Ideal For Families, Groups Or Pilgrims, Sitting In A 1.1 Hectare Park

This exquisite Roman villa sits in the middle of a 1.1 hectares (2.7 acres) olive grove in the bucolic Roman country-side north of Rome--midway between the center of Rome and beautiful Lake Bracciano. The neighborhood is a mix of distinguished properties, horse ranches and working farms with easy access to Rome and its surroundings.

The villa consists of 5+ bedrooms, 4 full bathrooms and 1 half bathroom, and can accommodate up to 14 persons. It has plenty of space for relaxation and leisure--both indoors and outdoors. It is an ideal location for groups of families and/or friends who wish to visit Rome and its environs at a leisurely pace--benefiting both from the dolce vita of the Italian countryside and the incredible historical and cultural amenities that Rome and its environs have to offer. Even the neighborhood has its share of historical artifacts including a Roman tomb and remnants of an original Roman road.

The villa is a large structure of some 600 sq.m. (6,500 sq. ft.) that is divided into a number of levels. The main level contains most of the social areas including a main salon, a secondary salon or family room, a dining room and the kitchen. A spacious hallway links these various rooms and the flooring is beautiful terra cotta tiles. The main salon has a wood burning chimney to take the chill out of the air on cooler winter evenings. There is also a powder room next to the kitchen.

The upper level bedrooms are divided into three levels. The first level has two bedrooms, suitable for sleeping two in each room, and each has its own in-suite bathroom. The next level has an additional two bedrooms, again each of which has its own in-suite bathroom. One of the bedrooms has in addition an alcove that can be used as a reading room, but that also has a settee that can be used as an additional single bed. This level also has an open space that can be used as a library and leads out to a small terrace. There is also a settee in this space that can be used as an additional single bed—albeit with limited privacy. The final level has a single room, traditionally used as an office because of the built-in shelves, but also hosts a double bed for another two persons—though the guests in this room need to use one of the other bathrooms.

The lower level is a huge space—some of which has been furnished for additional sleeping. Off the garage is a nice room set up to sleep two. In addition, there are two other rooms that can be used for sleeping. They are nicely appointed and comfortable, though somewhat less attractive than the upper level rooms as they have less natural light and the bathroom needs to be shared.

In summary, there is bedding for 18 persons with various degrees of comfort.

The house is fully furnished including bed linen, towels, dishware, glassware, cutlery and cooking equipment. A continental breakfast will be made available in the morning. Guests are welcome to prepare other meals while staying at the villa—though clean-up is the responsibility of the guests.

The front of the house is surrounded by a large wrap-around terrace that is particularly pleasant at the end of the day to watch the setting sun in the west. The north side of the house has a large outdoor patio with easy access from the kitchen and that is often used for outdoor meals or enjoying a glass of cool prosecco.

A long driveway from the main entrance through the property leads to a car park with room for 4-5 cars, which is shaded by some large plane trees. There is a short drive from the main driveway towards the garage that has an electric door. The drive and garage can hold an additional 2-3 cars.

The Garden

The house sits in an exquisite olive grove of 1.1 hectares (2.7 acres) with a number of other plants and trees including many fruit trees--oranges, plums, pears and persimmons. The front part of the property is bordered by huge parasol pines, also known as stone pines, and typical of the Roman countryside. The olives are harvested each fall towards the end of October from where they are quickly taken to the local frantoio, or olive mill, for pressing into the villa's own olive oil. The entrance to the villa property also includes a pond with water sourced from the property's well, and there is a relatively large expanse of lawn that can be used for sporting activities such as soccer or badminton. The entire property is surrounded by a stone wall and the main gate is electronically and remotely activated.

Dora undertook her doctoral studies in Rome and is very knowledgeable of its history and cultural amenities. We particularly enjoy this property because it has the advantages of living in the beautiful Italian countryside and yet is only minutes from the center of Rome--a truly special city. We always enjoy watching the beautiful sunsets from the front terrace and because of its location, it is typically somewhat cooler and breezier than Rome in the hot summer. There are beautiful walks in the local countryside, even on old Roman roads. At the end of a busy day, whether visiting Rome or its surroundings, the Villa and its park is a haven of beauty and tranquility.

What makes this villa unique

This house is best suited for groups of friends and extended families who wish to visit Rome and its surroundings at leisure, and ideally with one or more cars. (We can arrange for transportation and guided tours upon request.) It is easy to get to many of the special places around Rome--Tivoli Gardens, Villa Adriana, the Castelli Romani, Frascati, Ninfa Gardens, Bracciano, Sutri, Orvieto, Villa Farnese, Villa Lante, Orvieto, Umbria and the coastal areas of Lazio and Tuscany. Driving to Rome is also possible, but it is probably better to leave the car at the close by train station and use public transportation. St. Peters is a short 20 minute trip by train.
