House Rules

We are very relaxed hosts and we hope you will find your stay here relaxing too. However there are a few house rules in place to ensure your safety and security and to make sure you have a great stay.


The house has outside security cameras and are placed in the front, side and back of the house. These are recording and monitored 24 hours a day. They are for your personal added security and also monitor the driveway where your car will be parked.


The house is absolutely non-smoking and unsuitable for pets. Smoking inside with the windows open, in the kitchen or in the bathroom with the extractor fan on is a bit like smoking on an aeroplane. Mischievously hiding in the toilet to sneak in a few quick puffs is still gonna get you in trouble ☺ Smoking anywhere in the house will incur a £300 deep cleaning fee. For those of you who do wish to smoke, please use the designated area in the garden where you will find a cigarette bin. Please can we ask that you place your stubs inside the cigarette bin as this will enable the garden to stay clean and tidy. Please do not smoke on the driveway or side path, as the neighbours get upset.


All damages and breakages must be paid for. Just as if you were at your friend's house, if a glass or plate breaks it's a small accident and no big deal. Should an item be lost or more serious damage occur such as damage to the property, stained walls or upholstery, soiled floors, bedding, furniture, fittings and household electronics that need specialist cleaning or replacement, you will be expected to cover the cost of repair or replacement. If, after your stay, the house needs unusually extensive cleaning or repairs that go beyond normal wear and tear and as a result of this the house is unavailable for further bookings, a charge equal to a day's stay will be levied for each day that the house is in a non-lettable state as a direct consequence of any damage caused during your stay. If you lose any key, you will be charged for the replacement of the lock.

Life is a Party:

We enjoy a party as much as anyone else and London is the perfect place for it. When we recently refurbished the house, we specifically instructed the builders to do away with the kitchen and install a fabulous bar instead. However, they are sometimes bad at following instructions and built a beautiful kitchen instead ☺ That, coupled with the fact that we live in a lovely quiet neighbourhood and all the neighbours get on very well, unfortunately means you will have to take the party elsewhere. We would be more than happy to provide you with information on the hottest parties in town.

Therefore, the house is let to you on the understanding that it will be for guests' use only. This is in place to avoid any disruption to the neighbours and stop a few spoiling it for the many.

We reserve the right to perform a routine inspection should we receive any complaints from the neighbours that a party is taking place. If the need arises we will use images from the security cameras and pass these on. You will also be in breach of our terms of service and this will result in your reservation being terminated with immediate effect with no entitlement to a refund. In addition you will forfeit your deposit and there will be an added charge of £300 to pay for the extra cleaning.


The house has been let on the basis of a maximum of 5 guests. Should you wish to have 2 or 3 friends or family pop round, this is of course ok. However, should you wish to have a function, i.e. barbecue, large family or friends gathering etc, there is an additional charge of £500 per function. This must be pre-approved and the usual neighbourhood guidelines respected as if you were in your own home.

Please be aware that breaking any of the house rules will lead to you forfeiting your deposit.


Check in is from 2pm until 10pm. On the day before arrival, please confirm your arrival time so that you can be met at the house at that time. On the day, if there is a delay, please let ua know as soon as possible since we also have a thing or two to do. Late check in or after hours check in will incur a fee of £20. Early check ins might be possible, but please check with us first.


Checkout is by 11am, including all luggage. Late checkouts might be possible, but please check with me first. We understand that you have been living in the house and enjoying its amenities. We would expect that at check out time, the house is fairly tidy and clean, any crockery is in the dishwasher, any rubbish has been placed in the outside bins, all lights are off and all doors/windows have been locked. This would be greatly appreciated as it helps us easily prepare the house for the next guests.

In Hvar-Croatia, the hotel policy is that if it rains during your summer vacation, they will refund your money. Unfortunately, this being good old England, as much as we would love to do the same, it would soon put us out of business. However, we do wish you a very pleasant stay and please feel welcome in our home and our city.

About David & Shully

Hi. My Name is Shully and together with my business partner David, we are your hosts.

After over 25 years of working my socks off in London’s rat race and enjoying many amazing travel experiences, I decided last year to semi retire and am now spending some time in Asia to broaden my horizons.

David has been my business partner and very close friend for over 25 years. He too is very well travelled and excels in property management and hosting. He has many years of experience and uses his knowledge to provide the guests the same high level of hospitality he receives when travelling around the world.

All communication will be done with us. And due to the different time zones, between myself and David, we are available 24 hours a day and you can expect an almost immediate response to any and all enquiries or needs.

Good communication with David who was very pleasant. Getting the key was easy and the house manual was very helpful. The air conditioning was very useful as it was hot during the summer. Close proximity to Brent Cross shopping centre and transportation was very easy getting around london. Kitchen well equipped and the ambience was good. Stayed there for 6 nights with 3 children. It was fun. The grocery store down the road came to our rescue the first day. David was checking to see that we were comfortable which was thoughtful of him. The house was big enough for a family of 5. Good experience and I would use this rental over and over again. Thank you David🤗

Beautiful three bedroom with excellent caretakers

Nice flat north of London with three comfortable beds. Large kitchen and bathroom. Hosts very responsive via texting with easy check in/ check out process. Good water pressure and temperature in bathroom. Overall place was clean but glassware and floors could use a good scrubbing. About a 10+ min walk to tube station or bus stop which may be quicker to get to central London pending traffic. Easy parking for multiple cars if needed. Location was safe with security cameras and had a good nearby jogging route through a park.

Great Place To Stay

We really enjoyed our stay at the Layfield House, it was close to the mall and a short walk to the tube station. All the rooms are air conditioned which was a plus because London was warm during our stay. The house has everything you need and the neighborhood was quiet at night.

Location, Location, Location -Excellent Stay!

First and foremost, top-notch communication and very nice hosts. Very easy to get in touch with prior to the visit, during the visit, and after the visit. Perfect location for a home stay in London. We felt very safe and had no issues whatsoever. Buses at the mall are only a 3-4 minute walk away. We ended up using UBER because it wasn't that much more than the four of us using the Underground and bus.

Little corner grocery store at the end of the block. It doesn't look like much, but you can put together some really good meals. Try making spaghetti carbonara with the pre-cut diced/cubed bacon, delicious. For really high-quality groceries, go to the H&M in the mall. While a bit on the pricey side, the fruits and vegetables were delicious, ripe, and sweet (strawberries). The mall really is a couple of minutes walk. End of the block, and across the short parking lot.

The house is very comfortable and the beds soft, but firm. The air-conditioning works great, especially during record high temps in London. Downright chilly if you want. There is only one bathroom upstairs, so plan accordingly. It has a shower 'door' that only reaches halfway across the tub. A bit odd, but not an issue - just a heads-up. Water is hot and plentiful - made for wonderful showers.

Enjoyed our stay, felt safe, easy to get groceries, great location to reach public transportion. 5 Stars!

Wonderful place

Had a great time for 3 nights, 4 days. It was me, my wife, and my 3 boys (18, 13, 11). House was spacious enough for all of us. Communication with host was great. I don't have any reservations in recommending this property to anyone else.

Great location

We had a very nice stay at Layfield House. Everything was exactly as documented on the website. Especially good location if you have a vehicle - very easy access to North Circular and M1. Heathrow just 30 minute drive. Brent Cross shopping mall two minute walk - great for groceries and supplies. Excellent heating and hot water system. Very quiet neighborhood.
