Giant Outdoor Chess and Draughts Set

Attic Room: Also contains an additional 'ground level' Queen size bed and 2 singles. This has a 1 metre high door access and is only used for overflow if requested. It is carpeted. Suitable for kids and tour leaders.

Functions: Please note that the property is in a residential area and is not intended for gatherings that would generate excessive noise or boisterous behavior. However, the property has been utilized for large groups and lends itself well for this purpose. Examples include cocktail gatherings, special birthdays, hen's nights, engagements, etc,

Discuss with the owner if you are considering entertaining. Such activities will incur a 'Security Bond'. It will be at the Owner's discretion to determine whether guests have created excessive noise resulting in forfeiture of the bond.

Where the property is being considered to run a daytime function a levy will be incurred based on numbers attending.

An outdoor jacuzzi is available but can only be used until 11.00 pm

Deck Use: Guests are required to move indoors after 11.00 pm to minimize disturbance to neighbors.

Number of Guests: Please note that a per head cost will apply from $5-$15 where guests are not those that are booked in for overnight accommodation.This applies to day time and evening functions. Please discuss with the owner beforehand.

Minimum 7 days stay during Christmas/New Year period

The bedsit is not let independently. People occupying the house only will not have a separate, unknown group in the bedsit.

The whole house sleeps up to 20 which includes a King bed, 3 Queen beds, 1 double bed, 3 singles beds (2 with trundle beds under), 4 rollaways, an Alladin bed/bunk (double bed with single bed above) a double futon and a double Ottoman. In addition, 2 cots are available.

We have catered for 25 adults. Please enquire.

If, within 24 hours of your stay, no guests have booked into the property the day following your departure, it may be possible to check out late.

If a booking arises the property may need to be vacated at the usual 10.00 check out time if the in-coming guests require a normal 2pm check in.

However, we cannot guarantee a late check out if the in-coming guests require a normal 2pm check in.

Early Check in Policy

Before 10 am: Guests need to book the previous overnight based on a minimum rate of 2 guests provided the property was vacant the preceding day and the Owner has been consulted.

10am to midday: $20 providing there are no guests booked prior

Midday to 2pm: $10

Bedsit. (see above) Situated below main house with separate entrance. Fully furnished, modern dwelling with separate deck

Pet Policy: Dogs $20 per night per dog + $100 bond (contact owner at initial booking enquiry). A small enclosed yard is available at the rear of the property.

Big house with all you need plus great views

We enjoyed our stay at Amtulu. The house has all you need for a great stay. We really enjoyed having a hot spa on a cool evening - so relaxing! The view from the deck are great. We enjoyed the city lights twinkling through the trees a night.

Great accommodation for a large group

We found the place very comfortable for our group of 10 friends. Plenty of rooms & beds without needing the bedsit. The kitchen was well stocked with utensils & crockery. A big let down was the spa, the water level was very low and needed topping up which meant it never reached a very warm temp but even worse the chemicals in there caused us to have coughing fits and we couldn't stay in there.

Owner's Response: I must apologise for the spa. I was overseas at the time and appointed someone to carry out routine maintenance. Unfortunately this person neglected to keep the water level sufficiently high which meant the guests would have needed to add cold water thus lowering the temperature. This may have also accounted for some undue aeration of the water as there was no change in the chemicals used which have not been a problem in the past.

Nice group weekender

Neat, tidy, comfortable and large home. Host close by (next door). Best suited through the non-winter months. Each bedroom had it's own heater, but the common area (lounge/kitchen/dining) was hard to keep warm. Plenty of blankets about to duck under though.

Good home away from home

Good location. A bit tricky to find location but owner gave great directions which made it easy to find. Layout of place was great for gathering of everyone in the group. Owner lived next door and was friendly and helpful. My family & I had a nice time here.
