This beautiful Victorian house, set in large gardens, is laid out over 3 floors, the ground floor has a magnificent kitchen with Aga and granite worktops, the orangery opens out from the kitchen and benefits beautiful views over the valley. Nespresso machine in kitchen , please bring your own Pods, Table and chairs seats 14 persons. Also from the kitchen is a lovely lounge with open fire and 3D TV with glasses. Another study room with sofabed, TV and bookcase, reception room 2 with patio doors onto a table tennis area, has 2 sofas and TV. Large laundry room and downstairs toilet. The second floor and top floors have 6 double bedrooms. Master bedroom has a super-king size bed, the second bedroom has a Super-king size bed and benefits from a lovely dressing room and en suite shower room. The third bedroom has a king bed and lovely views. Middle floor bathroom has bath and steam shower. The top floor has bedroom 4, king size bedroom and bedroom 5 a superking size bedroom and bedroom 6 has two single beds. This floor has a Shower Room. Outside is a wood store, and play area with swings. Lots of seating.
Next door is a beautiful coach house, which can be rented separately, this very attractive accommodation sleeps 8 people. Please view Berkeley Coach House for information regarding this. The large driveway is shared between both, the coach house can park 2 cars and the main house 4 cars.

"Berkeley House is absolutely gorgeous. Tucked away in the quiet country lanes just outside the centre of Bath, it played host to a very enjoyable weekend. The friendly and helpful owners were there to greet us when we arrived. Having showed us around and made us feel at home, they left us to enjoy everything that Berkeley House had to offer for the rest of our stay but I have no doubt that they would have been on hand if we needed anything. The House had everything to make our stay comfortable and enjoyable: plenty of space inside for everyone to spread out; logs for the cosy open fire in the evenings; a pretty garden with plenty of tables and chairs to sit in the sunshine; table tennis and other activities; lovely crisp clean bed linen and towels; the list could go on. I would highly recommend a stay at Berkeley House."

We stayed here over New Year. The house is s perfect spot for a getaway for a large group. It is very well equipped with everything you could possible need in the kitchen. It is also very tastefully decorated. There were two living spaces which worked really well with the kids in one and the adults in the other and a huge dining table for us all. It was a great place to see the new year in.
This property worked perfectly for our family get together for three generations. It is well equipped with every utensil, game and room for Christmas for 16. There are smaller rooms to relax in and the larger living and dining room for all to gather in. The views are stunning and can be enjoyed from the terrace with one of the Nespresso coffees. A short walk through the secret garden takes you to the very friendly pub or to the walk along the river or the canal with art along the way. All in all, a fantastic place.
We had a really great 2 nights at the house. The rooms are all massive with good bedding. There's plenty of wood for the fires and lots of pots and pans. The table tennis table was a good addition too.
2 small requests for an even better stay: 1) non-stick pans (to reduce the amount of washing up); 2) pan scrubbers/wire wool scrubbers - there were only sponges which weren't very effective.
We were a group of 14, 10 adults 4 children .We were celebrating a 70th and 12th birthday..
The house was perfect . 7 bedrooms all large. so nobody had to have a smaller one .
The kitchen was perfect for a large group with the dining conservatory and lounge leading off .There was also another snug sitting room with log burner which was used a lot by the kids or adults wanting to watch videos or play games. We walked into Bath along the canal path. it was about 7 miles but very flat with plenty to look at . The kids all managed without too much complaining. We did get buses and taxis home. We were a bit worried when we saw the Aga as none of us had used one . We managed and no one went hungry. The house was very clean and the beds all very comfy and warm .we would certainly recommend to large groups all wanting to stay under one roof

We rented Berkeley House for a family reunion of 10 and it really worked well for us. The photos reflect the house - it really is very pretty. Communication with owners was excellent before, during and after our stay. Very well equipped house - we had big family meals and couldn't have wanted for more. We had a minor issue with one shower which was fixed immediately - can't fault anything. Really good and we would recommend without reservations.
