Under the Mornington Peninsula Shire regulations, parties are not permitted at this holiday home registered rental property. Any bookings not abiding to the council guidelines will be asked to leave the property immediately by the Property Manager with no refund for your loss of accommodation.
The Guesthouse Rye is a FRONT BEACH (4 blocks back from Point Nepean Road) light filled, spacious, luxury escape beach house, set in a great location, with a short 450 metres (less than a 10 minute stroll) to the front bayside beach of Rye with traffic lights for easy access to the beach. Close enough to the town centre to walk in with the family and get yourself some dinner, a drink or even an ice cream and walk home again.
The Guesthouse Rye is also ideal for girls weekend groups spending time at
The Peninsula Hot Springs along with a spot of shopping at Sorrento and breakfast at The Peninsula Pantry. It is ideal for boys golf weekends, within a short drive to world class golf courses and a short stroll to the pub. Book The Guesthouse Rye with a group of mixed couples of friends and head to the local vineyards like Ten Minutes By Tractor, Montalto and Red Hill Estate, just to name a few. Don't forget to call into The Independant Wine Store in the Main Street of Rye for some wine tasting also.
A break from the beautiful local beaches may see you enjoy a very short drive to the nearby world class Golf Courses, Wineries, Peninsula Pantry, A Mini Kitchen, Cups Vineyard and Peninsula Hot Springs. During the summer school holidays a funfair is setup nightly on the foreshore within walking distance from The Guesthouse Rye. After enjoying a fun filled day on the beach, head back to The Guesthouse Rye and relax. You have the option of cooking up a storm in the fully equipped kitchen or throwing dinner on the 4 burner hooded BBQ with side burner. Enjoy your meals indoors at the 8 seater dining table (plus 3 stools at the kitchen island bench and a high chair) or dine alfresco on the front entertaining deck at the outdoor setting. Alternatively you could take a short stroll to the many fine local restaurants, pubs or the RSL.
The Guesthouse Rye is a spacious, bright, light filled weatherboard house with hardwood timber floorboards throughout the kitchen and main dining/living areas with carpet in each bedroom. A generous size front deck overlooking the moonahs with outdoor table setting offers morning shade and afternoon sun while the rear fully fenced patio/BBQ area with full covered pergola with outdoor table setting allows BBQ's under any weather condition. This is a fully fenced secure property on a corner block that offers off street parking for car/boat/jet ski.

Our beach home is nicely tucked away behind a natural treed buffer block of 945 sqm, offering complete privacy and seclusion, with a shaded afternoon front yard, full morning sun out the back, and is fully fenced which is safe for the kids to play in, whilst keeping your mind at ease.
Yes we are a 'PET FRIENDLY' accommodation (within reason). All pets must be confirmed with us through your initial enquiry and before acceptance/confirmation of your booking. Pets are not allowed on the furniture in the house. All pet 'droppings' must be removed by the pet owner, or an additional fee will be charged by the cleaner (at the cleaners discretion) for the removal and taken from the security deposit. Any damage caused by pets will be deducted from the guest security deposit.
Any Open Fires on the Property or on the deck will result in the loss of your Security Deposit.
Entertaining/Layout/Facilities
With four bedrooms, 2 bathrooms (main with full ensuite), two toilets, separate kitchen, separate dining room along with separate lounge room, outdoor covered patio with 4 burner hooded gas BBQ with side burner facilities out the back and large entertaining deck out the front that flows through to all areas, it is a perfect beach retreat in Summer, Autumn, Winter and Spring for large groups.
All modern amenities are available including flatscreen TV's in all the bedrooms and lounge room. A reverse cycle air-conditioning in the open lounge/dining/living room along with thermostat heaters in each bedroom. There are floor fans in bedrooms one, two and three and a ceiling fan in bedroom four (bunk room). The bunk room has a Nintendo Wi with games and children's reading books. The living room has reading books and board games in the cupboard.
The open plan lounge/living room is bathed in natural light streaming through the large banks of windows, with flat screen TV, split system air-conditioning opening out to the large front entertaining deck overlooking the moonahs. The dining room accessing the kitchen, sun room and entertaining covered back patio.
The centrally located kitchen, which has just been recently upgraded, has a dishwasher, built in pantry, Aldi Pod Coffee Machine, domestic Bosch fridge, Miele gas cook top and Miele fan forced electric oven. The adjacent dining room, which leads off the kitchen into a sun room that accesses the backyard covered patio, has a dining table seating for 8 (including a high chair), along with 3 seats at the kitchen island bench that further compliments the main living area. The lounge/living room accesses the front entertaining deck. The lounge room has couch seating for 5, with a chaise (couch configuration 3 seater and 2 seater with chaise). The main bathroom has shower, vanity and toilet. The en-suite has bath shower, vanity and toilet. The laundry with washing machine, clothes pegs, clothes airing rack, ironing board and iron.
This is a self catering accommodation, the house and bedrooms are not serviced on a daily basis.

We will supply you with one full bottle of gas for the BBQ for your 7 night stay (this equates to 8 hours of BBQ usage). Please remember to turn off the valve at the gas bottle to maximise your usage. If you require more than one full bottle of gas for the BBQ for your 7 night stay, this will need to be at your own cost and your own bottle. You take home the bottle you purchased when you check out.
