details to make place like warm house. House is very confortable for 14 guest.Tropical garden with over 100 palm trees different kinds and many flowering trees and flower plants gives you incredible colors all year around. Large swimming pool 15 yards by 10 yards with area for small kids gives you room
to swim around and enjoy it meantime kids are in save area by pool columns. Walking distance to the white sandy beach about (100 yards) around tennis court and small lake gives you nice place to swim, snorkel and do other water sports in crystal clean water. House is built on 1,200 sq meters with over 638 sq meters ( 6,800 sq ft) of living space and 5 balconies. House is located in Playa Paraiso 12 miles from downtown of Playa del Carmen between 2 resorts Iberostar and Vidanta in private gated 24/7 community. Playa Paraiso is extension of Maroma beach one of the most beautiful beaches in the world by Travel Channels and National Geographic and Discovery magazines. You can walk miles and miles on the beach and enjoy beauty of nature.

Wonderful and safe oasis for family vacation
Spacious villa located in a gated quiet community about 30-35 minutes south of the Cancun Intl Airport, 15 minutes south of the downtown of Puerto Morelos, and 20-25 minutes north of the downtown of Playa del Carmen. The owner was in a contact with us prior to the departure and present at arrival and was accessible throughout all our stay, so everything went very smoothly. The villa is spacious with 6 air-conditioned bedrooms, and a beautiful garden with many palm trees where you can enjoy the serenity and watch various bird species. We got even a short visit from a monkey once swiftly jumping from a tree to tree. The best part is a large size private pool with an area of 2-feet of water for children, no need to say where the kids spend most of the time. Around a pool, there is a sitting area where you can enjoy the afternoon with a breeze from the sea while relaxing, working on your computer remotely, or grilling fresh fish from the fish market in Puerto Morelos. The beach is 5 minutes by foot. But, you need a car to move around to visit Cenotes, Croco zoo, and other area attractions, get groceries in the Puerto Morelos supermarket (Chedraui) or enjoy Puerto Morelos with its restaurants, bars, beaches, and its quiet atmosphere. Overall, I enjoyed the stay with all my family and my wife's family and can recommend the place to families looking for a quiet, safe, and spacious place with a large private pool and a beach within the short walking distance.

AVOID AT ALL COSTS - DANGEROUS
"COVID-19 isn't real, you can take your mask off!" That was the first interaction with the owner of this property and it went downhill from there. We planned to stay the entire month of October. In Sept. 2020, a hurricane hit weeks before our arrival and we were assured the property was 100% ready (it was not) the internet line was down and new routers needed to be installed. This was a big deal, as we communicated with the owner previously we would be doing work and virtual schooling from the house. During our stay, a category 2 hurricane hit. The home was not properly secured by the owner, my family cleaned up for 3 hours the next day, the house was left without power for a total of 9 days. After the first 2 days, the owner said, "Sorry, it's the power company, I have no idea when they are coming to fix it." Out of safety concerns for our family (rainwater pouring out of the light switches, no running water, power & internet lines down...) we left the flooded property. We documented everything, as of 12.16.20, the owner has refused to give us a partial refund for those 9 days, saying VRBO's fees are too high for him. Obviously, that has nothing to do with our comically horrific stay. We are low maintenance people (we said nothing about the mold on the dishes and half used soap bars) but we legitimately feared for our safety. We are not perfect, while cleaning up after ants IN the microwave (obviously), 2 Target plastic serving trays hit the ground and the handle broke. I set them out on a shelf to notify the owner and completely forgot. The property has a great pool - plus - scorpions, ants, geckos and cockroaches in the kitchen. The home is huge - and - the AC only works in three bedrooms and you will be charged an additional daily AC fee upon arrival after your $500 USD cash damage deposit. The house has an additional refrigerator! Which we discovered is next to his fish freezer-that died in 90* heat, it took the owner 2 days to remove the rotting fish from the laundry room. It's in a secure neighborhood - but if the owner refused to pay the security guard that month, you can't leave out of the gate (it happened). Post hurricane I was expecting a professional response to serious safety issues from the owner, VRBO and the owner's girlfriend who helps with the property (seeing how she's a realtor in the area) but unfortunately, that didn't happen. I'm out thousands of dollars, you don't have to be.

Wonderful family vacation!
Milan was a perfect host. We had a few issues to address, but he was right on it and made our stay a very special and memorable one. Our family of 13 (ages 7 months to 72 years old) had a wonderful time. We hope to be able to stay here again in the future.

NOT WHAT WE EXPECTED!
We had high expectations when we rented this house to spend a nice family holiday. Everything looked very nice on the VRBO page. However, there were some mishaps. First, the house was not ready for the arrival time of 4 pm. The owner came out to receive my family sweating and without a shirt. When they entered, the house was super dirty and without the rooms arranged. The beds had the sheets still dirty and the kitchen dirty as well. My family was able to enter the house after more than an hour of waiting. Once inside they noticed that some parts of the house were still dirty; for example, baths and sweat smelling pillows. The owner said that the people before us had left late, that is why it was not ready. We believe that this is no excuse for not fulfilling what was promised. It was extremely inconvenient. No indication or instruction was received from the owner for how to use the accessories in the house; for example, the air conditioners. We had to find and learn on our own the controls to make them work. Other things we didn't like were that the water is not drinkable. It came out with a yellowish color and unpleasant taste. Even when we bathed, the smell stayed in the towels. Very little water came out of most of the showers in the bathrooms. The towels provided do not dry; we recommend that you bring your own. Old kitchen utensils. The owner never showed up during our stay to see if everything was ok. We only contacted him so that they were going to provide us with an iron that was locked in one of the storage rooms. We believe that he should take his customers more into account and be more professional. We felt ignored. They never cleaned the pool during our stay either. The house as such is spacious for a large family like ours, but the service and cleanliness were not the best, neither upon arrival nor during the stay, for the price we paid. It is something in which the owner could improve so he would have better luck in the comments made by the people who rent his property. It needs major maintenance. Even so and with all that, my family and I try to have a good time. Most likely, we will not recommend this property to anyone or rent it again.

Kids Lived in the Pool
This is a beautiful and spacious home in a nice neighborhood tucked between some large resorts. The pool is huge for a private pool and was well maintained. My kids spent many hours in the pool. The water was clear and comfortable. There was plenty of room and beds for all 15 of us, and the house is spacious enough that we never felt crowded. The Pool Table and Pingpong table were also fun for the kids and adults. Having a big group also requires a lot of food so having a second fridge was also a bonus. The owner of the home was there daily to make sure the water system was full and to make sure the pool was clean. He also brought us some local fruits. He has a great knowledge of the area and the activities available and will gladly share his opinion about where to shop, where to eat, and the best tours to take. Overall we loved our stay here. There were a few issues with some of the appliances. The dryer didn't work but they were waiting for a part and despite a lot of trying we could not get the dishwasher to work, although after we left he let us know there is a certain order of things you need to do and then it will supposedly work. It wasn't that big of a deal though because we used paper plates and the clothes dried quickly on the line. The other concern is in the development. There are many beautiful homes including this one that is well maintained and taken care of, but there are also a few abandoned construction sites, and the common areas are in disrepair. The beaches all along the coast are getting innodated with seaweed. The week we were there it was so thick on the beach you could not reach the water. They were working on cleaning it up though and almost had it taken care of when we left. If you are looking for a place to get away from the crowds then this place is great. It was a great vacation and a great home. We try not to go to the same place twice for major vacations, but if we were coming back to the area we would definitely consider this home again.

House has 6 large bedrooms with 3 king, 5 queen, 2 futons and bunk bed with one crib for toddler.
Area is very save, private beach, house is surrounded with tropical garden and pool with outside seating space gives you total privacy not like beach front properties where nothing grows and everybody walk by and watch what are you doing and you are protected from sand blown all around these houses. In summer months you can enjoy to watch turtles how they are making nests and laying eggs.
You can use surrounded resorts to pay for daily passes and use their amenities like 5 Starr restaurants, Jack Niklaus golf course.
We have restaurant / bar Artisan on the beach where you have meal all day around.
We are located in heart of Riviera Maya what gives you opportunities to see Mayan Ruins from all around our state Q Roo and Yucatan state (Tulum, Muyil, Coba, Kabah, Edzna, Becan, Calakmul, Chichen Itza, Ek Balam, Uxmal and many others. During these trips you can enjoy to swim in sanotes and under ground lakes. You can make trips to Isla Mujeres, Cozumel, Isla Contoy where you swim with whale sharks.
We are in the heart of all these attractions. You can see 5th avenue in Playa del Carmen and do shopping same way like shopping Mall La Isla in Cancun the largest one in Mexico.
There is small town of Puerto Morelos 5 min from us which is one of the last fisherman villages and you can buy fresh fish and grill it or eat it in a few local restaurants on the beach.
Cross the hwy from us you can see new Cirque de Soleil and 10 min away you can see Crocodile Zoo where you can hold in your hand a lot of animals.
