About the property

Le Vivier is a house is set on a hill facing due south with open views. There are 5 bedrooms; 2 large bedrooms on the ground floor both with king size beds and en suite bathrooms. Upstairs are a further 3 bedrooms; one double and 2 with twin single beds.

Downstairs there is a large dining kitchen and a living room. The kitchen is fully equipped with fridge freezer, dishwasher, washing machine and all cutlery, crockery, pots and pans etc. The kitchen has a microwave, oven and induction hob.

All bed linen and towels are included as well as pool towels.

There are room fans if the weather is hot and equally electric heating if it turns cool.

The house is an old, renovated farmhouse and upstairs there are some low beams. There are also steps up to the entrance door and some steps internally to one of the en-suite bedrooms.

There is broadband internet with WiFi throughout the house.

There are televisions in the kitchen and living room which receive UK programmes via satellite and the living room TV also receives French programmes. There is a DVD player and a selection of DVDs, books and some board games.

Outside there is parking for several cars including some under cover.

The garden offers spaces for dining and relaxing with tables and chairs for eating under a pergola for shade.

The pool is a kidney shaped pool measuring 8m x4m overall. It is kept at a pleasant temperature for swimming by a pool heater and a bubble cover. It is protected by fencing and by a pool alarm in case there are young children on site. The whole garden area is fenced and the gates can be closed if required.

The pool area has sun loungers and umbrellas and a paved surround overlooking the countryside.

Adjacent to the house and garden is a large grassy slope leading down to a flat area which is ideal for all kinds of games or just for letting off steam.

Le Vivier is 6 km from the nearest town of Chalais which has all facilities including supermarkets, post office, restaurants etc. it has a well attended large market every Monday. There are country walks or cycle routes directly from the house and river beaches within a short distance in the towns of Brossac and Aubeterre. Both Bordeaux and Angouleme are within an easy drive from the house and Cognac is a short distance too.

The area is rich in agriculture with fields of sun flowers and sweet corn alternating with vine covered slopes and grazing cattle. It has many picturesque villages with ancient churches, market halls and chateaux.

This house is our home in France and as such is not just a gite set up for visitors but a place we like to enjoy and relax in with our friends and family. We hope that you will enjoy staying here just as much as we do.

We’ve owned a property in this area for the past 18 years and successfully let our previous property for many years to many delighted clients. We both have a background in education and have found this property an ideal spot for relaxation from busy and stressful jobs.

Why The Owner chose Brie-sous-Chalais

We chose this house because of the peaceful location with lovely views. The house faces due south so we benefit from sunshine all day long. Although the house is in the countryside it’s only 5 minutes from the local town with shops and all facilities.

The accommodation is great for us and the family with traditional character but modern comfortable kitchen and bathrooms. We love to welcome the family who visit us here regularly.

What makes this farmhouse unique

There is plenty of space to relax round the heated pool or in the garden, space for al fresco dining and room to let off steam in the spacious grounds.

There are lots of country walks in the area and opportunities for cycling, swimming, canoeing or high rope trails among the trees.

The house is a comfortable drive from the channel ports on good fast roads or is easily accessible from several airports or by fast train links.
