Restoration of the villa completed in 2013.
The villa is located between the sea and the city. It is easy to travel to Palermo, by car or bus (not always punctual!) and go to the sea in Sferracavallo or Mondello. There is also the beautiful reserve of Monte Gallo that can climb to the top (with good shoes) or go on foot or in the water, swim or canoe.
The villa is in the old district of historic villas, one can also still visit some, and has its garden big enough to enjoy a place of calm and tranquility and its large pool (15mx6m) which offers moments very popular relax summer.
From the airport, by car, by motorway in 20 minutes. There is a large garage for the car.
Buses to Palermo Sferracavallo pass close to the house, you sometimes have a little patience!
When visiting the area the car is recommended but you can also go to Cefalu by train, for example, from the central station. The line of cars for the rest of the island, are very reliable, always from the central station.
We have a small house, separate and about 15m in the garden for a couple that can be rented with the villa or separately.

We rented the house and it's guest cottage for 3 weeks July 21-August 11. The major issue was that it wasn't air conditioned (cottage was) and my sons and guests were terribly uncomfortable in the heat. The VRBO site stated it had air conditioning but when I confronted the owners (Annick & Giorgio) they said that VRBO made a mistake. My comment was "we're stuck in a house without air conditioning for 3 weeks due to an error on VRBO's part" ? I spoke with VRBO and was assured that it is the owners responsibility to ensure the accuracy of their listing.I have filed a complaint through VRBO. I had to make the owners install screens downstairs as there were none and the mosquitoes ate us alive and that took one week. I also requested fans for downstairs as there were none. I also had to request new pots, pans, cups, etc. as theirs were old and not safe to use. The lawn chairs by the pool were dirty and needed to be scrubbed and moved away from the trees which dripped sap on them. Cushions would've been nice too. The Villa needs to be updated, a new kitchen sans stained counter tops and a reliable stove with a good amount of new dishware and bowls. The bedding is thread bare and needs to be replaced with new and same for towels. I was not given any written instructions and told them it would've made our stay easier if we were given written lists of do's and don't's. I awoke one early morning to find the owner Giorgio on our grounds at 6 am and when I asked what he was doing, he said picking flowers, I believe he was spying on his guests, certainly not a cool thing. Our experience was less than desirable as it was below our "American " standards. I am 70 yrs. old and have rented through VRBO many times and never had a bad experience till this one. Annick & Giorgio blamed me for being rude but that was the only way to get results due to their different "philosophy" as stated in dueling emails. I would not recommend this property due to lack of air conditioning, mosquitoes, old bedding and sub standard kitchen not to mention "owners" that are not willing to see the "renters" perspective.
So we are trying to reply in a short way.
1. for the A/C there was a mistake with the english traduction which we are not reponsable as VRBO recognized with a letter and we printed and gave it to the guest.VRBO were ready to give money back for this.
2. We bought fans and mosquitoes nets immediately as Mr A. for the living room because there were already in the bedrooms.
3. The kitchen is well equipped but anyway we bought a lot of new things as they wanted immediately and asked whether they wanted more and they said no.
4. Giorgio was in the garden not for picking flowers! nor for controlling the guests (of course) but just to control and clean the pool at 6am in the morning for not disturbing the guests.
5. for the rest there are all the photos to see what there is at home.
6. Mr A.'s friend said us that he was very happy about the holidays, not disturbed by anything, and ready to come back again and to recommend it.
7. Mr. A. forgot to say that we organized for him and family a tour to go to see where his forefathers came from, there were persons to wait for them and explained eveything because of us. Ater all, Mr A. never said thanks to us.
8. Last but not least we recommend to the next guests to read all the reviews we have had until Mr A. decided to discredit us.
Such an incredible property- we travelled for my wife's birthday and met up with her family. The Villa looks even nicer than the pictures and Annick and Georgio were extremely helpful and friendly. So much room with beautiful gardens and well maintained. Lots of nice areas to dine outside in the summer. The pool was huge and great fun. Would definitely recommend for a relaxing family vacation.
Thanks a lot Setanta! It was a pleasure to meet you and we hope to have you at home for new holidays. A&G :-)
We Loved our Stay in this Wonderful Villa!
Our family is nearing the end of a 15-month road trip through Europe, and Annick and Giorgio's villa was our 60th stay, so we've seen a lot of places:). We loved the house and it was just perfect for our one-week stay in the Palermo area. First, the house: The home is a lovingly cared for home built in the 80's, on its own large gated and fenced property with a wonderful garden of trees and landscaping all around. It is in a quiet residential area, very safe, and a very easy drive into the centre of Palermo, about 20 minutes to the very middle of Palermo. We found the location perfect, and made easy day trip drives from there to Trapani, Segesta, Erice, Monreale and then several drives into Palermo itself.
The ground floor has the kitchen, a large living room with new model large TV and a separate dining area, as well as a bathroom. There is a nice collection of old art books on the ample bookshelves, which we enjoyed thumbing through as we'd seen much of the art as we'd toured Europe. First floor has three bedrooms and two baths, with another small sitting area upstairs. Beds were all perfect firmness, easily slept the six of us, very clean and tidy. In the basement is a small laundry room with a washing machine. There is a wonderful outdoor patio as well for eating outdoors:)!
The home is very well-furnished, and has been well-maintained, with parts of it recently renovated. We always walk barefoot inside so we loved the very clean floors. Parking is easy, with a garage at the home that fit our 8 person Fiat Scudo just fine.
If you have kids, some of the best parts of the property are the pool and basketball hoop. We were there in early April, so only swam once as still a bit chilly, but the pool is a proper pool - plenty large enough for laps or games, a diving board, deep and shallow end, and very well-kept. My boys love basketball, as well, and spent a ton of time outside shooting around together.
Finally, Annick and Giorgio are wonderful hosts and made everything very easy. They spent an hour explaining the area to us when we arrived and making sure we were all settled in, and then we had them back over the evening before we left for drinks and snacks, and really enjoyed getting to know them. Annick has a small B&B separately elsewhere in Palermo, so they are very used to welcoming guests. We highly recommend the house and found it a perfect base from which to explore the area!!:).
Thanks a lot Janet and Mark.
It was a pleasure for Giorgio and me to meet you and your four children at the villa. I was very nice to speak with you to know you better, to learn about your trip and your live with your family. It was a very nice experience for us and we are happy to know that your stay at the villa was comfortable.
We hope to see you again maybe in Utah or Taiwan or Hong Kong. If you'll come back in Sicily we will sure meet you again. Best wishes.
Annick and Giorgio :-)

Beautiful house, garden and pool (5 stars worth) and extremly helpful and kind owners
We spend two great weeks at this house at the end of october with three childen (11, 2, 1). Despite of the wunderful wether house, garden and pool were almost perfect and 5 stars worth. (Only the kitchen could do with a make over, but offers everything to cook wonderful italian food...)
The reasons for our 4-star-rating are:
- Loud disco music from party locations nearby on 6 of our 14 days at least (surprisingly during the week as well...)
- There is a small "cottage" on the property. Guests of that house use the pool, too. That was surprising for us and could be made more clear in the description.
- All bedrooms are equiped with mosquito nets at the windows. But as mosquitos enter the house through every door, additional mosquito nets over the beds would be very helpful. (That might not be a problem during the dry summer...)
Thanks for your review which can help us to make better. In the description it's specified that sometimes the cottage is rented. :-)
The music not depend of us and we are sorry for that.
The mosquitos nets have to be used correctly, it's important to close the doors (in evening with the lights). We can try to put them on the beds but I think if the doors are opened, it could be the same. A&G
