The property is located in the border area between the Pisan and Florentine Hills, a hilly region rich in chestnut woods and land covered in vineyards and olive trees in the centre of Tuscany. The area, of great naturalistic importance, is dotted with numerous little towns full of important historical and architectural evidence; the borgo of Palaia, of ancient Etruscan origins, about 7 km from the house, contains buildings and churches of significant artistic interest and a priceless 13th century parish church perched on a promontory, offering a beautiful panorama that ranges from the Florentine territory to that of Volterra, continuing along the whole upper Valdera to Pisa and the coastal area. The territory offers numerous opportunities for recreation: nature and sports lovers can take advantage of long hiking and mountain biking trails, can ride horses along country paths (the riding club Lo Scoiattolo is about 15 km away, in Treggiaia) or play golf at the 9-hole San Miniato course about 35 km away or at the 27-hole course in Castelfalfi about 6 km away. Wellness fanatics can use the prestigious spa facilities in the area: those of Casciana and Uliveto are just a few kilometres from the property. About 20 km away in Pontedera are all necessary services and shops (although you can also do your shopping in Legoli, just 4 km away) as well as the Piaggio Museum, famous throughout the world, which houses the entire range of historical Vespas. The villa is easily reached from both the north and the south thanks to the A1 motorway (Autostrada del Sole) and the highway that connects Florence, Pisa and Livorno (FI-PI-LI) with the Pontedera exit about 20 km from the property. The airports of the region are very close, with the international one of Pisa about 30 minutes away (35 km) while that of Florence is about 64 km away. In addition, for those wishing to travel by train, Pontedera has an important railway station about 20 km away, directly connected to Florence and Pisa
