On entry to this 3rd floor apartment (with lift) you have a very cosy living room with a sofa/bed and chair, flat screen TV and DVD (with english Sat TV inc BBC, ITV and Sky news) Internet/Wifi and playstation. From the living room you have access to a corner balcony (with views of hills in background). There is a showerroom with shower - large wash basin and Bidet. There is a separate closet with toilet and handbasin. There is a breakfast bar and 2 chairs - an American style open planned kitchen with oven, hob, kettle and coffee maker. The pool is excellent and well maintained is open from mid May - end Sept.
Cleaning and linen charge:
To offer a high standard presentation of apartment - There is an additional 100 euro payment which covers your end-of-stay cleaning and fresh professionally laundered, high quality linens and towels.
Also included is a welcome pack with good quality bottle of bio Rose wine, orange juice, water and biscuits and also a small sample of L'occitane toiletries.
This is paid at the end of your stay in cash full details are provided on booking. This an additional to the rental price shown on the right of screen.

This apartment is sited above a multiple road junction with traffic lights, with an elevated motorway and rail line 150 metres away. It is extremely noisy, especially on the verandah and in the bedroom. Earplugs are needed to sleep. There are also traffic fumes on the verandah. It is comfortable, but tired, needing updating and the provision of a washing machine and microwave cooker. It is situated well outside the main centre of Nice - but buses are cheap. The photograph of the sea, apparently taken from the verandah, is actually taken by leaning out of the bedroom window and turning to the right - giving a misleading impression.
We enjoyed our stay and can recommend this apartment. It was clean and as described.
This apartment is fantastic! You have use of a shared pool and are literally 2 mins walk away from the beach so you have the best of both worlds! There is a supermarket which stays open to 9pm every night right beside the apartment which makes stocking up on essentials really easy. There is also a tobacconist, a chemist and a lovely little restaurant just round the corner. The apartment is a lot more spacious than it appears in the photos and the air conditioning means it stays lovely and cool during the day. The apartment has everything you would ever need - from the basics like cutlery, plates, glasses, kettle, toaster etc to the unexpected like lilos and a foot pump!
The only downside (and while it is a small one it is worth mentioning) is the traffic noise. Being located so close to Nice, busy roads are unavoidable, but there is fire station nearby so sirens do go off quite frequently. I have to say this didn't bother us and we consider it a very small price to pay for all the other benefits which the apartment has.
I'd also like to add that our entire experience was completely hassle free, the directions to the apartment were superb, there was even a complimentary gift basket in the apartment when we arrived - we couldn't have asked for more and will definitely be back!
A lovely modern 1 bedroom apartment with swimmingpool - very well presented in a building only 5 years old in a great location only 50 meters from Promenade des Anglais and beach. This is a perfect location for a couple or family holiday - located in Magnan (West Nice) approx 1 mile from downtown nice (on bus route) and 50 meters from promenade and beach (there are plenty of local shops and resturants - but still within walking distance of central Nice approx 20 mins along promenade) there is also secure public parking under the building if required.
