Five bedroom charming Georgian house - sleeps 10

Lakeside House is a charming large and extended two storey Georgian cottage with a great mix of period character and modernity. This B listed house is situated in the most enviable position, a quiet 'country like village' with lovely views of Arthur's Seat yet within the heart of Edinburgh.

The entrance hall leads to the dining room and from there you can access the modern lounge and kitchen. The lounge is a new addition to the property and boasts floor to ceiling windows. The massive glass panels open to bring the outside in. The kitchen is fully equipped with all modern appliances.

The other side of the entrance hall downstairs consists of 2 a-joining rooms. The first room is the 'snug' with a day bed which converts to a double bed. This leads into the main downstairs bedroom which has a patio door opening onto the back garden. This bedroom has a double bed. There is a bathroom on the ground floor which has a power shower and full size bath. Upstairs there are 2 principle bedrooms both with en-suite shower rooms. Both these bedrooms have double beds. The third smaller upstairs bedroom has bunk beds.The back garden is completely secluded and enclosed. Unrestricted street parking

Located just 10 minutes from a range of city buses, it takes just 20 minutes into the city centre. There is a Tesco Express 0.65 miles or a Morrisons Supermarket 1 mile from the property.

Duddingston Village is one of Edinburgh’s premier addresses, thanks to it’s unique combination of a genuine village atmosphere and a location ideal for access to the city centre. The picturesque surroundings of the village include delightful views across Duddingston Loch and on the opposite side, the southern flank of Arthur’s Seat. The local village pub, The Sheep Heid Inn, is Scotland’s oldest surviving public house and provides good food and a traditional skittle alley. As well as the open spaces of Arthur’s Seat and Holyrood Park, there are a good range of golf courses nearby including Prestonfield and Duddingston. The Cameron Toll shopping centre is just a short drive away through the park, as are the thriving areas of Newington and Bruntsfield. Excellent road connections also provide rapid links to the city bypass and A1, which in turn give good links to the motorway network and Edinburgh Airport.

- A refundable damage deposit of £250 or 10% of the rental balance(if booking is 2 weeks or longer) is payable to The Edinburgh Address via our Guest Area portal 7 days before arrival and shall be refunded 7 days after departure. Funds shall only be with held on the instruction of the owner or property manager due to damage being caused during the booking.
