About Martin & Julia Copeman
Sticky End, located in our home village of Cottesmore, was our first thatched holiday cottage and we have been successfully welcoming guests since 2008. In December 2013, we were proud to announce that Sticky End had a perfect sister property, Little Thatch. Little Thatch is a 3 bedroom thatched cottage with a charming cottage garden and is located in the tranquil village of Seaton (Uppingham, 3 miles) just to the south of Rutland Water. Property No. 1171332 And in 2015 we were delighted to advise that we have a third Rutland luxury thatched holiday cottage. Autumn Cottage, Preston, Near Oakham/Uppingham, Rutland - Property No. 1676481 is an equally charming 2 bedroom property located in the quiet old village of Preston between Oakham & Uppingham.
Martin & Julia Copeman purchased this Cottage in 2006
Why Martin & Julia Copeman chose Cottesmore
Rutland is truly an unspoiled little gem of a county. Multum in Parvo', the apt motto of the County of Rutland translates from Latin as 'Much in Little'... the same is true of all three of our cottage, Autumn Cottage, Sticky End & Little Thatch. Having refurbished our original sister Grade II Listed Thatched Cottage, Sticky End, in nearby Cottesmore & taken bookings since 2006, have constantly had excellent feedback from guests & repeat bookings. The same is true of our 'chocolate box' thatched cottage, Little Thatch in nearby Seaton, which we opened in 2013. And now Autumn Cottage completes the portfolio, providing Sticky End and Little Thatch with the perfect sister property!
What makes this Cottage unique
We have made all our thatched holiday cottages 'extensions of our own home', positioned at the high end of the holiday let market. Guests always comment very positively regarding how extremely well equipped & furnished they are......'more than just a holiday home'.

It is as cute as it looks
My mom and I have our first trip to England to visit the area and find some information on our family tree. Sticky End was the perfect place to stay. Not only was the cottage, welcoming, but the town and people made the trip increasingly memorable to us. We could not have had the most perfect place.
Thank you for all the hospitality and we will definitely recommend this to others.
Absolutely loved it ....
Sticky End really is a beautiful quintessential thatched English country cottage. The owners obviously love and care for their cottages, enjoy being hosts, and go above and beyond to ensure their guests enjoy a great experience. Sticky End is absolutely spotless, lovely linens, super comfortable beds, antiques, and spacious - lots of space and tons of wardrobes and drawers – plus all modern conveniences that you would ever need. Throw your laundry in the washing machine, sink into the sofa and stoke up the fireplace with the firewood provided, or make a home cooked dinner with the best well stocked kitchen we’ve ever seen, serve in the sun drenched walled garden (or great fish and chips from the village chippie). Even the local pub is a delight – good food and full of friendly locals. Now we’ve found this, we will be going back. Thank you so much Martin and Julia – after 6 weeks on the road we needed this oasis to recuperate and chill.
perfectly charming country cottage
We had a thoroughly enjoyable stay in this charming cottage, with its tiny library under the stairs, and its beautifully equipped kitchen, and glorious gardens ( front and back ). Martin and Julia allowed us to bring the children here when our Campervan crashed and died before a planned trip to France. We loved it, and probably enjoyed it more than France. It was so well placed for all the local attractions and had everything we needed in the village, including a very good fish and chip shop! would highly recommend for a relaxing, cosy stay.
Delighted that you enjoyed your stay and we were able to assist in saving your holiday. Thank you for looking after the cottage and also for posting such a good review. You have created a good "Staycation" advertisement! Hope to welcome you back again to the Rutland & Stamford area sometime. Martin & Julia
Well equipped, warm and comfortable cottage
We stayed at Sticky End for Christmas 2014. We enjoyed our stay very much. The cottage is warm, well equipped and very comfortable. The open fire and surroundings were a delight. Martin and Julia have thought of everything including a decorated Christmas Tree and decorations and of course Mince Pies! We even had snow on Boxing Day when the cottage and the village looked quite magical.
Charming and quaint in lovely village
This was our second visit to Sticky End and it was just as we remembered , cosy and charming with everything needed to make our stay perfect. Martin and Julia were vey helpful and we would definitely recommend Sticky End to others. We visited the local pub and there are such a wide variety of restaurants around that all tastes are catered for and the proximity to Rutland Water is an absolute plus. We will definitely stat at Sticky End again!
Many thanks for taking the time to post your feedback. You have been perfect guests on both occasions that you have stayed and we very much look forward to welcoming you back to Sticky End, or our new cottage, Little Thatch near Uppingham, in the future.
A beautifully quaint mini-moon destination.
We had a wonderful week in this beautiful country cottage. Great place for a romantic getaway, my husband and I really enjoyed our trip. Martin and Julia were very helpful and accommodating and even left us a welcome gift of home-made cake and champagne. We would like to add that the pictures do not do the place justice, Sticky End is a lot bigger than the pictures make it look and the place is full of charm - even had a little library! We particularly enjoyed the amazing fireplace.
Thank you for your kind & positive feedback. We were delighted to be able to help make your Honeymoon. Hope to be able to welcome you back to Sticky End , or indeed to our new addition "Little Thatch (in Seaton, near Uppingham) in the future.
