Lakeside House is a beautiful, Grade II listed house, dating back to the 19th century and set in the beautiful Cotswolds hamlet of Fossebridge, by the River Coln, overlooking the lovely grounds of the Inn at Fossebridge. There are many stunning walks in the surrounding Coln Valley, and the property is ideally located for exploring the entire Cotswolds region, including the many picturesque market towns and villages, as well as day trips to places such as Stratford-upon-Avon, Oxford and Bath.
The Cotswold stone property contains a wealth of character features, including wooden beams, exposed stonework and a cosy wood burning stove, and the house has recently been redecorated, furnished and equipped in a warm and contemporary style. Complementing the style and character are modern facilities, including wireless internet access, a flatscreen TV with a Sky package, including Sky Sports and a well presented kitchen.
Lakeside House sleeps up to 10+1 people (with the +1 being on a Z-bed, available for £45 per booking), in four bedrooms, with two bathrooms and a downstairs cloakroom. There is a lovely garden overlooking the lake, with an outdoor table and seating, and off street parking for up to five cars is available. The house is perfect for an extended family, or groups of friends, looking for a relaxing break in the heart of the Cotswolds and can be booked in conjunction with neighbouring Stable Cottage, which sleeps six people.
Booking and payment
Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
A security deposit of £300 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Guests are specifically requested not to move furniture, or beds, around within the property and material failure to abide by this rule may result in a deduction of £100 from the security deposit.
The maximum occupancy of the property, including its grounds, is 10+1 guests (with the +1 being on a Z-bed, available for £45 per booking), at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 11 guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
For larger groups, a further six guests can be accommodated at Stable Cottage, adjacent to Lakeside House.
Lakeside House accepts up to two well behaved dogs, at a cost of £20 per dog, per week.
Dog treats and a dog bowl are provided for your dogs.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Bed linen and towels
Bed linen and towels are provided for guests. These are laundered by Cotswold Linen Press to provide crisp fresh sheets, all lightly infused with lavender fragrance, for that perfect Cotswold touch.
Arrival and departure times
Arrival time at Lakeside House is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.
Bed sizes and configurations
•Master bedroom (ground floor): King size bed
•Bedroom 2 (ground floor): Two single beds (plus a wash basin)
•Bedroom 3 (1st floor): King size bed (plus a wash basin). This room also contains a wooden cot for infants.
•Bedroom 4: Four single beds
One full size, single “Z” bed is also available, at a cost of £45 per booking. The Z bed can go in the master bedroom or bedroom 2.
•Family bathroom (1st floor): Bath with overhead shower, toilet and wash basin
•Bedroom 1 ensuite: Bath, walk-in shower, toilet, double wash basin
•Ground floor cloakroom: Toilet and wash basin
Fuel and logs
Electricity and gas are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Lakeside House has free wireless internet access and a TV with a Sky package, including Sky Sports.
A coin operated payphone is available in the property.
Mobile phone reception is patchy.
Lakeside House has a private entrance with parking space for four cars, plus an overflow area for one additional car.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services are available on request.
Child friendly facilities
A wooden cot (without linen) and a high chair are provided.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
Lakeside House is accessible to guests with limited mobility. Two bedrooms are on the ground floor, one of which has an ensuite bathroom, and these bedrooms can be accessed via just three steps.
The property has character features, such as low beams, and is laid out over two floors, which could pose difficulty to guests carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
The house has its own front garden, however, parents should also be aware that the house is close to a lake.
Allergy sufferers should be aware that the duvets in Lakeside House are goosedown.
