La Bergerie is a stone built farmhouse, modernised to high standard. On an elevated position with magnificent views, and set in two hectares of its own land. in a hamlet of 4 houses, but only 6 kms from two fully equipped riverside villages. The site is very safe on a rarely used country lane and has its own swimming pool and children's play equipment. Off road parking for two cars.
The house is on three levels, with two double bedrooms on the ground floor, each with its own shower room. One bathroom also opens into the garden, ideal for when at the pool or under the shade of the trees. The first floor has a modern kitchen and sitting and dining areas, with UK TV etc. Wifi is present, but in a rural area can be patchy.
The top floor has several single beds and could sleep up to 4 children or two adults. It has a bathroom with a bath tub. The stairs from the middle floor have stair gates to prevent toddlers from climbing to the other floors.
From the kitchen door you access a wooden balcony which is protected by an automatic sun shade and is ideal for outdoor eating or just watching the superb sunsets.
The gardens and surrounding area
The gardens around the house are grassy and ideal for games, with one or two quiet corners for just relaxing. The pool is 10x4 metres,with a fully motorised shutter for protection, meeting French safety standards. There is a quaint stone pool house, which affords protection from the heat of the day, but is wonderful for those evening "aperos" as the sun goes down.
The farmhouse is set in the grounds of the owners' home, but is entirely private.
The house is on a very small unclassified road, which is used almost entirely by the residents of the few houses (or farmers gaining access to the surrounding fields of crops - there is no livestock).
The village of Varen is 4 kilometres away, with a boulangerie, pharmacy, small supermarket, bar and restaurant. The village is situated on the river Aveyron with a lovely riverside walk and ancient streets full of history and children often swim or paddle in the calm summer water.
Just 6 kms in the opposite direction is the village of Laguepie, which also offers most commerces, including a larger supermarket. Set between the two rivers Aveyron and Viaur there is a summer swimming area, with lifeguards and water play platforms. Both villages are also on the railway line from Toulouse - Figeac, with possibilities of excursions to the lively regional capital or the lovely villages of the Lot.
Within 20 kms there are several ancient "bastide" towns and villages, with streets steeped in history: Najac; St Antonin Noble Val; Cordes sur Ciel. Plus bigger historic towns such as Albi and Villefranche de Rouergue within 40 minutes. And with very light traffic you rarely meet any hold ups.
A holiday at La Bergerie can be spent by the pool (and many visitors with children do just that) or provide a base for exploring, walking, canoeing and enjoying the French experience.
