The kitchen has many amenities, and included is a grill out in the beautiful back yard... Beautiful Downtown Loveland is walking distance away as is Lake Loveland, the River Walk and River's Edge Park. Newer queen size bed and pullout sofa for the extra traveler. Lots of storage space and closet space. Air Conditioned and comfortably heated, this listing has access to the all outdoor garden seating areas as well as a private front deck to watch the world go by. You will park in a Private well lit garden alley entrance and have your own entrance to the property. This beautiful space is close to the natural grocery Sprouts and Safeway. It is a Short Driving distance to the famous Benson Sculpture Park and Chapunga Sculpture Park. Short driving distance to the Big Thompson Canyon, the gateway to Estes Park. This home was on the Loveland Garden tour twice and the Loveland Historical Home tour. We are in the downtown, so be aware there is an train that sometimes goes by two blocks away. Many people like the train but if you are a light sleeper I have for you a beautiful light noise machine and earplugs. It usually only goes through once at night and many guests love the evocative sound of the I have had one guest comment they did not. OF NOTE, THIS IS NOT A PLACE FOR VERY TALL GUESTS, AS IT HAS LOWER CEILINGS, though it is very light and airy. I would say if you are over 6 ft 3 you will be ducking to get through doorways.

I am a full time nurse practitioner working in the field of Cardiovascular Surgery. I am an avid gardener, working towards total Xeriscaped landscape here in our desert climate. I am also a performance poet who is very active in our art world combining poetry and art and music. I grew up in Oak Park Illinois, my family is mostly all still in that area, and I go back to visit as I can and they come here also. I live in the adjoining home to this guest property, and have owned this home since 2001, spending all these years bringing it back to it's 1937 character but also adding my own personal statement to it.

This is in the heart of Loveland, it has great walking areas, and I think you will truly love the time you spend here. I bought this property in 2001, and saw its potential! I have taken this home from a home that had things added on it over the years, back to its 1937 character, and it was on the Historic Home Tour in 2011 as a Venacular Depression Era Home with a lot of unique features. I have made it my own by adding a lot of artistic flare.

Beautiful, cozy cottage!
The guest house was so comfortable. The house was decorated so cute. Lynn left us little treats that was so nice after working all day! I’d definitely stay there again.
A nice, cozy stay
We were only here two nights and were on the go for most of our stay but the time spent in the guest house was very comfortable and relaxing. Coffee and snacks were provided for us (including amazing cranberry scones which we ate immediately), which was very much appreciated. There were also helpful instructions provided for using the television, heater, etc. There seemed to be a misunderstanding with the previous reviewer about the location of the guest house, however, what is in the description is accurate. Although the owner lives onsite, there is a separate entrance and the guest area is up a few stairs and is completely private. Unfortunately it rained the duration of our stay so we were unable to use the lovely deck outside of our room. Our only small issue was that there was a $60 cleaning fee upon booking (which was stated in the rental description) which we felt seemed high considering the size of the space and that we were only there 2 nights. Cleaning fee aside, we did enjoy our stay very much and had a wonderful time visiting the Loveland and Ft. Collins areas.
Hi Sarah! I understand your thoughts about the cleaning fee. It is my philosophy to pay folks what they deserve as a working person in this world. I pay the woman who cleans my place 25.00 an hour. I believe in fair wages. It does not matter how long one stays, it has to be cleaned, and the linens have to be cleaned and everything has to be just right for the next visitor. You will find this is standard in most Airbnbs. It is not easy to run these for you have to make sure that things are up to highest standards...I could clean it myself, and lower the price a bit, but I could not do that with my work life. Most times when folks stay just one night, I give them back some of the cleaning fee. I don't have a way on Airbnb to do this automatically, or separate the costs. Again, these types of costs are well described in my post. I think asking for a lower cleaning fee before you book is a good thing to do for I probably would have said yes to a 2 night stay, but it still costs me the same, taking 2 hours to clean and then cleaning also on the outside decks. Many thanks for your kind words. I will take into consideration how to do this in the future. I will research it and perhaps ask for a 40 dollar cleaning fee for less than a 3 night stay? would you think that was a fair price? I will send you back some money for sure, thanks for you feedback. I want everyone to feel that they had a wonderful vacation and were not at all cheated or charged too much!!
Nice, relaxing place
From the description and pictures I had thought the place was on the first floor since it had a deck and gardens. I could hardly walk on the last 2 days there because of the stairs impeding my plans to walk around other areas, as I have a metal ankle. Also I had thought we would have the place to ourselves, but the owner lives on site in other part of same home. It was a little put off to have someone possibly watching you. We didn't smoke in house or even on property outside (which is odd) but did elsewhere out in alley way but felt as if we couldn't enjoy ourselves even in garden as much if we had had a complete place to ourselves. The owner Lynn was very nice and friendly, also would supply what you ask for, it just wasn't what I had expected in general. The bed was comfortable and couch as well, but there are only hard chairs with nothing to put feet up on to take swelling down from feet. So if one person tries to stretch out on couch the other person is uncomfortable. Needs more comfy chairs for more than one person staying there. After all this I could rent my place for a fortune if anyone wants to come to Cleveland as I would have amazing amenities and complete home with great backyard and less demands. Still since I love the Larimer Cty area so much I would still recommend this place for someone with less cares for privacy. Next time I plan on staying between Colorado Springs and Manitou Springs because it is the way I remember the Colorado I used to know when I used to live in Loveland which has become too tourist area like Estes.
Wow Candace, I really thought you enjoyed yourselves more, you were so very friendly and nice, and said nothing of this when you were here. I clearly state what this place is and that it is on the second floor and that there are 7 steps to climb and that it is a separate entrance on my site. I thought for sure you really liked it here since you left so many wonderful things for me upstairs and were always so friendly. You even gave us pizza and talked of how nice things were. I don't think it is truly fair to leave a 3 star rating when the description is totally accurate. I will take advisement about the chairs though. I also had said you could not smoke on the property, that is my rules, and well, you were smoking there in the back and I did not say anything, because well, I didn't but should have reading this review. Please go back and read my total description, and you will see all that you complained about is clearly stated, not fair to leave such a low review and ruin my standing when it was so clearly described.
Amazing Engagement Getaway!
We absolutely loved staying at Lynn's place in Loveland. It was very quaint and really allowed us to relax and enjoy our recent engagement. Lynn is a wonderful host and we felt very much at home here. It was great enjoying our coffee on the 2nd story porch in the morning where our guest house was located and it is just a quick walk to main street so we enjoyed being in the action. Lynn's garden is amazing and we were thrilled to be there during the spring so we could see everything at their peak. At first I thought the kitchen was a little small and I wasn't sure how to use the electric stove, but once we read our welcome letter and learned of the grill outside we were grilling and enjoying the scenery in no time. We would recommend Lynn's place to anyone and hope to visit again one day.

We had a great time in a very nice place. Lynn was so sweet and her place was charming. Beautiful yard, comfy bed, all the comforts of home and close to downtown restaurants. Will gladly stay here again when we come back to Loveland.
Perfect base for exploring the area
We stayed for six nights and found it the perfect base for exploring Loveland and beyond. Walking distance to downtown and Lake Loveland and a short drive west of town to Devil's Backbone or up the canyon to Estes Park/RMNP. Well appointed with everything you need for a comfortable stay. Oh, and the beautiful garden setting in back with a coy pond and covered patio is the icing on the cake. Lovely setting. Only heard the train the first night. Would stay again.
This is a very special town. It hosts one of the largest sculpture shows in the world, and also is a very artistic town, winning several awards. It has an amazing collection of art, one could spend days here finding all the local art bought by the Visual Arts commission with special building fees. Loveland's focus is on art, and you will not be disappointed in the quality or quantity of it! Our museum is world class. Visits to the Foundry, the River, the Lake, the Ponds and all of our open spaces is a must! Our Restored Downtown Rialto theatre hosts some of the most interesting shows and performances. Our Loveland Opera is Superb! The Downtown is quaint and thriving and growing and it is a wonderful spot to spend your evenings. it is close to the great towns of Fort Collins, Greeley, Boulder, Longmont. The town is a wonderful town with very friendly people. Please drive carefully and slowly through our town, there is a lot to see and do here.
