This beautiful, contemporary, top floor, two bedroom apartment, in a Victorian grade 2 listed building, is situated close to Ryde Esplanade, marina and beautiful sandy beach, a short 5 minute walk to one of the best sandy beaches on The Island, Appley Sands. The apartment is also a short walk from the town shops and restaurants and the Hovercraft terminal. The hovercraft takes ten minutes to cross the Solent to the historic city of Portsmouth, with its maritime history, historic dockyard with Nelsons flagship The Victory and the brand new multi million pound Mary Rose Museum that houses the Tudor King Henry V111's flagship raised from the Solent seabed and housing many artefacts from the ship and representing a glimpse of life in Tudor times, a must see! The landmark Spinnaker Tower can be seen from the apartment.
This self catering fully equipped holiday rental is supplied with luxury linen and towels. The main bedroom has a kingsize bed and very large en-suite bathroom, second bedroom with full size single bed and full size trundle bed, main bathroom, living/dining room, kitchen and private parking. Everything for families and couples. A new Cosatto high chair has been provided for babies from 6 to 36 months for 2013.

Ryde is a great place to explore, with the iconic Liz Earle flagship store in the main street a short walk away.
There are plenty of eateries catering for all tastes and pockets.
Extra details: The apartment is fully equipped and has everything for an enjoyable, no worry holiday. The beds are already made up with quality linen. Bath towels and hand towels are supplied (one bath towel per person per let) but you must bring your own beach towels. Small guest soaps are supplied. Tea towels and washing up liquid are supplied in the kitchen and the kitchen is fully equipped with cleaning products, iron and ironing board, washing machine and an airer. The property is cleaned after each let and every attention is paid to detail, ready for the next let.
There is a communal entrance to the apartments which is operated by secure entry phone.
There is a freeview 32 inch LCD TV and DVD player, and digital DAB radio/CD player.
The apartment has fully passed fire inspection and has fire doors to all main rooms, smoke alarms, fire blanket and extinguisher are present.
All electrical items have been PAT tested and the gas combi boiler and gas hob have passed the Landlords Gas Safety inspection for 2014/15
Repeat bookings, payment and arrival/dep times: The check in time is after 3pm on the day of arrival and departure by 10am on the day, to allow time for cleaning etc, unless otherwise arranged with the owner.
Anyone who books and comes back to the apartment for a second stay will be treated to a 'welcome back' bottle of quality wine.
Tea, coffee and a small milk, enough for four people, is supplied for that welcome first drink on arrival.
A deposit of 25% will secure a booking which is non refundable if cancelled less than eight weeks before the start of the holiday, unless another booking is secured, then it will be returned.
Full payment, along with the returnable damage deposit, is requested eight weeks before the start of the holiday.

The Isle of Wight was a natural choice to purchase a holiday rental, being close to Portsmouth and being able to cross on the Hovercraft to Ryde. Ryde is a lovely, grand old Victorian town with much to offer, the apartment is in a conservation area with many listed buildings, close to Appley sands, one of the best beaches on The Island. The views from all windows in the apartment are lovely, and it has a light and airy feel, always welcoming after a day out. It is even a treat to go across and collect the laundry after the lets!!
In a great location, close to the town for shopping, and the best beach on The Island, with views over the rooftops of Ryde town to the rear, and the Solent to the front, even washing up is a treat!
Not forgetting that dedicated parking space in the rear car park.
Fantastic appartment, beautiful furnishings and stunning location, had an excellent weekend wish we could of stayed longer, we will be back, would definately reccomend this stunning appartment was a excellent choice.
First impressions of the apartment are very good, nice, light and airy, very much like the pictures on the website. Although there were two flights of stairs to reach no.10, the views from the lounge window compensated for this, enabling us to see the nautical activities on Ryde seas.
The actual apartment was clean and tidy, with good facilities available both in the lounge and kitchen. The two bedrooms were very comfortable, and having the en-suite bathroom off of the main bedroom along with the main bathroom suited our needs very well.
The nice little homely touches around the apartment such as pictures, seaside themed signs and clothes hooks throughout the flat made for a very enjoyable stay. Would definitely recommend 10 Sandbanks to family and friends, a good place to use as a base for a holiday on the Island, with access into Ryde and the beach just a few minutes’ walk away.
We booked this apartment in Ryde because we were going to the Isle of Wight Festival, but wanted some peace and comfort when we weren't watching our favourite bands. All the arrangements prior to arriving were very straightforward, with plenty of information on the apartment given in advance. It was great to have a designated parking space at the rear, so no headaches with parking. The apartment itself is spotlessly clean, very well equipped and nicely decorated. The beds are very comfortable and the ensuite bathroom to the master bedroom is far more spacious than you'd expect. I'd happily recommend the apartment to anyone holidaying on the Isle of Wight - Ryde is very accessible for the ferries, there's a great beach just around the corner and nowhere on the island is too far away by car.
Lovely little apartment, well situated and with everything you will need for a lovely stay!
Everything was as described couldn't have asked for better. Debbie kept us well informed as the decorators were outside but they didn't bother us at all. We really enjoyed sitting eating our breakfast looking out to sea.
A couple of evenings were a bit chilly but extremely quickly the heating worked and we were able to switch it off again. Every leaflet was available and we made good use of them. There were also magazines and reading books to use.
We loved Osborne House and the pub opposite the gates had great food and the people were very friendly. In fact we found the people everywhere very helpful and friendly. The Breezer buses are great value as they have 4 areas covered and you can use the ticket for 24 hours on any Breezer route including the Coaster bus. If you buy your Breezer ticket after 9.30am one day you can use it next morning on the 9.30 Coaster bus. We loved Sandown and Shanklin went by bus and returned by train, again very reasonably priced.
Cowes was interesting as you had the boating interest and streets with different shops to the norm.
Altogether a lovely holiday in a great apartment.
We had a truly lovely fortnight at 10 Sandlands. A really lovely apartment. Very well presented and appointed - a real home from home. Right from booking our holiday, the service we received from the owner was excellent. Very helpful information, clear instructions and directions all provided well in advance of our stay. We could not fault 10 Sandlands at all. Location was great, literally 2 minutes walk from the beach and Ryde centre only about 10 mins walk along the seafront.
We would definitely recommend this apartment and would happily stay again!
The self catering apartment is situated in Ryde, on the North East coast of the Isle of Wight, a 15 minute drive from the Wightlink cross Solent ferry terminal at Fishbourne, which crosses from Portsmouth, and also a 10 minute walk from the Ryde Hovercraft terminal, which crosses to Southsea (Portsmouth) seafront. Yards from the sandy beach and a short 5 minute walk to the glorious Appley sands. All the amenities of Ryde town are within walking distance, so if crossing by Hovercraft, a car is not needed but recommended if wanting to travel around the Island. Situated on The Strand and steps away from Ryde town Esplanade. The property has its own private parking space. The apartment is very well situated for exploring all the attractions of the island. The famous Isle of Wight zoo with it's white tigers as seen on TV. The Needles, Cowes, Blackgang Chine for the children, beautiful Osbourne House , the retreat of Queen Victoria, The famous Isle of Wight glass factory where you can see glass blowing. Not forgetting a crossing on the hovercraft to the historic dockyard of Portsmouth, and Nelson's flagship, Victory, and the brand new internationally famous Mary Rose Museum that houses the tudor King Henry V111's flagship that sunk in The solent, and was raised from the seabed in the 1980's, and houses many artefacts from the ship reflecting life in King Henry's time, a true experience not to be missed!

Golf: The nearest golf centre is about 3 miles away at the Westridge Golf Centre,Ryde. It is a pay as you play centre and is a family friendly facility designed to provide a challenge to both beginners and skilled players alike. The practice facilities are second to none with the Island's only flood lit driving range with expert advice on hand from 4 fully qualified P.G.A professionals. It has a large golf shop and fully licensed restaurant and bar.
