An ideally located and luxurious residence, situated on the world famous Promenade des Anglais, between Casino Ruhl and Negresco. This central Nice first floor Promenade property is perfectly suited to a small family or Riviera sight-seers. The marble floored, white walled lounge has a comfortable sofa-bed for two and dining table for four. A separate small bedroom contains bunk-beds. Situated on the corner of the building, the apartment has a dual aspect sea view. A sliding glass door, the full width and height of the apartment allows access to a balcony with a panoramic view of the beachfront. Spectacular views are available from the roof gardens by day and night, from Cap Ferrat to Isles de Lerins, from the mountains, to the Mediterranean. The residents Club on the floor below faces the sea, has a large terrace and exceptional views. The building is well maintained, has escalators and lifts throughout and is unique in being the only residence on the Promenade with rooftop pools.

I consider Royal Luxembourg's location to be the best in Nice; a seafront property in the centre of the cove, at the city centre end of the promenade. The sea view, rooftop pools and underground parking it offers, make it second to none. Once a hotel, the building retains a feeling of order, purpose and class. The building offers panoramic views of the coast.

Apartment very clean and comfortable. Had a fabulous holiday.

Excellent location. Disappointed with pool area as no sunbeds or shade. Clubhouse wasn't open, but maybe it is too early in the year? In the apartment, only minus point was that the hairdryer in the bathroom had a very short lead, therefore making it very difficult to style my hair. Would also like to have been able to find one English speaking channel on the television. Everything else, great!!

Perfect family holiday

We stayed at the property for a week with our 6 month old baby, it was perfect - had everything we needed for a comfortable stay and in the most perfect position!

We chose to get a taxi from the airport but the no 98 bus from the airport stops literally right outside the property along with all the other buses, the train station is a 15 minute walk away and we visited both Cannes and Monte Carlo by train which was a lovely scenic journey. However we just loved Nice there is so much to see and do all within walk away from the apartment.

Right outside the door are fantastic restaurants and cafes, or you can walk a little further into the old town for even more choice! Everyone is so friendly and helpful.

We collected the keys from the manageress of the property and due to some works being done in the entrance hall, two very kind gentlemen helped direct us to the apartment and helped us with our luggage.

We did not need to contact the owner during our stay however he dealt with our booking efficiently and responsed to any queries I had very quickly. He also provided some useful information on his information pamphlet.

The apartment is on a busy main road so fantastic for people watching and an excelellent view, beautiful to wake up to each morning, it can be busy with traffic noise but we slept soundly every night with the shutters down (including our 6 month old babay) without any disturbance.

We will definitely be back in the near future!

lovely stay in Nice

Excellent location but noisy-to be expected-wonderful view and nice to have balcony to enjoy breakfast or a drink! and people watch.Apartment just right for short stay and very comfy.Restaurant shops and old town just around the corner.

Could have done with larger towels and a small welcome pack-milk tea and coffee would have been a nice extra.

Great apartment

The apartment had an amazing view! I loved sitting on the balcony. Be cautious as it was very noisy on the weekend all night. I wish the apartment had WiFi.

Great apartment in superb location

This was our second year in a row staying at this apartment and yet again we had a wonderful time. The apartment is ideally located in the heart of nice with a great view of the sea and promenade des anglais. The roof top pool has even better views, and brilliant for an afternoon swim to keep the children happy! The booking and key collections was faultless. We can't wait to come back to stay again!

Fantastic location. Everything else marginal.

Pros: Excellent shore access, great location for partying and eating 24/7, fun going on all night (loud though), pretty good slider door to close out noise, bathroom has good vanity mirror light and good water pressure.

Cons: , no Wi-Fi, no guidance for TV use and limited channel access, had to buy our own toilet paper, bunk bed mattresses were shabby and in a super tiny "bedroom", there was no anywhere garbage can or trash bag in the apartment. Ad that says escalator works by standing on the rubber mat. It absolutely does not and finding the lift is tricky. But you don't have to carry your luggage up the stairs.

The apartment owner was accessible via texting and mostly accommodating.

Owner's Response: No exclusive wifi, but pay as you go wifi available via SFR network. TV turns on and off via red standby button on remote control, like any other. Channel selector on remote control. TV shows Freeview channels, which, being in France, are mostly in French. There are around twenty channels to choose from and a DVD player. Missing toilet paper was an oversight on this occasion and will be addressed for next season via a procedural change. Floor plan on website. The bedroom houses bunkbeds for children. Mattresses measure 67" x 30". Waste bin will be addressed for next season. Communal waste bin in a storeroom nearby. Escalator maintenance occurred during this Guest's stay, thus the rubber mats were inoperative. On review of our message exchange, there's no case of me being unaccommodating; this Guest was refunded for her inconvenience.

If not swimming or sunbathing, a short beachfront stroll brings you to the Albert 1er gardens with children’s carousel and play area. La Place Massena is next, in an explosion of colour with striking facades, bright flowers and ornamental fountains. The Old Town is 5mins walk from the apartment and boasts the renowned Course Saleya open markets; a real taste of the Mediterranean. Pass beautiful architecture, Nice Opera house and the Museum of Modern Art before spying the glittering yachts in the spectacular port; Corsica is 3hrs away by ferry. This apartment, ideally located for airport transfers, is the perfect base for excursions, being the closest point on the Promenade to Nice train station & an enjoyable 15min walk from the bus station. Visit Monte Carlo and Cap d’Ail or Cannes & St Tropez, or even spend a day in the mountains. The building is on the edge of the pedestrian zone, full of excellent cafés, restaurants and designer boutiques, with high street shops and trams nearby.

Ski: The ski resorts of Auron and Isola 2000 are 95km from Nice.
