This lovely country house, is located 35 km north of Rome,in a beautiful area called Sabina, well-known for its extra virgin olive oil. The villa, in the center of a 30 hectare estate, is surrounded by vineyards and centuries-old trees. It faces the Mount Lucretili Nature Park, one of the most beautiful nature reserves in the Lazio Region. On the ground floor the old stable has been turned into a billiard room. Outside, in the huge garden, there is a swimming-pool (13m x 7m) a private five-a-side football pitch and some games for children . The farm house is structured as follows (8 people):
Ground-floor: entrance hall, billiard room, housekeeper’s apartment.
1st floor: large sitting-room with fireplace, opening onto a terrace equipped with garden furniture; dining-room; kitchen with fire place; bathroom.
2nd floor: two double bedrooms with ensuite bathrooms; two twin bedrooms; bathroom:
An indoor lift has been installed.

We stayed at the Villa for a week, it was a lovely place to stay... once we found it! though that was mainly my map reading skills.
It is tucked away, lovely and peacefully quiet, an ideal country location.
We managed to get the local train into Rome from Pianabelle di Montelibretti, couple of pointers, get your train tickets from a local Tobacconist or shop first, the cafe/shop was not open at the train station, also the Rome bound train is the other side of the track from the car park, lastly, make sure you validate your ticket!!
The villa itself is of the local character, it was comfortable, clean and tidy... the TV and satellite was not used, no real channels but you should not be using that on holiday! There was no air con but fans provided in each bedroom were fine for air circulation.
Kitchen was okay, the only point was the oven was not working, probably check it has been sorted if you are planning to cook in, we managed using the gas hobs, the grill worked but the fan oven almost woke up the Pope!
The pool was great and kept clean and tidy.
Evenings spent on the balcony with a nice glass of wine was great!!
Alberto does speak some broken English and was always helpful when needed, lovely man.
If you do stay here, go to Tivoli, its 20k away and is fantastic.
It has excellent security and grounds, it is most definitely worth the visit and would recommend it for those wanting a quiet family get away with access to Rome or Tivoli.

We rented this home with friends of ours for our April vacation and we had a lovely stay. The house itself is beautiful and perfect for a family with children--nicely furnished but not prissy, comfortable, charming and with a lot of character. The bedrooms upstairs were comfortable and each as nice as the next; the pool room was popular; as was the patio lovely for breakfast in the morning and the expansive living room with fireplace was comfortable for evenings.
The children very much enjoyed the grounds, and they would definitely rate the house a 10/10 for the grounds alone. The soccer pitch was a big hit, we played for hours and hours and even though it had rained before we arrived it is built to drain and was in perfect condition. We had beautiful weather but not quite warm enough for the pool in my mind. However, it was inviting enough that most of us did got in at least once. I can only imagine how beautiful it would be on a hot day. There was plenty of room generally for the kids to explore and run around and they did.
Alberto, the caretaker, was lovely and helpful, even thought he didn't speak English well and most of us no Italian. We managed to communicate however and when we had questions he was a great help. The house was generally well-maintained: clean, great bedding, well-stocked with what we needed for cooking, etc.
We did some day trips into Rome and to Tivoli, some by car and some by train, and enjoyed our stay tremendously. I would highly recommend this for travelers looking for a relaxed beautiful spot within close distance of Rome.
The property is not well maintained. It was dusty and dirty in most spaces. The kitchen is old and very dated. The stove had a broken burner that was fixed while we were staying there. There was dirt on the walls. There were supposed to be 4 bedrooms but one was locked. The king bed is actually two beds pushed together and they are old and hard. The housekeeper who is responsible for welcoming you cannot speak English. The grass was not cut so the soccer field could not be used. The tile around the pool is in need of repair. Not worth the premium price we paid. This property could be beautiful with some work.
Overall very good... Wonderful spacious grounds. Football pitch fantastic for kids of all ages. Great big pool. There is a truly sumptuous smell of honeyblossom all around.10/10 for exterior space.
- The proprietor's agent/handyman is absolutely charming and wonderful but does reside (quietly) on the ground floor with his wife and speaks no English. I absolutely adored him but communication is a challenge. He was extremely helpful when our toilet wouldn't flush and fixed straight away.
- Due to the couple living on site, you will be residing on the 2nd and 3rd floors with high steps, but there is a small lift for your luggage/2 persons. You'll get plenty of exercise travelling to and from the pool!
- The pool is about 12 yards from the front door, obscured by trees so you cannot view the pool or watch the children directly from any window at the villa.
- The trees which obscure the pool drop lots of tacky seeds all over the parking area outside the house, so park back from the front door, near the honeyblossom tree if you don't want to constantly trail gunge through the house. - Lovely lounge area but no cool area of note for breakfast except the dining room/indoors. This seats 8-10 comfortably and you will probably eat all of your meals in this room.
- No wifi.
- TV wasn't working for us (7-14th June 2014), hopefully this will have been fixed when you get there - check!
- Very small kitchen with no air-con or mozzy net at windows.
- The mosquitoes are big(!) so take your creams etc!
- No instructions on anything of note except recycling, e.g.: how to use the keys/gate/buzzer; how to get to local places, how to work the TV; local info such as doctor/dentist/pharmacy etc . It would be easy to put this right, would be far less frustrating if this was all there as a welcome pack or in a folder somewhere.
- Owner, please note: no working cheese grater (plastic one doesn't work); no breakfast bowls, not enough crockery and cutlery to use the dishwasher economically as you need to keep washing up to reuse what's there. Easy things to fix.
- No microwave
- The slightly smaller double room gets more of a breeze through it, as does the bedroom immediately opposite the stairs, for anyone who cannot bear the heat.
Generally definitely charming, peaceful and welcoming. The pool will make it all worth your while. :-).
This list is intended as constructive advice to the owners and future visitors, and not as a criticism, as we enjoyed our time there very much.
my family and myself stayed in this villa in June 2013, for one week and we were not disappointed. Arriving at the airport in Rome, it was an hour and a half's drive to the villa, which was pretty easy to find from the directions we had been given. Upon arrival at the villa, we were greeted by the housekeeper who showed us around and guided us to the local supermarket to get food. The villa itself is wonderful, the rooms spacious and the beds comfortable. There were an ample amount of bathrooms to use between 6 people, all of which were clean. The swimming pool is a big plus, and after our day trip to Rome, which is only 30 minutes by train, it was divine to come back from the hustle and bustle of the city to the refreshing pool and tranquility of the surrounding countryside. The villa provides great amenities locally, and It is so peaceful in the surrounding area, you really can relax and soak up the beautiful Italian sunshine and surroundings. There is not one negative thing about this villa, and my family and I are already talking about going back maybe next year for another holiday. Definitely a hidden gem.
Seven of us stayed in this beautiful, well-equipped villa over Christmas and New Year. We all agreed that it was the best holiday for many years.
The villa is delightful - rural and old but in lovely condition. The bathrooms were clean, modern and attractive. All the rooms were a good size and it was great to have a separate dining room for meals. There was plenty of space for everyone.
It's easy to get to Rome, 15 minutes in a car to the station and then a 30 minute train journey to the centre of Rome.
The large supermarket is a ten minute drive away.
We highly recommend this villa.
Have a daily trip to Rome by car or train or visit Tivoli,the historical town (20 min), where you can see the famous Villa D’Este, with its terraced garden and splendid vegetation, enlivened by waterworks (Bernini’s Fontana del Bicchierone is famous over the world ).
Visit also Villa Adriana: this is one of the largest and richest imperial Roman villas, built in the year 125 by the Emperor Hadrian: here he reconstructed the places and buildings he had loved the most in his travels throughout the Roman Empire.
A visit to the Abbey of San Giovanni in Argentella, a national monument near to Palombara is also a must. (Call 0774 –66093 before going).
