With two sitting rooms, two double bedrooms and two twin bedrooms the house sleeps eight+ and (unusually for Rye) has a large sunny garden; the Old Surgery is ideal for one or two families.
eight+? Suitable for the warmer months is the annex (additional cost) with independent access, a double bedroom and small bathroom with shower.
Our house is old with many interesting features including a giant fireplace with wood burning stove, antique floorboards, picturesque beams, a centuries-old iron pillar, and timbers from a Spanish shipwreck; but also is fully equipped for your holiday with two washing machines, two dryers, two fridges and an iron. Bed linen and towels are also provided, and for babies we have a put-up cot and high-chair.
The property has a large, sunny garden with tables, chairs and barbecue, and yet is in the heart of Rye with shops, art galleries, great pubs and restaurants all on your doorstep, and the fantastic sandy beach at Camber Sands only a couple of miles away.

In the summer we rent by the week from Saturday to Saturday, the rest of the year we are available for weekends, and we offer an early check-in (12.00) and relaxed check out (12.00 on Sundays, 11.00 on weekdays)

Summary of Accommodation:
Top floor - double room (king size), twin room, bathroom (shower)
First floor- double room (queen size), one twin room, main bathroom (shower+bath), sitting room (with small sofa-bed but not a private space)
Ground floor - Living room, Kitchen both with wood-burning stoves.
Cellar - Washing Machines, Dryers, Freezer
Outside: large garden with lawn, seating area with table and chairs, deck chairs, hammock, barbecue, badminton set.
Note - the house well equipped for family life, and perfect for your book club, or old friends reunion, but is not suitable for hen/stag parties.
Accessibility - the house is old and some of the floorboards are uneven. The stairs from the ground to first floor are quite steep, but are wide and even and have a handrail. The stairs up to the top floor are steeper and narrower, and not suitable for anyone who is unsteady on their feet. We don’t have any stair-gates. If you have any questions on access please give me a call to discuss, and I will send more detailed information and some pictures of the stairs.
RYE and SUSSEX
The house is centrally located in Rye, one of the jewels of the South Coast with cafes, art shops and restaurants, fine pubs wine bars, cinema and boules piste in an unspoilt, medieval hill-top town. Enjoying a sunny and warm climate, Rye is perfect for beach holidays in the summer and weekend breaks from Autumn to Spring, when the town hosts Rye Jazz Festval (Aug/Sept), Rye Arts Festival (Sept), Wild Boar Week (Oct) the famous Bonfire (Nov) and the Scallop Festival (Feb) . Rye is the historic home of Henry James who's house is open to the public (National Trust) as well as the setting for the famous Mapp and Lucia novels, as seen on BBC recently.
The vast sandy beach at Camber Sands is only three miles away, an easy cycle ride down an off-road cycle path.
For the sporting the town has a sports centre with swimming pool, Tennis Club and nearby Rye water sports has sailing, wind-surfing and stand up paddle boards. Along the beach from Camber is wind-surging and sand-yachts.
Nearby attractions include Smallhythe, Great Dixter, Bodiam Castle, Gusbourne and Chapel Down wineries, Lympe Safari Park, Dungeness.

For Childen -
We hope that younger visitors enjoy the house and we leave a small selection of board games and books in the house, as well as a few DVDs. The very young may enjoy our can-you-find quiz to win a bag of sweets. The Heritage centre at the quay has some delightful old slot machines and town model which entertained our children when they were younger (the town model even contains our house) You can also hire audio ghost and history walks for slightly older children which are fun
Parking - in common with much of the Citadel in Rye, we don't have on street parking, but there four 1-hour spaces outside the house for loading/unloading (free all night). Nearest parking is the station car-park, £2.70 a day, and just a two minute walk from the house.
