Il Roccolo is a late 18th century hunting lodge hidden away down a beautiful drive lined with lavender hedges, olive, fruit and walnut trees. Il Roccolo is completely private and secluded and within 5 minutes drive of the local town that has everything a visitor could need. The garden and woodland setting in which Il Roccolo sits is a haven for birds and one of the great joys of visiting the house is waking to exuberant birdsong in the mornings.
The views from the house look out across rolling hills towards the medieval Marche hill towns of Monte San Martino, Montefalcone and Smerillo to the north and the magnificent Sibillini mountains to the south-west. The house opens out onto a well-proportioned terrace surrounded by aromatic herbs and scented shrubs ideal for outdoor dining and rest and relaxation during the summer months.
This is the ideal, rural and romantic retreat, lovingly restored and combining architectural character with modern comfort for up to 4 self-catering guests. Upstairs are two comfortable bedrooms and a stylish bathroom. Downstairs is a sitting/dining room with original fireplace and wood-burning stove. Relaxed seating on sofa and antique settle for 4 people and dining table seating up to 4 people. There is a well-designed contemporary kitchen. Wi-Fi internet is available as well as IPhone loudspeaker dock. Il Roccolo is available to rent normally from April/May to November.
We have been coming to Italy for many years, since living in Florence and Perugia respectively as students. Our love of Italian food, language, landscapes, design, history and culture has sustained us through the decades. We live in London and work in the fields of child mental health, european history and human rights.
Alex and Francis Graham-Dixon purchased this house in 2000
We discovered the Marche in 2000, after many visits to different regions. We were drawn to the area around Amandola because of the stunning scenery, the magnificent Sibillini mountains and the friendliness of the people. We found Il Roccolo in a ruinous state, the roof about to collapse and a tree growing out of what is now the kitchen. We were enchanted by the beauty of the setting, the profound spirit of place, and the sense that time had truly stood still. A local architect impressed upon us the rarity of this type of building, and was saddened that a part of Marche heritage might become a pile of rubble. Interested in the arts and history we wanted to preserve Il Roccolo for future generations. It has been a delightful and restful retreat for us, our family, friends and many guests over the years.
This is a place of perfect peace and relaxation with far-reaching unspoilt views of the rolling countryside. Il Roccolo offers total privacy from neighbours and yet is easily accessible for all local amenities.
To stay in the hunting lodge is to immerse yourself in the exuberance of nature. You will be woken by a chorus of birdsong in the morning and can lie in bed and watch the black squirrels leaping through the walnut trees.
The habitat supports displays of fireflies in May and June - only possible in areas with less than 2% environmental pollution.
'We wanted to let you know that we really liked your house - the location is wonderful and we found the interior very tasteful.'
Wonderful location for nature lovers, so quiet, only the sounds of nature. We saw hundreds of butterflies, deer, squirrels, fox,... all from the endless garden.
The house is well kept, perfect for a family of 4, perhaps a bit too small for 2 couples. Loved the nice artwork inside. Location is beautifully isolated but very near a small town where you can find absolutely everything. Nice shopping and restaurant tips from the owners. Good communication. This beautiful region is not so touristic which suited us perfectly as it is still very authentic.
We arrived at Il Roccolo utterly exhausted after a long period of heavy work, and we found that it was absolutely perfect for our needs. The house is superbly restored and wonderfully equipped. An excellent kitchen and bathroom, as well as comfortable furniture and beds, all make it a wonderful place to stay. Good Wi-Fi means that it's easy to keep in touch if you want to. At the other end of technology, the wood fire was a great help for the first couple of (slightly-chilly) days, and sitting looking at it in the evening was very relaxing. The house was spotlessly clean when we arrived, with basic stocks of essentials in, all the beds made up and basically ready to go.
The views from the terrace were wonderful, and having breakfast looking out over them was a great way to start the day - and dinner with the same view was a pretty good way to finish it as well. In addition, the views of the mountains as you drive (or walk) down into Communanza were equally or more stunning: Il Roccolo is on a watershed, so there are different panoramic views both to the north and, within a few metres, to the south.
The facilities in Communanza are excellent, and well explained in the house book, so it's very easy to settle into the area once you arrive. We particularly enjoyed the Hotel in town, with its excellent restaurant. It was well worth the visit, and we went there twice.
The surrounding area is worth exploring, both scenically and for its facilities. We visited restaurants in Ortezzano and in Ascoli Piceno, both of which were well worth the journey, and we had a lovely drive up into the mountains. We didn't do a lot of 'culture' this time, but there's plenty in the area, especially at Ascoli Piceno, if you want it.
We certainly intend to use this again if you'll have us back a second time.
We left after a week thoroughly refreshed
What a fantastic house in stunning surroundings.
The house is immaculately kept with a lovely feel to it, clean and tidy, a very comfy bed, a superbly stocked kitchen and all the mod cons you could want, yet in an house that is entirely fitting with the regions architecture.
The surrounding countryside is absolutely breathtaking, with a fantastic view of rolling hills from the house's own large garden.
I look forward to coming back again!
Thank you so much for this beautiful week in your lovely house. We really enjoyed our stay. The nature around the lodge is breathtaking. It´s really a very quiet and romantic spot.
A most enjoyable week at your hunting lodge: exploring some unfamiliar hill towns, walking in the Sibillini and just enjoying the views. The mountains look spectacular at this time of year, and the view of them from the road down to Comunanza was a beautiful start to every day.
The lodge was charming. A most sensitive piece of restoration.
