Gorgeous self-catering house, detached, charmant, few km from Rome

This lovely country house, is located 35 km north of Rome,in a beautiful area called Sabina, well-known for its extra virgin olive oil. The villa, in the center of a 30 hectare estate, is surrounded by vineyards and centuries-old trees. It faces the Mount Lucretili Nature Park, one of the most beautiful nature reserves in the Lazio Region. On the ground floor the old stable has been turned into a billiard room. Outside, in the huge garden, there is a swimming-pool (13m x 7m) a private five-a-side football pitch and some games for children . The farm house is structured as follows (8 people):

Ground-floor: entrance hall, billiard room, housekeeper’s apartment (placed in a completely secluded position, with private outdoor area).

1st floor: large sitting-room with fireplace, opening onto a terrace equipped with garden furniture; dining-room; kitchen with fire place; bathroom.

2nd floor: two double bedrooms with ensuite bathrooms; two twin bedrooms; bathroom:

An indoor lift has been installed.

quiet, secluded idyllic villa

We thoroughly enjoyed our stay at the villa. The rooms were clean and comfortable and the swimming pool billiard room and football pitch were enough to keep everyone of all ages entertained.

The terrace is perfect for eating outside with its amazing views of the surrounding hills, it was also perfect for enjoying a glass of wine in the evening after a long day in/ by the pool.

The only downside was the internet, the data allowance was consumed early in the day due to the amount of devices used by our party, good for the adults but the teenagers were disappointed.

The caretakers who look after the property were a lovely Italian couple. They were discrete and we hardly saw them, apart from when they kindly made us breakfast on our day of departure.

We would certainly go to this villa again. Great holiday, thanks Laura and your team.

Perfect Italian Holiday!

My family and extended family stayed at Collestretto villa for the entire month of June. The villa is very comfortable and spacious! At times, there were 8 of us, and there were plenty of rooms and spaces for each of us to go to for “quiet time”, if needed. The bedrooms are adequate in size and the living areas are very spacious. We ate all our meals on the terrace, where the view is absolutely beautiful and peaceful. In addition to the lovely pool, there is a nice billiard room in the basement. Children and adults spent many evenings in a “friendly” game after dinner. The property is quintessential Italy…..Lovely wooden beams in the ceilings, and terracotta tile floors throughout the second floor. The villa sits on a lovely estate of olive trees. There are beautiful views from each room in the villa! The kitchen is very well equipped with cooking utensils and crockery. We ate many of our dinners at “home”, and had everything we needed to prepare delicious meals! We visited during the month of June, which was unusually hot, and the fans provided were a welcome relief during the overnight hours. (during the day, close shutters to keep out the sun, which keeps the rooms cooler) The stairs from the first floor entryway to the second and third floors are narrow and steep, which is why having the elevator was so handy for my 84 year old mother. It was also handy if carrying several loads of bags full of groceries! There are several supermarkets within a five minute drive. We used the villa as our “home base”, taking day trips either by car or by train. Tivoli, and nearby Hadrian’s villa are a lovely 30 minute drive from the villa. We also visited Assisi, Orvieto, Pompeii, Lago Bracciano, Nettuno, Castel Gandolfo, all within manageable day trips. Venice is approximately 5 hours by car, or 3 hours by train. The closest train station to the villa is about a 10 minute drive, which is conveniently on the FL1 Orte-Fiumicino line (direct to the airport).

The caretakers, Luciano and Rosalba are lovely, helpful, informative and incredibly friendly! We felt welcomed from the moment we arrived! Immediately after we settled in, they gave us their cell numbers, and told us not to hesitate to call if we needed something if they were not on the premises. They live in the apartment on the ground floor next to the elevator. It was reassuring to know that they were close by, but we hardly knew they were there! The owner also checked in frequently with us.

Lovely Country Retreat

We stayed at the Villa for a week, it was a lovely place to stay... once we found it! though that was mainly my map reading skills.

It is tucked away, lovely and peacefully quiet, an ideal country location.

We managed to get the local train into Rome from Pianabelle di Montelibretti, couple of pointers, get your train tickets from a local Tobacconist or shop first, the cafe/shop was not open at the train station, also the Rome bound train is the other side of the track from the car park, lastly, make sure you validate your ticket!!

The villa itself is of the local character, it was comfortable, clean and tidy... the TV and satellite was not used, no real channels but you should not be using that on holiday! There was no air con but fans provided in each bedroom were fine for air circulation.

Kitchen was okay, the only point was the oven was not working, probably check it has been sorted if you are planning to cook in, we managed using the gas hobs, the grill worked but the fan oven almost woke up the Pope!

The pool was great and kept clean and tidy.

Evenings spent on the balcony with a nice glass of wine was great!!

Alberto does speak some broken English and was always helpful when needed, lovely man.

If you do stay here, go to Tivoli, its 20k away and is fantastic.

It has excellent security and grounds, it is most definitely worth the visit and would recommend it for those wanting a quiet family get away with access to Rome or Tivoli.

Lovely home with great property

We rented this home with friends of ours for our April vacation and we had a lovely stay. The house itself is beautiful and perfect for a family with children--nicely furnished but not prissy, comfortable, charming and with a lot of character. The bedrooms upstairs were comfortable and each as nice as the next; the pool room was popular; as was the patio lovely for breakfast in the morning and the expansive living room with fireplace was comfortable for evenings.

The children very much enjoyed the grounds, and they would definitely rate the house a 10/10 for the grounds alone. The soccer pitch was a big hit, we played for hours and hours and even though it had rained before we arrived it is built to drain and was in perfect condition. We had beautiful weather but not quite warm enough for the pool in my mind. However, it was inviting enough that most of us did got in at least once. I can only imagine how beautiful it would be on a hot day. There was plenty of room generally for the kids to explore and run around and they did.

Alberto, the caretaker, was lovely and helpful, even thought he didn't speak English well and most of us no Italian. We managed to communicate however and when we had questions he was a great help. The house was generally well-maintained: clean, great bedding, well-stocked with what we needed for cooking, etc.

We did some day trips into Rome and to Tivoli, some by car and some by train, and enjoyed our stay tremendously. I would highly recommend this for travelers looking for a relaxed beautiful spot within close distance of Rome.

The property is not well maintained. It was dusty and dirty in most spaces. The kitchen is old and very dated. The stove had a broken burner that was fixed while we were staying there. There was dirt on the walls. There were supposed to be 4 bedrooms but one was locked. The king bed is actually two beds pushed together and they are old and hard. The housekeeper who is responsible for welcoming you cannot speak English. The grass was not cut so the soccer field could not be used. The tile around the pool is in need of repair. Not worth the premium price we paid. This property could be beautiful with some work.

Owner's Response: Every critique is really appreciated, but I'm sorry to see that you were not able to appreciate the uniquenes of environments and atmospheres that can be found in Italy, in an old restored farmhouse. The standard of these kind of properties, is of course different from American houses. But to have that kind of structure and efficiency, you should choose a different location. The kitchen has furniture made of cedar wood and the ceiling is made with antique beams wood restored. Tenants who left on the same day have reported that one stove was not working properly: we had it repaired immediately: for us is an added value, not a defect. The grass was not mowed because it rained, the tractor mower can not 'cut the grass till it dries out a bit. The football pitch was not perfect but it does not claim to be a professional field. The locked room was an inexplicable mistake, I do apologize, it' s never happened and will not happen again. However I have been in contact via email with the tenant during his stay: why he did not inform me? I would have had it opened immediately. The person who is in charge to welcome the tenants, speaks enough English for the check in; for everything else, the person to contact is the owner, who speaks English. Very serious matter: the tenants lost the keys of the main entrance of the villa and the key of the automatic gate, that gives access to the property. I have to change locks and keys of the front door and of the gate!

Brilliant outdoor but some things to note

Overall very good... Wonderful spacious grounds. Football pitch fantastic for kids of all ages. Great big pool. There is a truly sumptuous smell of honeyblossom all around.10/10 for exterior space.

- The proprietor's agent/handyman is absolutely charming and wonderful but does reside (quietly) on the ground floor with his wife and speaks no English. I absolutely adored him but communication is a challenge. He was extremely helpful when our toilet wouldn't flush and fixed straight away.

- Due to the couple living on site, you will be residing on the 2nd and 3rd floors with high steps, but there is a small lift for your luggage/2 persons. You'll get plenty of exercise travelling to and from the pool!

- The pool is about 12 yards from the front door, obscured by trees so you cannot view the pool or watch the children directly from any window at the villa.

- The trees which obscure the pool drop lots of tacky seeds all over the parking area outside the house, so park back from the front door, near the honeyblossom tree if you don't want to constantly trail gunge through the house. - Lovely lounge area but no cool area of note for breakfast except the dining room/indoors. This seats 8-10 comfortably and you will probably eat all of your meals in this room.

- No wifi.

- TV wasn't working for us (7-14th June 2014), hopefully this will have been fixed when you get there - check!

- Very small kitchen with no air-con or mozzy net at windows.

- The mosquitoes are big(!) so take your creams etc!

- No instructions on anything of note except recycling, e.g.: how to use the keys/gate/buzzer; how to get to local places, how to work the TV; local info such as doctor/dentist/pharmacy etc . It would be easy to put this right, would be far less frustrating if this was all there as a welcome pack or in a folder somewhere.

- Owner, please note: no working cheese grater (plastic one doesn't work); no breakfast bowls, not enough crockery and cutlery to use the dishwasher economically as you need to keep washing up to reuse what's there. Easy things to fix.

- No microwave

- The slightly smaller double room gets more of a breeze through it, as does the bedroom immediately opposite the stairs, for anyone who cannot bear the heat.

Generally definitely charming, peaceful and welcoming. The pool will make it all worth your while. :-).

I am happy that you liked the swimming pool and the football pitch: my family and I enjoyed very much, particular when the kids were small. I am sorry about things that were bad but I would like to point out a few things: -I used to live at the villa,we restored it (it was my great grandfather house) in a way that would be more comfortable:for us it would be nicer to live on the first floor,there is more light;the biliard room and the caretaker’s apartment are on the ground floor. -There is a lift – a little one- inside the villa. You can use it if you don’t want to go up and down on the high steps ( the steps of the staircase are original, ancient; that’s why are high.) -The are lot of trees in the garden; there is a fence all around the pool but ….yes, you can not watch the children from any window at the house. - During warm season, it’s nice to have your meals in the terrace, which is equipped with a dining table and a garden parasol to shelter from the sun. But sometimes it could be too hot at noon; it’s better to stay in the indoor dining room. You can also have lunch and dinner in the big porch on the ground floor or near the pool, both equipped with dining table and the area around the pool, with garden umbrella . -Wifi:I am sorry if the caretaker did not tell you the password:wifi is working. -Tv: there have been some big temporals during the week, when it rains a lot, the signal is bad; the housekeeper is able to repair it and he would have fixed it right away, as he did . -Kitchen is normal size for Italian standard, ( about 12mq) but no air-con , as you knew because is shown on the website. -Fans are provided in the bedrooms. -The window on the 2nd floor,(where the bedrooms are) have mozzy net. -Instructions:as soon as holiday makers book,I send all the informations about the area, the restaurant, hospital, driving instruction, etc.I send them again before their arrival. But you are right:it’s better to provide a book with information. I’LL DO THAT, thanks for the suggestion. -It could happen that I don’t get to know that some kitchen tool are broken or do not work properly:I would suggest to get in touch with me by e-mail or text message:I would have bought a new tool or refunded you,if you had bought it. This is my job and I love my home:I like that everybody enjoy their stay very much! Thanks again for your advices Laura Borsari

Have a daily trip to Rome by car or train or visit Tivoli,the historical town (20 min), where you can see the famous Villa D’Este, with its terraced garden and splendid vegetation, enlivened by waterworks (Bernini’s Fontana del Bicchierone is famous over the world ).

Visit also Villa Adriana: this is one of the largest and richest imperial Roman villas, built in the year 125 by the Emperor Hadrian: here he reconstructed the places and buildings he had loved the most in his travels throughout the Roman Empire.

A visit to the Abbey of San Giovanni in Argentella, a national monument near to Palombara is also a must. (Call 0774 –66093 before going).
