Stunning 2 bedroom apartment with endless views over La Baie des Anges! Superb!

Situated directly on the fabulous Promenade Des Anglais just 2 minutes walk from the famous Negresco Hotel, a more perfect location is not possible. Ten minutes walk to shopping district, Old town and markets. Great supermarket in next street, restaurants on doorstep but most of all tranquility at night, no noisy nightlife. Bright and airy comfortable apartment with contemporary decor complimenting the classic interior architecture.

Great living room with large windows with spectacular views looking out to sea. The apartment has cable TV, internet, DVD and stereo.

There are two large bright and tranquil bedrooms each with a double bed and plenty of storage space.

The kitchen is fully equipped, just like home from home, dishwasher, microwave, washing machine, coffee machine etc.

The location, comfort and quality of this apartment makes it a rarity. Just 200m from the NEGRESCO hotel - ideally situated on the Promenade Des Anglais. A few minutes away from the vibrant pedestrian district and several minutes walk to 'Vieux Nice' with its famous market, narrow streets filled with restaurants, bars and great little boutiques.

The airport is only 10 minutes away, the coach stop to and from the airport is directly outside apartment.

Management fee of €120 payable on arrival for meet and greet, explaining everything in apartment, supplying linen towels etc and final clean.

Security deposit: Security deposit of €300 in cash is payable to management company on arrival and returned to guest in cash on departure.

So convenient to absolutely anywhere and everywhere in Nice! Yet most important the apartment is away from any noisy night life so a good nights sleep is assured. The views are fantastic, from the living room you feel are on the promenade, PERFECT in every way!

My wife and i stayed in this apartment for 4 weeks Jan/Feb 2013. We enjoyed our holiday very much and found everything we needed. The problem a previous reviewer had with the management company has obviously been addressed as our experience was totally different. They were very willing and helpful.



If you are looking for an apartment in a quiet location with wonderful views and yet has first class transport links and the city centre within an easy walk then this apartment is a strong contender.

Perfect Location

how can you beat ocean front. perfect location to everything..

Travelling Europe for 2 weeks, I don't think there is such thing as a comfy European bed. maybe a note to the owner that a $100 memory pillow top would make a huge difference.

Frances, the property manager, was one of the sweetest people i ever met and helped with any and everything...not that we needed much. all in all, this place would be the only place i would ever want to stay in nice!!! if it were for sale, i would make an offer!!!!

Spacious and sunny with large windows that face the Mediterranean.

One floor up overlooking the Promenade. Clean, secure & very well appointed large apt. Very swimmable, lovely clear azure water, typical European beach (rocky) across the street You can walk down the promenade and find some sandier beach areas as well. Owner provided beach towels and matts. Suited us very well, friendly manager and easy to work with owner. 20 min walk to Old Town, 30 min walk to Port along the pedestrian friendly promenade. Not for sensitive sleepers as it is directly above a restaurant and on the Promenade, very busy 6 lane road - bring ear plugs. You can sip wine while overlooking the Mediterranean with large windows open or closed. Some plumbing issues just outside our unit door which really stunk up the stairway. They should have sealed the hole in the wall with tape & plastic which may have mitigated the smell?? No serious complaints, really enjoyed our stay here.

Owner's Response: Frank I am so sorry you found the apartment to be noisy at night, you are the only person in 54 reviews that ever mentioned it. The restaurant in the building is a very beautiful one and closes promptly at 11pm if not before and has never been noisy. The promenade just this year has undergone massive work reducing the 6 lanes to now 4, surely you noticed this as you are looking directly on to it, there are only four traffic lanes 2 on either side, not 6 as you mentioned. People who are looking for a totally peaceful holiday know that all apartments on a promenade have a certain amount of noise naturally, but the views especially from my apartment way compensate for the small level of noise you encountered. There was a very bad storm in Nice two weeks ago which caused some flooding in a lot the basements of the apartment blocks on the promenade which caused some water to become stagnant and smell, which happened just the day before you arrived, the water company came and started the work, hence removing the doors to the pipes, but then they realised the work had to done from the road also, in this case all the occupiers of buildings have to get 7 days notice as they close the road while work takes place. This is happening on Monday next October 2nd. The smell was only in the entrance hall and did not affect the apartment at all.

Rooms with a view

I had a very enjoyable stay in this beautiful apartment.The views are amazing and full of interest.Everything was spotless and in good working order from the comfortable beds to the modern,well equipped kitchen.

The apartment is so well placed for transport in both directions,for excellent restaurants and supermarkets.I even had a stylish wash and blow dry at the Hair Salon just around the corner!

The agent Frances couldn't be more helpful and promises to be available day and night.

I certainly hope to return for a longer stay next year.

We loved staying here in Nice. Nice location, view and all the things we wanted and needed.

We loved the location. Walking distance from everything, kitchen fully equipped, washing machine, nice shower and comfortable beds. This place was clean and nicely furnished. It was very close to two grocery stores and buses. We would definitely stay here again!

The apartment is brilliantly located just 200m from the famous Negresco hotel on the sun drenched Promenade Des Anglais. Super location for the February Mardi Gras.festivals, close to the designer shops,the gastronomic French restaurants and the chic boutiques which line the narrow cobbled streets of the old town with the most amazing fish and flower markets, by night the bustling restaurants / bars and cafes open to the early hours.

Nice is central for exploring the French Riviera, the coach stop outside apartment will take you wonderful places like Cannes, Monaco and Antibes st Paul de Vence, even Italy with it's Friday and Saturday markets are only one hour away. The coach stop at the front of the apartment takes you to all these major hotspots for 4 euro for a daily coach pass.

The Promenade des Anglais runs along the seafront between the airport and the Château on the hill, the beach lined with beautiful beach cafes by day & night.

Other Activities: Strolling on the beach front promenade. Please do not hesitate to ask for discount on longer term rentals.
