We've recently completed a bunch of upgrades - the bedroom on the main floor has dramatic dbl barn doors, the kitchen has 2 refrigerators (one in the pantry that's convenient for beverages), refinished cabinets and top of the line KitchenAid appliances. Throughout the house, there are new Pella windows and, in addition, a rebuilt solar hot water system so everyone can enjoy long hot showers and baths. We are in process on completing a third bathroom on the lower level so each floor will have its own facilities.

The 4th bedroom renovation is partially done and open to guests. The bedroom has a high-end queen sized mattress with full views of the lake, trees and town below as well as a single barn door to make it feel intimate; the wood stove and lower deck ( a short walk to the sauna) is just around the corner from the room. Current available sleeping is: 2 king sized beds on the 3rd floor. A queen sized bed, 3 high-end comfy queen sleeper sofas on the 2nd floor, and a queen sized bed and a queen sized futon couch/bed on the 1st floor. If you double up in the king and queen sized beds, that makes room for 16 people to sleep. I also purchased 2 quality queen sized air mattresses with all the bedding, so if you fully use them, 20 people will easily fit. There are hypo-allergenic comforters on all the beds and futon. Each bed has 4 hypo-allergenic high end side-sleeper pillows on each bed plus 6 extras for the couches.
The kitchen is equipped with everything you'd likely have at your house. Condiments and spices and utensils are provided so you feel at home.

Close to Rocky Mountain National Park, Central City and Black Hawk Casinos, world famous Central City Opera House, and Red Rocks, a world-renowned concert venue. Sleeps 16 easily, plus ample room to spread out if additional guests wish to crash. Dog friendly. Stocked kitchen. Grill. 55" inch screen TV iwith Bose sound system, ncludes Netflix and lots of old school board games (Monopoly, Scrabble, Battleship, Candyland etc.) This is a comfortable, friendly environment to put your feet up. If you are looking for bone china and the Four Seasons hotel, this is probably not your cup of tea although Nederland's four seasons are lovely. The Ned 'Stead has two decks, one overlooking the town and the other the lake, and there is a relaxing wood-fired sauna just steps from the house. The lower level has a wood burning stove.
Nederland hosts frequent art and music festivals. You can see the fairgrounds from the house and view what's going on in town, or just stroll down the hill to artsy bars, pizza joints, restaurants, charming covered bridge and the local mining museum.
