Welcome to Happy Days Villa !

The Happy Days villa is located in the prestigious area of Rolling Hills Estates at Formosa Gardens. This very modern villa enjoys the status of being on one of the closest residential community to the magical Walt Disney World, just 3 miles drive to the Walt Disney World front gates.

This spacious villa is ultra modern with all the latest technology and comforts of home. The main living room includes a 65' LED TV with 100's of HD channels. WiFi throughout the villa and pool areas. Free unlimited calls to anywhere in the USA and Canada. Gourmet kitchen with granite countertops and top of the line brand appliances stainless steel.

Two Master Suites with king sized bed and 40' Led TV with ensuite baths and walk-in closets.
Two other bedrooms (Mickey bedroom and Skate Bedroom include matching twin beds and 32' LED TVs).

All bathrooms are fully appointed and have granite counters.
Private games room with Pool table, foosball and Air Hockey. Screened in lanai is the perfect place to take a break after a long day of theme parks, the large pool is very private and South facing.

Shopping is just minutes away with grocery and retail stores, world class outlet shopping as well as many restaurants and pubs. We are only 15 minutes away from Universal Studios, The Wizarding World of Harry Potter, Sea World, Wet and Wild, Lego Land, 60 min to Busch Gardens, Tampa and the Gulf beaches, 1 hour to Daytona beach and the space coast, NASA, Cocoa Beach. 20 golf courses.

Lovely property local to Disney

After delaying our holiday for over 2 years due to covid we were really happy with the communication with the owner and nothing was too much trouble. Arriving information was sent in plenty of time and was easy to follow so we were soon settled in. The property was spotless with a little wear and tear here and there as expected from a rental and was generally well maintained. Even the little things like kitchen towel and pool toys were provided. One small maintenance issue was resolved within 30 minutes so found this excellent. The property is located really close to a large Walmart and the Disney parks are also easy to access. Overall we had a great experience renting and would like to thank Michel for being a good host.

Great location, great property

We loved our stay in this villa, it had everything we needed for our 2 weeks of fun at the theme parks with time to relax by the pool when needed. The property was very clean and well cared for. All communications have been excellent. Staying in the height of August heat made the games room a little unusable at times as it was just too warm but out teenage daughters still enjoyed a few games of pool, air hockey and foosball. The location could not have been better and we enjoyed many good meals at local restaurants and a few at home with curbside pick up and deliveries. We would love to return to this villa when we visit Florida again.

Fantastic family holiday very close to Disney

We had a wonderful holiday and location wise it was perfect. Close to all the parks, restaurants and shops. Would definitely recommend.

Well located base

On a quiet residential road in a good neighbourhood this roomy well conditioned property is ideal for Disney world visitors Only downside is the rather spartan fit out for everyday use, utensils, toilet paper, cleaning products, spices all these kind of stuff is there but in there bare minimum amounts Lovely place though - just remember that if you visit in February, like us, pool heating on is Not a default.

Great holiday home really enjoyed our stay.

Property was great, we really enjoyed our stay. The villa is exactly as described and is in easy reach of Kissemee and the Disney Parks. Would book again.

Why they chose this property

Rolling hills , is a very attractive and tranquil residential community. It is just 5 minutes away from Disney World's main gate, 15 minutes from Sea World and Universal Studios, plus you can also discover the many nearby Gulf and Atlantic costal attractions (e.g. Busch Gardens; Kennedy Space Center, and a wide variety of other recreational activities, such as golfing and fishing). For those who love to shop, the house is just 10 minutes away from many great outlet malls. Additionally, there is a large plaza offering many restaurants, various shops and a 24hr grocery store, located in the corner of 192.

What makes this property unique

The close proximity to the Disney World theme parks makes it very practical. You can go to the parks as soon as they open, and then as the crowd begins to grow (and temperatures go up), you can go back home, which is only 10 minutes away, and enjoy the pool, have a regular lunch (which is far much cheaper) and maybe even a nap! Then as the daytime crowd begins to fade, return to the parks (reenter is free) and see the parade, action, and fireworks in the cool of the evening!
