About the property

5 Bedroom, 5 bath, large pool, wifi, air-con. Amazing location. Views to Korcula

This site now charges a booking fee.

However, I have my own web site - www.footprintsvillacroatia.com

Footprints Villa is a large detached 5 bedroom beachfront residence with its own private pool. Fully renovated, the house dates from the 19th century, once a historic former Sea Captains detached stone residence. Located in the renowned picturesque mainland village of Viganj, with stunning views over to the amazing Korcula, birth place of Marco Polo. Located north of Dubrovnik, on the stunning Dalmatian Coast.

Viganj is a peaceful oceanside setting, within easy reach of Dubrovnik airport (I arrange transfer from as little as £12-18* per person), with striking seafront views, beautiful beaches, restaurants and a vibrant windsurfing scene (ideal for children and adults of all ages - low cost tuition provided) and just a 10 minute foot-ferry trip on the village boat to historic 12th century Korcula (being the featured destination in the August 2015 BBC 2 Rick Stein series for is historic and culinary excellence).

The restored stone villa has its own large private pool ( it's an ideal 8.9m x 5.6m in size) and wonderful views out to sea, with beaches a few footsteps from the front door!

Footprints Villa offers spacious living with 5 bedrooms, 5 bathrooms, and sleeps 10 (up to 12 if infants in cots). It has 2 large reception rooms, atrium, plus a huge kitchen with Bosch fittings, beverage fridge (for the local wines provided in your welcome pack!) dishwasher, sit up bar, triple sinks, granite work surfaces etc....leading to stunning decks, front and rear, to enjoy the access to the ocean & the huge sea front south-west patios, or around its large private pool to the rear of the home.

There is no need for a car, as easy walking to this lovely little fishing village's bars and small restaurants, serving local fresh foods, especially sea food. The well stocked shop is just 150 meters away. Beaches are seconds by foot too. The villa has a jetty in front.

I also offer a free pre-arrival grocery shopping service. Just send me a list for basics you'd like for your first evening/breakfast and it will be awaiting you on your arrival. Groceries just charged as per the receipt.

Footprints Villa dates from the 19th century and was restored over a 4 year project from a ruin to its present glory with exposed original stone features which blend beautifully with stylish, contemporary finishings, polished wooden and tiled floors, hi-end sanitary wear, designer kitchen and quality outdoor furnishings. Large stone BBQ.

The original features have been carefully retained, yet it offers modern elegance in undoubtedly the most amazing location. Other features include flat screen TV, thick, fluffy towels & bath robes, 400 thread Egyptian bedding, The White Company toiletries, pool towels, free wireless internet.

A perfect private, spacious luxurious family villa.

Footprints Villa, in Viganj, is located on the Adriatic mainland, so no need to catch (or worry about catching!) ferries to the islands. From experience, if a ferry is missed, especially in higher season, the delay can be lengthy and rather hot in the summer months!

The village of Viganj (pronounced ve-gan) sits on the azure clear Adriatic sea, and north from the city of Dubrovnik, and faces the 'mini Dubrovnik' of Korcula - easy to reach by the foot passenger only water taxi that leaves just 200m by foot from Footprints Villa. The village has a plentiful supply of excellent bars, restaurants, its very well stocked mini supermarket, at ATM....all of course within walking of the villa. The beaches are safe and again, all near the villa.

Viganj is famous for its windsurfing and kitesurfing scene, with plenty of opportunity to learn or improve your skills with the various companies that offer tuition - again, all within a short walk of the villa.

If you like to enjoy more sedate forms of relaxation, the region is equally famous for its vineyards with tours and tastings all available that we can arrange, as can boat hire, both for own use and captained.

No need for the car once once in residence, or long walks in the hot summer heat to 'close to the sea' accommodation in the area. Taxi's too are a cost effective wy to visit the near villages with more choices of places to eat and drink.

Full details of many things to do locally are provided in the villa.

I hope you come and enjoy sea front living at Footprints Villa!

About Richard Affleck, owner

Hello! I bought Footprints villa as a roofless ruin back in 2008, but knew with some hard work, I could restore it to its former glory as the former Sea Captains house it once was. The position of course, being sea front, is unrivalled, and made me all the more enthused to create a great home. It took 3 more years to complete the project to what you can now see.

Richard Affleck, owner purchased this villa in 2008

Why Richard Affleck, owner chose Peljesac Peninsula

Why this property?

It's always been very rare indeed to find a large, historic sea front house with plenty of outside space, but after 4 years of visiting and searching Croatia, when this popped up, I grabbed it.

It took nearly 3 years to create Footprints as it is today, with over 40 return visits as the restoration progressed.

What makes this villa unique

Sea front living on a holiday can't be beaten. Not just for direct access to the sea, amazing views, but also the convenience of being able to wander to all local facilities (no 'a short walk' or ''just a 5 minute drive for the shops and beach' with this villa!!).

We spend enough time behind the wheel of a car not to have to do the same on our holidays.....,there is no need for a car at Footprints...I can recommend transfers for you...as you are in the village, on the beach, everything is within walking distance (shops, bars, great restaurants).

Better still, my villa is on the mainland, so no waiting for hours and hours in the summer sun (after 3-4 hour flights and car journeys) queuing for a ferry to the outer islands such as Brac, Miljet, Hvar etc etc!

We supply wireless Internet of course and bath, hand AND pool/beach towels, plus also a large array of complimentary toiletries.

An extensive welcome pack is provided, with my compliments.

I have excellent stay who care for my guests when in residence, and as you can see from my many reviews, their service is welcome and appreciated.

Guestbook comments from the owner

The following review was written by the guest in the villa comments book...

''What a perfect place! We loved everything about the villa, the town, the sea and Korcula. So relaxing here, I wasn't sure if I still had a pulse!

Little Viganj village is really enchanting. We can't wait to come back!

Beautiful sunsets, Drinks on the terrace. Great local restaurants, church bells ringing. So quiet and peaceful.

Would definitely come back here, Fabulous home''

The villa was beautiful with marvellous facilities. Great kitchen and fab views from bedrooms and large terrace. Sea literally across the road, crystal clear waters and lovely little stone jetties all along the coastal walk. So peaceful and unspoilt. Lots of restaurants and bars closeby with one almost next door for a cold beer sitting right out over the sea. Loved it and would certainly go back to "Footprints" .

Wonderful Villa Holiday

  • 5 of 5

We had a wonderful holiday at Footprints Villa, set in such a beautiful seaside village. As first timers to Croatia we were really pleased with the property and location. Being keen walkers, seven adults were well served with the stunning areas to explore in the immediate vicinity.

The villa itself is very well appointed with lots of space for all. The kitchen was a great social area with seating as needed whilst we enjoyed cooking together. There are outside dining tables by the pool or on the seafront terrace and also a dining room inside, so plenty of choice. A cold glass of local wine went down well while enjoying the beautiful view from the front patio. We were blessed with warm Autumn sun.

Lots of nice touches too, with a big welcome pack we found on arrival and a very helpful local agent.

Comfy beds too to rest our weary bones!

Made very welcome when we went out to eat, to explore or just for a village wander.

A lovely large home to spread out and relax in. Highly recommended.

Owner's Response: Dear James & friends My sincere thanks for your kind and valued comments following your recent October stay. It sounds like you all really made the most of our wonderful location. I wonder if you happened to ascend the hills that rise up behind the villa and village? The largest is as high as England's highest! Scar Fell (located in my neck of the woods!). I am pleased the villa was ideal, inside and out for all your needs, and made for a great social trip together. Thank you for your appreciation of my agent and your final recommendation to others. With kind regards. Richard (owner). I now have my own web site - footprintsvillacroatia(.com)

Bad choice for a late season stay

  • 2 of 5

We would have given a higher star rating as the house is well equipped and

in a lovely setting but there were two major issues which marred our late

season stay and others need to be aware of this. We arrived in late

September and the owner had not made us aware that building works are

permitted from 15th September onwards. Builders were tearing down the first

floor and roof of a property two doors away so we were subjected to drilling

with a jack hammer, grinding etc which often didn't end till gone 7pm so

ruined our peaceful sunsets. This completely ruined our holiday. The owner

suggested we move elsewhere but made no offer to assist with the cost of

this. He hides behind his Terms and Conditions about noise, especially as

his manager lives locally and clearly knew about the noisy works before our

arrival. Also be aware that all the lovely restaurants within walking

distance close for the season on 30th September, so heaven help any client

without a car who cannot make the trek to the nearest town of Orebic. We

were also disappointed that the manager did not put in an appearance for our

arrival (or departure) and we had to let ourselves in. A most disappointing

choice for an autumn holiday, based on the previous five star reviews. PS

one of the double rooms which fronts onto the pool area only has a cell-like

window high up and there was a smell of drains from the bathroom which is

obviously an ongoing issue as it was acknowledged by the manager.

Owner's Response: As an owner, I have a right to reply to reviews. This unique submission is exaggerated, inaccurate & it is important to provide a balanced view. This guest arrived 2 hours later than expected & my agent Fani waited until well after the allotted time. The village is small, safe & being a local she left the villa’s door unlocked for them. The agent noted they arrived early evening. As rare as it is in our historic village, building should not as I understand progress until the end of the season. It’s why I spent 3 years restoring my villa, honouring this. The guest emailed that someone in the village was doing some work. My agent was asked to address the issue with the villager. The work stopped the next day. The guest confirmed in writing to me that this was the case. I’d had many communications with her over this 48-hour period. Such communications also included her complaint that some crisps had not been supplied with her welcome pack. In my T&C’s it states that I cannot be responsible for any issues arising from another location in the village but will do all we can if needed. This we fully did, but nothing appeased. Thus after just 48 hours of trying, I suggested a move. We heard nothing further. Once the guest returned home, money was expected. I do not hide behind my T&Cs. They state that if needed, I will offer alternate accommodation and if not suitable, a refund. They are standard rental conditions that any respectable villa owner must supply to you. The guest states that ‘the lovely restaurants’ where closed. There remain numerous places to enjoy excellent local cuisine in late season in this coastal area. If asked, we could have suggested plenty of choice. If everything was closed where do the locals eat? This party was only 2 couples. My villa has 5 bedrooms and the room she refers to was not intended for use. As such, the bathroom services had not been used and a run of the hot tap remedied the issue. It has 2 windows front & rear, high enough for privacy, large enough for light. It’s a very old historic house, so we retained such 150 year-old features. I would invite you to read the large number of recent past reviews below & on other sites, many from just days/weeks before this guest. Over 6 years you will see no mention of any building work, incomplete welcome packs, smelling drains, small windows, an unhelpful agent or closed restaurants. My historic villa home is in a lovely village with decent respectful neighbours.

Relaxing on the Adriatic

  • 5 of 5

Seven ladies, seven days, spent at a lovely villa on the Adriatic. The views from Footprints were spectacular. The villa was clean, spacious and well equipped. Fani arranged two terrific tours for us, one to the vineyards and one to Mali Ston to watch them harvest the oysters and mussels.. We enjoyed Viganj, the local people were helpful and gracious. The restaurants were within walking distance, they served great food, fresh fish and fresh local vegetables. One note...make sure you have Kunas, some of the restaurants do not accept credit cards. We enjoyed our stay and would highly recommend Footprints, Viganj, and Croatia for a great vacation. Our stay ..May 21st to the 28th, 2016 The Vermont Ladies

First Class!

  • 5 of 5

We have recently returned from a wonderful holiday staying at this first class home - Footprints Villa.

Living right on the sea edge was a real treat and having this impressive and beautifully restored old house to call ours made the stay very special indeed.

The rooms are large and finished to the highest standard we've ever experienced in a holiday home, while the outside spaces gave us lots of space to stretch out and relax - the pool was private and loved by all, especially the little ones.

The owner provided an excellent service from booking to arrival, from where his local team took over and who could not have been more helpful, from assisting with local information and excursions, places to eat and shop. We did not need hire cars as so central (a big saving for groups who may need 2+ cars). We used the airport transfer company Richard arranged that was quick and very good value.

The village and area is immaculate, with welcoming locals and everything on your door step. Two of the groups tried their hand at kite boarding using the tuition offered on the beach along from the villa. The rest of us watched from the villa's very grand sea edge terrace with something cold in hand!

I'd recommend this villa for those looking for a perfect family or group base, with the location and all the quality and trimmings rarely found or affordable. A real gem!

Perfect Chill Out Holiday

  • 5 of 5

We have just returned (party of 5 couples) from our stay at Footprints Villa. Although the drive from the airport is approx. 2.1/4hrs drive, the journey was well worth it! Footprints is situated in the village of Viganj which is still an unspoilt area of Croatia. The villa itself was perfect for us. Plenty of space for 10 adults and the actual location which is just a few steps away from the sea was absolutely great. Rooms are spacious, beds comfortable and overall a really lovely villa with all the facilities you need (home from home really).

Whilst there, we took a water taxi (20 mins) to the island of Korcula which is mostly catered for tourists. Lovely thought it was, we were so glad that we were spending our week among local people, away from the hustle and bustle of shops and tourists!!.

If you want a totally chilled out holiday with good food and drink, then this is the place to visit. We hope to come back to Footprints one day ourselves.

Owner's Response: Dear Kim My sincere thanks for your generous review regarding your holiday at my sea front villa! It was a pleasure to be of service and so pleased the villa provided you all lots of space and comfort to relax, and you found the location ideal. It's indeed very special to wander from your front door into the sea a few steps away (as well as to many excellent bars and restaurants in the village)! Sorry if the peak season traffic slowed your transit up just a bit, though a stunning trip along the coast road and through our vineyards. For those considering a future stay at Footprints, if you wish, I arrange your hassle-free transfers from/to the airport, from as little as £9pp. Kind regards. Come back soon! Richard, owner. Car: not necessary

Footprints Villa is the ideal family holiday villa. Located right on the sea front, as well as having a large private pool, this detached, imposing restoration of a 19th century house is located in Viganj, a delightful sea front village of the wine area of Croatia as well as it being the wind surfing capital of the country too! The villa is located on the mainland, so no need to catch a ferry to the islands, which, if due to flight delays can be very stressful!

With the backdrop of Mount Isla, this very upmarket fishing village, is a delight! Quiet, relaxed and perfect for a family holiday. Located on the Pelejsac Peninsula, the village looks over to the 12th century city of Korcula, know as the 'mini Dubrovnik'. Korcula is a 10 minute boat ride to visit during your stay.

Viganj is also the perfect place to enjoy the benefits of staying right on the crystal clear Adriatic, with plentiful water sports, snorkelling, fishing or just swimming right outside your door! Easy to access from Dubrovnik, the area is the nation's wine growing region. The food here is all organic, and the seafood is excellent. The villa's location makes walking access to bars, resturants, the supermarket and of course the beaches, just foot steps away. Thankfully, no need to use the car! In 'The Croatian Adriatic' guide, published by N&N, states 'the houses and bay form what is the most beautiful location on the Adriatic! This really is a very special and luxurious home.
