I love this location because it's easy to access but tucked away from the hustle and bustle of city life. A few minutes walk will take you to the Scottish Parliament, Holyrood Park and the Palace of Holyroodhouse but when you get home after sightseeing you can be sure of peace and tranquility.
What makes this Apartment unique
I chose this property because it's on the ground floor near a major bus route. I know there are lots of people who struggle with walking in Edinburgh and I felt sure that this would allow more guests to make the most of their holiday time.

Really nice little flat
Clean, cozy, and quiet. Walking distance to Holyrood and easy transit access for further afield. Some really good little restaurants in the nearby area too, and a great yarn store! Loved it. Thank you!
1st Visit to Edinburgh Scotland
Property managers where very attentive. Promptly answered questions & gave assistance. Worked with us to store our luggage til check in. Area surrounding the flat is a mess. 1st impression we were very disappointed. However, when getting inside things improved. Clean & cozy. Flat is small but works well for 2 people. Location is good with friendly pub, Safari Lounge, grocery, Poundland & Royal Mile all in walking distance. Missing a few things in the kitchen (carrot peeler, cookie sheet, etc). Plenty of dishes, cups, silverware. NO microwave or dishwasher!!! Instructions for oven, TV & washer/dryer weren't included. Could only wash a few items at a time. Forget drying. Shower water pressure awful. Beware when stepping in bath tub -- slippery.
All things considered would recommend rental as no place is perfect. We considered that many times things aren't the same as what we are use to at home. Therefore, we shouldn't judge harshly. Loved Scotland ♥️♥️. The Scots are lovely, friendly people who always have a story & are willing to help. 😘�😘� Give 12 Abbey Lane a try. You will have a great time!!
Thank you for your comments. We really appreciate your feedback. This property is in its first year and we're keen to make improvements where we can. In fact, the factors have already renovated the outside space to make it more welcoming. We're happy to buy any utensils which may make guests' stays more comfortable but unfortunately there's no space for a microwave or dishwasher.
We have the most powerful electric shower and upgraded the wiring to ensure the flow was good pressure, however if you're accustomed to a power shower it will seem a little gentle. I have personally used the shower and found it to be as good as any electric version.

Nice calm apartment
Everything was like expected.
It is near attractions but in a calm part of the city. Only a few minutes walk to the old and the new city.
Appartamento molto accogliente e ben posizionato. É seminterrato e le tende vanno tenute sempre chiuse altrimenti chi passa nel marciapiede soprastante ti guarda in casa. Nel complesso niente male anche come posizione e pulizia la quale non é perfetta solo in alcuni dettagli. Consigliato!
You will be staying just behind the Palace of Holyroodhouse where Mary Queen of Scots lived and the Scottish Parliament, at the foot of the Royal Mile. These beautiful tourist attractions border Holyrood Park, a glorious expanse of greenery with ponds, hills and rolling walks.
The Royal Mile hosts many wonderful restaurants, bars and cafes and is a central part of the main leisure area of the city. At the other end of the Royal Mile is the Edinburgh Castle. There are many tourist attractions on this thoroughfare including John Knox House, Camera Obscura, the Museum of Childhood, Mary King's Close and the Whisky Tour.
