The 3 bedroomed house faces south west, is well equipped, with a private pool and toilet and washbasin on both floors. Immediately adjoining the bright, comfortable living kitchen is a small terrace with table and chairs for your morning coffee or evening glass of wine. It overlooks the enclosed garden which has a small in-ground private pool with terrace and loungers directly across the quiet village lane. The pool area also has a barbecue, dining table and parasol, together with a small grassed area and a palm tree for extra shade. The house has its own private parking area. Montpezat d' Agenais is a historic village with lovely stone houses, a pretty windmill and children's play area, and a beautiful scenic village viewpoint overlooking the Lot Valley.

About Angela Errington
I have two adult children and one grandson and recently retired after teaching for over thirty years. I am proud that my daughter in law is French, as she and my son met when they were both studying in the UK. I speak French reasonably well and have an ambition to follow everything on French film without subtitles. I have a long way to go!

Then we visited Lot et Garonne for the first time in 2004 and instantly fell in love with the special qualities of the area - rolling, fertile countryside with long, warm, sunny summers, red roofed stone buildings, ancient half-timbered houses and the emotional connection many French people have with their "terroir".
What makes this House unique
We love the combination of the stone house with thick walls, yet with an open and light feel inside the house. To keep us comfortable in the long, sunny days, we have double glazing and volets. A special treat is to sit in either of the rear upstairs rooms with a morning cuppa and watch the sun stealing across the beautiful valley view, warming it for our lovely day ahead.

Popular activities include various Night Markets several nights per week at nearby villages with free open air live music and dining, Walibi Theme Park at Agen, Aquaparks at Villeneuve sur Lot and Nerac, the listed "Most Beautiful Villages of France" Pujols and Monflanquin, walking or cycling the many traffic free pathways such as the Canal Lateral (part of the Canal du Midi) which you can access at Agen or Buzet sur Baise. Two favourite restaurants for a lovely al fresco lunch are restaurants at Pujols and at nearby Temple sur Lot, where you can dine under sun parasols by beautiful fountains for a very modest price.
