Summer's here and the hummingbirds are back! Nothin' better than to grill and chill on one of the decks and enjoy the buzzing of the hummingbirds as they huddle around the feeders. Nederland has become famous for its annual Frozen Dead Guy Days festival (late Winter check out frozendeadguydays.org) but The Ned 'Stead is available for hiking/relaxing with cool mountain breezes for warmer Summer and Fall months. Book now for the golden aspens and elk bugling in Rocky Mtn Nat'l Park: if you've never heard an elk bugle, put it on your must-do list :)

We've recently completed a bunch of upgrades - the bedroom on the main floor has dramatic dbl barn doors, the kitchen has 2 refrigerators (one in the pantry that's convenient for beverages), refinished cabinets and top of the line KitchenAid appliances. Throughout the house, there are new Pella windows and, in addition, a rebuilt solar hot water system so everyone can enjoy long hot showers and baths. We are in process on completing a third bathroom on the lower level so each floor will have its own facilities.

Planning for Winter: skiers: check out Eldora http://www.eldora.com (FYI we don't get paid to endorse that particular ski resort but it's only 10 minutes from the house and the pix give you a good view of local scenery.)

The 4th bedroom renovation is partially done and open to guests. The bedroom has a high-end queen sized mattress with full views of the lake, trees and town below as well as a single barn door to make it feel intimate; the wood stove and lower deck ( a short walk to the sauna) is just around the corner from the room. Current available sleeping is: 2 king sized beds on the 3rd floor. A queen sized bed, 3 high-end comfy queen sleeper sofas on the 2nd floor, and a queen sized bed and a queen sized futon couch/bed on the 1st floor. If you double up in the king and queen sized beds, that makes room for 16 people to sleep. I also purchased 2 quality queen sized air mattresses with all the bedding, so if you fully use them, 20 people will easily fit. There are hypo-allergenic comforters on all the beds and futon. Each bed has 4 hypo-allergenic high end side-sleeper pillows on each bed plus 6 extras for the couches.

The kitchen is equipped with everything you'd likely have at your house. Condiments and spices and utensils are provided so you feel at home.

Make this magnificently located homestead your Colorado base to explore Boulder (an easy 25 minute drive through stunning Boulder Canyon) and Denver. Close to Rocky Mountain National Park, Central City and Black Hawk Casinos, world famous Central City Opera House, and Red Rocks, a world-renowned concert venue. Sleeps 16 easily, plus ample room to spread out if additional guests wish to crash. Dog friendly. Stocked kitchen. Grill. 55" inch screen TV iwith Bose sound system, ncludes Netflix and lots of old school board games (Monopoly, Scrabble, Battleship, Candyland etc.) This is a comfortable, friendly environment to put your feet up. If you are looking for bone china and the Four Seasons hotel, this is probably not your cup of tea although Nederland's four seasons are lovely. The Ned 'Stead has two decks, one overlooking the town and the other the lake, and there is a relaxing wood-fired sauna just steps from the house. The lower level has a wood burning stove.

Nederland hosts frequent art and music festivals. You can see the fairgrounds from the house and view what's going on in town, or just stroll down the hill to artsy bars, pizza joints, restaurants, charming covered bridge and the local mining museum.

Why David Zimmerman chose Nederland

I grew up in Colorado and lived in Vermont for 15 years. I chose this property in particular and Nederland in general because I was looking for that old school Colorado feeling with easy access to an eclectic town. I actually lived in the house for a year with my son before I purchased it because I wanted to make sure it really felt comfortable. Everyone who has visited, whether it is for 2 months or just a day hike, really enjoys that the house is very relaxing, but also has a lot of upscale amenities. I feel that the house and town are a great combination of woodsy and sophisticated.

What makes this house unique

The sauna is great. The views of the town and the reservoir are constantly changing and uplifting. Nederland is unique in its truly alternative vibe and is so close to hiking, skiing, mountain climbing as well as big cities like Boulder and Denver. I really love the fenced in yard for my dogs and your dogs are welcome as well. The house faces south so there is great sun exposure. The house is also built to be very energy efficient and house stays really warm year round.

The point of The 'Ned Stead is that it is comfortable, for kids, 20-somethings or big families. This is not a persnickety house with white carpet and bone china. The is a really comfortable, warm place that is fun to be at.

Notes:
The house was made in 1979 and is a partial timber frame, passive solar design so it faces directly south and is filled with sunshine all day. The house is extremely well insulated and I have been upgrading the windows to the highest efficiency Pella windows available. Even when it is -17, the house is comfortable, especially if you fire up the wood stove downstairs. The house has lots of real (not cheesy paneling) wood throughout and has a ski chalet vibe. Comfortable, not pretentious, very livable for a weekend or a month.

Our first impression when we arrived was what?? Lawn not mowed or kept up with. Cleanliness of house was suspect at best. Nice view of the reservoir

Great property

The kitchen was outfitted better than any of the other homes we have stayed in while in Nederland which is nice if you are cooking for a large group. The home has a great view and is quiet but is close to town. There was plenty of room for our large group. There was plenty of room to sleep and the beds were comfortable. David was great to work with. We have been coming to Nederland every summer for 6 years and this was our best stay by far.

Close to town, quiet home, awesome host!

We had an amazing time at the Ned ‘Stead. It’s a lovely and clean home with a huge backyard and a fully stocked kitchen. Loved the location. The beds were comfortable as well as the pull out couches. We had 11 adults and 1 child, plus had another 6 adults over for dinner. While there was not a big enough table for all of us to sit (which we already were aware of before arriving) it was awesome because there were so many seats (inside and outside!) and we could mingle and eat at the same time. Dave is an amazing and communicative host that is available if you need any help. We all definitely recommend the Ned ‘Stead if you and your group need a fun, relaxing place to stay.

Very nice place to stay with 3-4 families to see and view the lake and mountains

We loved the 25 minute mountain ride up into Nederland, CO. Short pleasant ride following the river. We went for my son's graduation and had family flying in from all over the US. David was so pleasant and accommodating with everything! He made sure the amount of beds were made, had plenty of towels and shampoo etc. He even allowed condiment use and half/half from refrigerator (coffee too)! Well stocked kitchen and baths! Bed were comfy! Loved his fresh pillows on beds!

The only wish was one more shower, yet, we managed by taking turns -- my brother was fine with the large bath tub upstairs!
