Lovely terrace, great for dogs but the villa is not for the faint hearted.
We didn't have the best start to our stay as the allocated parking space was too small for our car. Moving the car to a public parking area involved driving down a road so narrow scraping the car was unavoidable. We are used to driving through medieval villages in Italy which have tiny streets but this was on a whole new level. Once we returned to the villa we found it had not been cleaned. The reason given was that we had not given an exact arrival time but the logic of the decision not to clean is still beyond me. The lady with the keys has a phone that does not accept calls from non French numbers so informing her of our arrival time was impossible.
Carrying all the luggage up the 200 steps to the entrance was exhausting but recovering on the main terrace with a huge table was wonderful. It was only when we started to unpack that we found there was NO BED LINEN OR TOWELS. When we contacted the local representative we were told that people renting the property were expected to bring their own bedding and towels, which is not something we had been made aware of, and is not in the property description.
The house facilities are a little basic and would benefit from some upgrading. For example the kettle has to be taken in it's entirety to the sink to be filled, including the lead. There is no work surface in the kitchen, but the oven and fridge / freezer were fine. The living room looked comfortable but as it was summer we didn't really use it.
Two days before we left we found that there is a kind of mechanical lift for luggage and shopping which would have been very helpful had we been shown it.
If you have a tiny fiat, mini or a smart car and are fit, then the house is fine. If not, be aware: it is not for the faint hearted.
No bed linen or towels or WIFI
I can find nowhere on the site that mentions that bed linen and towels aren't provided. They aren't, so one can see that the mattress covers are a bit grubby. And the pillows are so ancient that they have no form. We slept in the only bedroom that had airco. We used it to cool the bedroom before we retired as there is no way you could keep it going during the night as it is rather old and very noisy. The attached bathroom - the toilet is separate and (this gives you an idea about the house) has no toilet roll holder - is right out of the 1970s. There is a bath with a hand sprayer and a shower screen. However, the screen is the opposite end of the bath to the spray so no use in keeping the water in the bath.
The other bedroom in the main house has no airco and has a shower but no other facilities. Through the kitchen and sitting room there is a really good bathroom - in fact, the best room in the house.
The small suite with kitchenette is underneath the house and might have been really good except for the strong smell of mould.
The kitchen is reasonably well fitted out, but TINY. Virtually no work surface and a table that takes up lots of space. Should you decide to hire the house after this review, take a look at the work surface behind the sink - it would be a health and safety officer's nightmare and a mould specialist's idea of heaven.
The reference on the site to "not suitable for old or infirm" fails to make clear just how tricky access to this house is. The house is, as one would expect from such a hilly area, many metres above the road. The path from the road to the house is 200 steps up a steep incline. The road itself is very narrow, only centimetres clearance on either side of a Peugeot 308. No car in the area is without many scrapes. It is 12 minutes down to the town at a steady walk and another 5 to the beach. Coming back up it is 25 minutes from the beach. Bear this in mind if you intend to dine out while you are staying.
Lastly, and this is nothing the house can help, it is very NOISY. The sound of dogs barking and motorbikes reverberate around the valley almost constantly. If you are here for the walking and not the beach then you might consider Sospel. A lovely town with fabulous walking and very quiet. And if you want to visit Menton there are local buses which work well.

Villa très spacieuse et confortable avec un très beau point de vue et un jardin magnifique. Nous reviendrons avec beaucoup de plaisir même s'il faut grimper...Menton se mérite !
Nous avons passes de superbe vacance en famille . Grande villa avec sdb dans chaque chambre , centre ville à 10 min . Soleil au rendez vous, rue piétonne très sympathique . Je recommande !
