Are you looking for a beach house that can accommodate a group, is affordable but has everything you could possibly want for a relaxing escape. Then look no further you have found it!

This perfect beach house is located in a quiet area of Rye nestled between the bay and ocean beaches. More than a 'home away from home' ideal for groups or families. With plenty of room for families to share it has 5 bedrooms and comfortably sleeps 8. The property is a single level brick beach house with the heart of the property centred around a pool and undercover outdoor area.

LIVING ZONE - INDOORS

Furnished in a contemporary beach style everything is newly installed in this property. Ducted heating ensures the house is warm through the cooler months. There is no air conditioning at present, however, each bedroom has a large pedestal fan and there is a large fan in the outdoor area.

Walk into a cosy lounge with 50" TV, DVD Player and Foxtel (movies and sport) with plenty of room for your group to spread out.

The modern kitchen with glass splash back and walk in pantry has everything you need for your self catering break away (includes Nespresso Machine - bring your own pods) and overlooks a large formal dining room. Easy slide concertina doors push back to an undercover outdoor area that is completely secluded.

LIVING ZONE - OUTDOORS

From the kitchen, walk out into a large undercover secluded outdoor area. Here you can relax in shade and comfort and cook up a storm on the huge bbq or sit at the kitchen server and get someone to pass you a cocktail.

In the cooler months, you can stay cosy by the outdoor coonara - keep warm and dry off after your swim or simply enjoy a BBQ in the outdoors without freezing!

The pool is gas and solar heated and is the highlight of the property. Plenty of space for everyone to enjoy and is comfortable to swim in all year round. Please note that the pool has secure pool fencing

Note: the pool is normally solar heated. If you would like the gas pool heating turned on for your stay, there is an additional charge of $25 per night. Please ask us once you've booked if you require gas pool heating.

At the rear of the property there is a secure garden for pet stays or for kids to play in when they've had enough of the pool (is that possible?).

ENTERTAINMENT ZONE

To keep you even more entertained during your holiday, the property has a study room for mum and dad to work if they have to (wifi is available) or for the kids to draw, read (ok maybe not read) or play their electronic gadgets in peace. The garage has also been converted into a games room with billiard table, table tennis and retro Pacman/ Donkey Kong. So much fun for everyone!

BED & BATH

There is a master bedroom with large ensuite and robe at the front of the house with sliding doors to a private patio that catches the morning sun. There is also a 32" TV in the master to add that sense of luxury.

At the rear of the property are four more bedrooms, two with queen beds and two with king singles. The main bathroom has both a shower and a bath. In addition, there is a separate laundry.

PARKING

Ample parking for 2 or 3 cars and even a boat.
