Steve and I currently live in Murfreesboro, TN and was born and raised in the Nashville area. Steve is an IT Manager and I am a real estate agent with Keller Williams Realty in the Franklin, TN office. Owning a beach house has been a dream of ours for a very long time and we made that dream a reality in June 2016. We have traveled to the beach since we were teens and consider ourselves true beach bums. We have also brought our 3 children since birth. We have a married son who is 26 yrs old, a daughter who is 23 yrs old, and a married daughter who is 21 yrs.old. We also have a granddaughter who is now 5 yrs old and loves the beach as much as we do! We often travel to the beach with my parents, sister's family and my brother's family each year so it was definitely time to buy a beach house to spend time with our family and friends and to rent when we are not using it. We hope all our guests enjoy it as much as us! Although the house is great, we want to make it even better for you and us! We have exciting plans in the near future with finishing touches, bath renovations, etc. We are all about happy guest and want you returning year after year! Why Steve and Lisa Perry chose Miramar Beach
After viewing lots of houses and condos, we found this wonderful small neighborhood of cottages. It fits our style being so close to the beach which was a must for us and its so close to restaurants and shopping! We were sold by the charm of the neighborhood, location, and the fact that it is on the beach side of Scenic 98 with no busy road to cross.
What makes this Cottage unique
When visiting this house, we knew it was the one for us as we loved the style of the house, the open floor plan, the front & side porches, as well as the balcony off of the master bedroom along with the palm trees in the yard and cute picket fence. The carport and community pool was a plus!

Fun Time in Miramar Beach with Our Family!
We had a great time at All About That Beach. Had a little trouble figuring out the code to check-in, but was able to get in touch with Lisa and she sent us the code. Very cute and well-equipped property with everything we needed. We really appreciated the extra towels and beach equipment! Lisa was helpful with dining suggestions as well. My only negative comment is the beach access was very littered with trash and discarded beach chairs. This is unfortunate because the neighborhood is much nicer than the walkway. Otherwise, everything was great! We would definitely stay again!
So glad you guys enjoyed your trip and appreciate you choosing to stay with us. Our goal is to have equipment and beach towels so its one less thing to pack and those are bulky items. Sorry about the walkway to the beach during your stay. There are two access points. One is on the neighborhood sidewalk and the other is the walkway connecting to the other neighborhood. Although a straight shot, that walkway occasionally will have a need for an extra disposal pick up day. I'll put in the house a diagram showing both options as the neighborhood sidewalk is probably a better option.
Perfect home to enjoy family vacations
Super clean, equipped and comfortable house located in a safe and beautiful community. We really enjoyed our vacations in this awesome home. Ideal for families with kids and they are pet friendly. Beach is 2 minutes walking from home. I absolutely recommend it.

Steve and Lisa were absolutely wonderful hosts! They were highly communicative, flexible, and their home was just as pictured. The house is gorgeous and clean, and close to everything (the beach, grocery stores, and the outlets can be done on foot). It's cozy with all the amenities that one could ask for to host a large family. We had 8 people on our trip and there was more than enough space for everyone. We enjoyed using the beach equipment in the shed and barely pulled out our own stuff that we brought with us. The house is well-equipped for the beach as well (umbrellas, wagon, chairs, floats, towels etc.) Thank you so much to Lisa for a wonderful, memorable vacation with my family!

Had issues but Lisa was very understanding & easy to work with
Upon arrival, the house was very cute & homey. Located on a small street with similar beach houses. Let me start by saying sometimes my expectations are a little too high & my husband thinks I’m too picky. I spend hours on VRBO researching houses & reading reviews when it comes to choosing vacation homes for my family. I booked this home due to its close proximity to the beach/pool, great reviews & the pretty beach decor in the pictures. The first thing I noticed was all the brown marks on all the white picket fencing up & down the street. I got over it pretty quickly when my husband pointed out it’s from the sprinklers hitting the fence but just an eyesore. We dropped our stuff & walked to the beach. While it was a quick few minute walk, it wasn’t a very pleasant one. There were trash cans all along the path that were overflowing & it smelled like a trash dump. Again, an eyesore but not a deal breaker. On the way back to the house, we walked the opposite side that Lisa suggested taking & it was pretty much the same with the trash. Just gross. There’s also a trailer home right behind the back driveway. No problem with trailer homes but it appeared to be deserted & not kept up very well. The house itself felt a little smaller than the pictures looked but it worked for our family of 7. No one stayed on the third floor because it was so hot up there even though there was a floor fan running. The master shower was extremely small but I know Lisa had said they plan to renovate both bathrooms soon. Now on cleanliness of the house. Things appeared clean at first look but the longer we were there, the more things I noticed. There were numerous stray hairs that didn’t belong to us, a couple dirty & a couple stained coffee mugs in the cabinet, some blinds had been cleaned but some were coated in dust. If we were a youngercouple with less kids maybe sharing the house with other couples, therefore splitting the cost, these things would not have bothered me. For the price we were paying, I just expected more. The deal breaker was when we got back from the beach one day to swim & the pool was padlocked due to ‘vandalism’ at the pool. Water balloons had clogged the filter yet no one was there working to fix the pool at 3 in the afternoon. The dryer also left black marks on our swimsuits. Lisa was very apologetic about everything & let us check out early. I’m sure she has solved the housekeeping issues & wish her nothing but the best😊�
We are truly sorry we didn't exceed your expectations which is our goal with every single guest. I'm a realtor and investing in a vacation home has always been a goal. One reason is because I know families save for vacations and we want to provide a great experience. I have been disappointed myself in accommodations that I've stayed at as I'm picky too and its just important to me to have a clean home with equipment and items of need readily available such as beach chairs, beach towels, baby items to name a few. After purchasing the house, we noticed the rust like substance on some of the fences through neighborhood. After inquiring, they told us its the water from the irrigation in neighborhood. We actually pay our housekeeper to spray ours constantly as we don't want that on our fence. The HOA comes through fairly often and sprays everyones who are not as particular as us. As mentioned, there are two beach access points. We recommend along our sidewalk. Trash cans are in front of each house at the road and is picked up twice a week and most neighbors pay for an extra day on Saturday in between guest. There is a trailer home between us and the beach. It is surrounded by 600K-over a million dollar homes. Only thing I can figure is that perhaps they owned all the land and sold off to the neighborhood or just owned that lot and didn't sell. No issues ever and there is a fence between it and our neighborhood. During say July/Aug. our 3rd floor will get a bit warm due to the entire space being at a higher elevation than other homes in our neighborhood getting direct sun and the entire room on all four sides has windows. We have it in the works to install a system up there for those couple of months and yes, although the baths are in good condition, we personally just have a design in mind that we hope to complete this fall. We just have not had a break in guest long enough to get the job done. As far as cleanliness, this is #1priority for my own house and when I stay away from home. I can assure you we go way beyond what other owners do. We pay our housekeeper really well to ensure a super clean house and we have never had a complaint in the 3 1/2 years of owning this house. Not only do we pay her after each guest leaves, we pay her to deep clean each month (blinds, baseboards, light fixtures, etc), we also pay her to sweep porches and sidewalks in between guest. My housekeeper had contacted me indicating the prior guest had put dirty dishes in the cabinets for some reason. Not sure if they thought they had run them or what. It was very strange but perhaps when my housekeeper was re-washing those she missed a couple. That is the only thing I can think of. We were shocked that there was anything dirty but really appreciated you letting me know and I did address it with my housekeeper. Regarding the pool, I did call the HOA and they confirmed there was people working on it and a part had to be ordered which I believe took a day so it appeared nobody was working on it. The pool did reopen the same day you guys checked out. It has rarely ever been closed. As I mentioned about the dryer marks, we paid an appliance company in March to come and figure out what was causing these small black marks on sheets etc. They said it was the seal coming loose and clothing or sheets were getting stuck between the seal and drum causing the mark. We paid to have repaired. We were unaware it was still occurring until you contacted me. We didn't want that happening to our guest or for our own linens at the house so we bought a new washer and dryer immediately after you guys left. Again, we are truly sorry for any negative experience as that is not how we operate which is why we allowed early checkout and refunded those days. We always want happy guest. We have many guest who return year after year which tells us they are happy and definitely our goal. Thanks so much for giving us a try!
