent is very on the ball.All the problems with the electrics have been repaired now. There was a lightening strike that caused quite a few problems that have all been rectified, this also included water pressure with the pump. This is the first time this has happened in 8 years of owning the house. There is also a stone beach a five minute walk away. One side is free and the other you have to pay a surcharge for the use of the sun loungers. It is a shame that a lot of the wharves are being made private as more wealth is coming in to the area although no one has the right to prevent access to the water. It's just a case of picking the most vacant spot. The drivers definitely have there own way of doing things and the horn is used as a driving tool not in an aggressive way. You have to keep your wits about you but I've been driving over there for 8 years and haven't had any problems. I have only had good service at Stari Mlini and although expensive by Montenegran standards it is roughly the same price as a designer pub back home. It's lovely to be able to walk there and back and as a special treat, the views and ambience are worth it. In addition, we have just bought new furniture for the front and the back of the house.

10 day break at Hoopoe House

Didn't get to see the elusive Hoopoe, but did enjoy a beautiful house in a terrific location.Immaculate inside and out with everthing you need for a self-catering holiday.Only ate out the once, as we preferred to take in the stunning view from the front patio for our evening meals.

Very handy local shop and bus service, and lovely pebble beach 15 minutes walk away.Hire car best for trips further afield.Must see's

are Skadar lake, Kotor old town and fort, and Perast with the monastaries in the bay.
