Dave and I live in the Blackburn area, both being born and bred in Lancashire, we are retired with a daughter at university. Our cottage was bought as a family holiday home, but as chapters in life change we don't use it as much ourselves. We want to provide our clients with a family holiday to remember as we ourselves have many happy memories made at No 12 Kirkstone cottage.

Why Phoebe Willan chose Penrith
After many years spent holidaying and day tripping to the Lake District particularly the Keswick area, we were fortunate enough to acquire the cottage as it was being built. We mostly used the cottage for our own benefit as we had a young daughter and the many enjoyable weekends and school holiday spent there were priceless. It is a beautiful area and a great base to explore the Lakes, many a picnic has been had around the shores of the vast Lakes and many memories made whilst up there. The fact that the cottage is 'upside down' was a real attraction to our daughter and her school pals, now as our daughter has grown we rent the cottage to other families who can benefit from the many pleasurable areas in and around the cottage.
What makes this Cottage unique
Our cottage is a end terrace which overlooks fields from the lounge, as it is an end property so has extra windows which give it a lovely light feeling. A big attraction for us was the leisure area, with its pool, kiddie pool, steam room and sauna not to mention the gym area which admittedly we didn't use much. It was so nice to have a excellent restaurant on the complex as well as evening entertainment, particularly after spending a full day out and about in the Cumbrian fresh air it was lovely to relax with a nice glass of wine. After a nice meal then strolling through the village on a summers evening or indeed on a crisp frosty night was charming and made for a very good nights sleep. Indeed if we didn't want to go to far the next day we could always wander through the woodland walk which is home to red squirrels and an a abundance of ducks. If you enjoy the fresh air and the coziness of a 'upside down cottage' with the feel of a little village this could be right up your street. The property does not allow pets, BUT a newly build kennels has opened up on the neighboring farm, www.berrier-boarders.co.uk a small 5* boarding establishment, with 35 acres where the dogs are walked at least 4 times a day or you can pick them up in the morning then drop them of for bed at night, perfect.

Lovely holiday village setting.
Good communication from the owner after booking, with detailed instructions for finding the place and obtaining the keys.
The property was good, clean and well presented with plenty of seating and a good sized dining table.
Whitbarrow village was very quiet with excellent facilities and friendly staff. The food at the restaurant/bar is good quality and reasonably priced.
The swimming pool, sauna, steam room and jacuzzi were all clean and during our stay we quite often had the pool to ourselves. The pool area has been updated so the pictures on the listing are out of date now.
We really enjoyed our stay and will be booking again soon.

Comfy , cosy , relaxing abd functional in every way
We enjoyed our stay very much. We have had fun time in the pool and Spa facilities. Met friends at the Bar and had nice meals in the house which we cooked for ourselves. Nothing was missing really. Lovely touch are also the picnic bag with the plastic wear for picnics provided.

Great property and fantastic area
Property clean and comfortable and bright open living space. Well equipped (though would maybe suggest addition of kitchen scissors, kitchen scales and an extra clothes horse for wet swimming towels would be really helpful! ) Lots to see and do in area within 10 -20 miles. Resort good for kids with pool on site and crazy golf.

Very nice cosy and homely. Great location on a quieter end of the site. Lots of little touches and extras. Loved that the living room was on top floor. Made use of the pool jacuzzi and crazy golf on site. Liked the balcony to sit out. Would highly recommend

Brilliant family break
We have really enjoyed our stay. The cottage was superbly furnished, comfortable and spotless. The Seasons staff were helpful and pleasant. The owner was more that helpful throughout the whole booking experience. Would definitely recommend.Looking forward to booking again in the summer.

The cottage is privately owned and situated in Seasons holiday resort with pool, kiddies pool, spa, sauna, steam room, gym, restaurant with terrace, bar, games facilities, pitch and putt, crazy golf, kiddies playground, dvd and video hire.Leisure facilities are owned by Seasons therefore we are not resposible for closure during maintneance periods. The village has a reception area which opens 9am to 7pm. Whitbarrow Village is situated between Penrith and Keswick and only 10 min from Ullswater Lake, 20 min from Bassenthwaite, 20 minfrom Derwent Water and 40 min from Windermere (all by car) There are numerous attractions including horse riding, quad biking, steamers, sailing, walking, golf, shopping, fine dining, Aira Force waterfall, Penrith 14th century castle also football and rugby, Rheged tourist attraction with its giant cinema, World of Beatrix Potter (40 mins) Trotters World of Animals (40 mins) Check You Tube (Whitbarrow village) for short video
Other Activities: quad biking, 4x4 driving, high wire forest, golf, boat rides, museums, whale watching(seasonal) numerous lakes,
