6 bedrooms, 1 independent studio, 4 bathrooms, 4 WC - sleeps 12/14

Contemporary villa 230 m2, built in 1984, extended and renovated in 2009, fully equipped, on enclosed garden of 2000 m2 with salt pool 12 x 5 heated, secured (closing + alarm) and outdoor games children.

Residential area, very quiet, off the main roads at the foot of the Catalan village of Montesquieu des Alberes, 2.5 km of access to the fast track to Argelès sur Mer.

The main house is secured by an alarm system connected to a response center.

She understands:

- An open space of 85 m2, bright, very friendly, distributing two separate residential wings (ideal for 2 families) and access to 2 terraces (East and West) double sliding glass doors.

- Open space with a double entrance, living room, large dining room (table with 10 + 2 chairs), a kitchen / bar

- The wing 1 has 2 air conditioned bedrooms (sleeps 6 with a double bed + 2 cots available), 1 bathroom, 1 bathroom, 1 separate WC, storage

- The wing 2 has 2 air conditioned communicating rooms (4 beds including a double) with direct access to the two bedrooms on the west terrace, bathroom with toilet, storage

- An independent upstairs bedroom, air conditioned, with a single bed, a desk with a PC and access to the terrace, garden view, pool and Canigou.

- An adjoining laundry room to the kitchen with household electrical equipment, storage shelves for fresh and extra sink

- A toilet in the entrance (in common area)

The air-conditioned independent studio of 30 m2 is adjacent to the villa. It has a double bed and an extra bed (3 beds), wardrobe, bathroom with toilet and kitchen. He pleasantly host a third couple and a child.

A discount of 9 m2 will allow you to store your potential equipment (bikes, windsurfing, golf clubs, roof box)

There is also at your disposal many games (garden, pool, beach ...) for kids (see section equipment)

Access to the property is secured by a digital code that controls the opening of the gate.

The garden is fully fenced and lined with hedges to ensure your peace of mind, was remade in 2009 with automatic irrigation, and is regularly maintained by a gardener.

It includes parking for 3-4 cars, a gantry children with slide, trampoline with safety net, pool area, and 2 terraces:

- The eastern terrace (70 m2), enlightened, partly shaded, accessible from the kitchen and dining room, equipped with a shelter with double griddle, a large table and 12 chairs + sunbeds

- The west terrace (15 m2), accessible from the lounge and rooms of the wing 2, with round table and 4 chairs

- The pool area includes the pool and pool areas (slabs and grass) with sun. It is fully fenced, access is via a secure lockable gate. The 12m x 5 m has a depth of 0. 8 m for smaller and about 1. 60 for the largest. It is equipped with a salt system, automatic pH control, automatic filling system, tarpaulin thermal, heat pump 17. 5 KWH, 2 alarms and is subject to a cleaning / weekly maintenance in season (late April - early May to late October).

About Antoine Thomassin

A French family with 3 children, we live abroad (USA - UK) since 2000, at the moment in the London area. We bought and transformed this property in 2008 - 2009 to make it our family Pied-à-Terre in France.

Why Antoine Thomassin chose Alberes

The initial project was to find a spot spacious and inviting enough to be able to comfortably accommodate our families and friends during our holidays, and the children's term times.

We wanted sun and warmth (as many English ;0), the quiet and authentic nature without being completely isolated, the direct proximity of the Mediterranean Sea (still a matter of temperature!) with the possibility to avoid the bustle of the beaches, but also the proximity of the mountain for the large spaces and the numerous activities.

We have also found, in Montesquieu-des-Albères, an original region marked by it character and its temperament, enriched by its culture, its history and its diversity.

What makes this villa unique

After 5 short years, we are still discovering many sides and activities of this region which is riddled with unexpected corners between earth and sea.

We have transformed the villa to have a large and friendly commune space, opened on the 2 terraces, with 2 distinct wings to preserve our tranquillity and that or our guests.

We laid out the office in the first floor room to be able to work there (computer - printer - telephone - Wi-Fi)

We fully fitted the villa and the studio (bedding - appliances - facilities - storage spaces - games for children...) for our comfort: this villa isn't a 'property for rent', but our home in which we like to entertain!

The detached studio can accommodate a third family or another couple. It can also be a working space (telephone, Internet access)

The irrigated garden was also completely remodelled, with delimited spaces for everyone's comfort: fenced pool area far from the relaxing terrace where we have our meals, which is quieter. Swing frame with slide for the youngest and trampoline for the children in the orchard. Open spaces between the house and the pool where kids can play ping-pong, badminton, crocket and other games laid out for them.

UN BON CHOIX

Belle villa de charme et de caractère, spacieuse et particulièrement bien équipée, rien ne manque. Tout est pensé pour faciliter la vie de ses occupants. Enfants et parents ont pleinement profité du grand jardin et de sa piscine ainsi que des nombreux jeux mis à disposition. Aucune ombre au tableau, une très bonne adresse pour des vacances.

Une maison charmante ET fonctionnelle !

Louer une maison n'était pas une habitude chez nous; mais nous voulions découvrir cette région avec nos amis et 5 enfants.

La maison est trés bien située et charmante. On a eu beau temps (presque!) tout le temps et on a pu profiter du jardin trés agréable et de la terrasse bien située. En fait toute la maison est super fonctionnelle, facile à utiliser et tout marchait impeccable.

Les proprios sont qui plus est sympa. Demandez "Antoine" c'est lui qui m'a fait tout le programme de randonnées.

C'est le seul défaut d'ailleurs dans le coin; ça monte et ça descend !^^

Bref, mon épouse était ravie; c'est un signe qui ne trompe pas ! Bonnes vacances

Villa très agréable, beaucoup de charme et de caractère, spacieuse, très bien équipée. Le paradis des enfants (nombreux livres tous âges, jeux, trampoline, etc) et des parents (piscine parfaitement sécurisée, village très calme, voisinage d'une discrétion absolue, ...). Beaucoup de documentation disponible, très bien préparée ; tout est pensé pour rendre le séjour le plus agréable possible. Une très belle adresse pour des vacances inoubliables ; difficile de partir en fin de séjour !

De très belles vacances

Nous avons passé de merveilleuses vacances! Nous étions trois couples d'amis avec enfants.

La maison est grande, décorée avec beaucoup de goût et pleine de charme. Elle vient d'être rénovée, elle est très claire et facile d'entretien. Tout est très propre, les équipements sont neufs et de qualité.

Le jardin est grand et bien entretenu avec une piscine où les enfants ont pû se baigner en toute sécurité: ils ont adorés!

Le lieu est très calme, dans un petit village charmant.

Nous avons particulièrement apprécié Collioure où nous nous sommes rendus en quelques minutes de voiture ainsi que la grande plage d'Argelès pour les enfants.

Le seul petit bémol: quelques bouchons en arrivant à environ 20 km de la maison car l'axe France-Espagne était très chargé, mais ensuite plus aucun souci de circulation (pourtant en plein mois d'aout!). Bref, nous recommandons chaudement cette location!

Une très belle villa style "hacienda "

A pied du Canigou dans le village de Montesquieu , nous avons passé un merveilleux séjour dans cette villa de style hacienda, avec une très belle piscine sécurisée et un jardin magnifique . La maison est extrêmement bien équipée , la literie de qualité et chaque chambre est dotée de sa propre climatisation garantissant des nuits agréables .

La plancha extérieure, près du coin repas nous a permis de passer de nombreux diners très conviviaux .

Enfin, les nombreux jeux pour enfants ( trampoline extérieure, jeux de sociétés, ...) disponibles ont occupé nos chérubins durant le séjour .

Les propriétaires louent occasionnellement leur villa qu'ils aiment et cela se ressent .
