About the property

The Cottage at Ripsley is a great place to get away from it all.

The Cottage at Ripsley has a private gate that opens directly onto the South Downs and we're situated in the specially designated Area of Outstanding Natural Beauty yet we are only a one hour train journey from London.

N.B. Summer 2018 the pool and courts are available to guests for their exclusive use for some weeks. Please contact us if you would like further details.

We're lucky enough to be close to the beach and to city. London is an hour away by train and we're well placed for a visit to West Sussex and Hampshire. Chichester, Portsmouth, Southhampton, Winchester, Goodwood ( Festival of Speed, 'Glorious Goodwood', Cowdray Park ( for polo and you can even have a go at it!), Petworth (great for antiques and well known for Petworth House - where the artist Turner uses to visit regularly), Arundel and Arundel castle, the Witterings (National Trust beaches), Bosham (lovely seaside sailing village) and Frensham Ponds for sailing are within easy reach ( 45 mins or less) while Liphook train station ( 3 min drive from the cottage) takes you to Waterloo in an hour, Clapham Junction in 50mins. We are also close to Surrey and Guildford is 25mins away.

There are some lovely cycle paths, on road and off road, walking trails on your doorstep and some great local pubs. We are a well placed for a visit to the South East of England.

THE COTTAGE SPACE : There are two sitting areas, one in the kitchen/sitting room area upstairs and downstairs in the sitting room/games room where the TV/DVD is situated as well as the double sofa bed and downstairs w/c. Apart from central heating there are two woodburning stoves - one in the sitting room/games room, the other in the master bedroom. A basket of logs and kindling is supplied.

The sitting room has a table tennis table, DVDs, board games and a pool table. Outdoor and indoor toys are available for children as well as a tree house and football net and tree swing.

There is a shower room upstairs with w/c , an ensuite bath to the master bedroom and a w/c downstairs.

The cottage has a private patio area with a BBQ and space for sitting outside. Children are welcome to use the tree swing on the lawn leading up to the conservatory, adult supervision is suggested for the treehouse. We leave out outdoor games for children staying in the cottage. BTW we have a 2 yrs old chocolate labrador, called Maddie.

Guest access :

The entire cottage is available to guests and there is a separate entrance to the cottage. Parking is available for up to three cars.

N.B July/August 2018. Some dates are available if you're interested in having exclusive use of the tennis court, grounds, and the outdoor heated swimming pool. There is an extra charge of £40 per day for full use of the grounds.

Due to family life, the swimming pool, tennis court (a little rickety but playable) and main gardens are available to guests on weekday mornings ( 9.30 - 1pm) , during school term time, not school or public holidays, sorry, but our children are avid swimmers!

Ripsley is a place to get away from it all but also within easy reach of some great places to visit for children and adults alike. Perfect for cycling enthusiasts , walkers, couples and families but also a good base for visitors to the attractions and sites of West Sussex and Hampshire.

House rules:

As we're a family, please be respectful of noise levels after 10.30pm. We ask that you don't wear shoes on the carpets upstairs - our houses are shoe free zones. Many thanks!

Please turn off lights if you're going out from the cottage.

We leave cleaning materials in the kitchen , if there are any breakages/spillages please let us know asap so we can sort it out.

If 2 guests are using both bedrooms, there is an added one off cleaning charge of ten pounds.

If 3 guests are using both bedrooms and the sofa bed downstairs there is an added one off cleaning charge of twenty pounds.

Please let us know prior to your arrival If you would like to use our housekeeping service. Your clothes will be washed and pressed for £12 per hour.

You are in the heart of the English countryside - designated an Area of Outstanding Beauty - with some great pubs and walks close by and yet you're one hour from London and the coast and there's a huge variety of activities close by. The cottage has a gate that leads directly onto the South Downs.

What makes this cottage unique

Direct access to the South Downs but only one hour away from London Waterloo Station ( 50 mins from Clapham Junction). Easy to get to and well located for a variety of sports, annual events and activities. This summer the pool and courts are available for some weeks, please contact us if you would like further details.

Bright, airy and spacious

We stayed with a friend for 3 nights. The cottage was lovely with everything we needed. We went during school holidays so couldn't use the swimming pool but there was lots to do locally.

The cottage is situated very near beautiful National Trust walks.

We had a great time and would go back in the future.

Perfect Cottage in the Country

We cannot say enough good things about our stay. The owner Susie was a pleasure to deal with. The property is beautiful and very well maintained. My wife and I stayed at the cottage for five days. The cottage itself is comfortable and charming. The kitchen is well equipped with plenty of dishware and new appliances. We enjoyed having wine and cheese on the downstairs patio in the evenings and walking though the South Downs. The shower is brilliant. Everything you might need to buy can be found in Liphook, which is just a few minutes drive away. The A3 is conveniently close. The nearby Rising Sun pub has great food, a good atmosphere and is worth a visit. Our walk to the Deers Hut pub was one of our favorite days, although the paths through parts of the Downs are not very well marked - nothing a gps can't resolve for you. Overall, an outstanding experience.

There are a wealth of events and places to visit close by and all ages are catered for. There's the season's Glorious Goodwood for horse racing as well as The Festival of Speed and the Goodwood aerodrome where you can have a go at flying a rare 1943 Harvard Warbird, Cowdray Park is close by for high goal polo and the Gold Cup - and there's the academy where you can have ago at playing polo yourself. Local stately homes are Petworth House where Turner frequented, Uppark and Arundel Castle where they have jousting shows. (Petworth is also well known for it's chocolate box antique shops)

Sports enthusiasts are catered for a local Clay pigeon shoots, there's sailing at Frensham Ponds and the beautiful coastal village of Bosham, paddleboarding, windsurfing and kite surfing are taught at The Witterings, a National Trust beach 45 minutes away, polo is taught at the Cowdray polo academy and for golf enthusiasts there is Liphook Golf Club and The Old Thorns which are highly reviewed. (Liphook golf club us a ten minute walk from the cottage).

For walkers and cyclists we are lucky enough to have direct access to the South Downs and the Serpent's Trail, one of the pre-planned South Downs walks goes past our house.

For children and adults there's the well reviewed Beaulieu Motor car museum, Marwell Zoo, The Hollycombe Steam museum ( less than five minutes drove away), Fishers Farm and the joys of the beach at The Witterings and East Head.

Culture is close by in Chichester (the Festival Theatre runs may pre-West End productions), Winchester and Guildford.

There's also Fishbourne Roman Villa which has been carefully preserved and is very user friendly for children. Portsmouth has the amazing Historic Dockyard where you can see the Marie Rose, Henry V1111's ship and there's a huge variety of things to do there. And Southampton and Portsmouth offer you ferry services to the Isle Of Wight which is a train and ferry ride away ( about 1.10mins, door to door).

We are lucky to be close to Liphook and Haslemere train station to a day trip to London is easy. Waterloo is 1hr away.

And if you feel like a day lazing at a spa, the well reviewed and acclaimed Champneys is a 2 min drive away from our house ( you can cycle there in ten minutes).
