An elegant family holiday property renovated and refurbished with style - a hidden gem. Set in a peaceful situation, in the heart of Gascony countryside, yet only 3km from the nearest village, it's a great "get away from it all" holiday location.
With 6 bedrooms and 4 bathrooms, 1 hectare of extensive gardens with views, a large pool and plenty of space inside and out, there is room enough for everyone to find their own niche.
Toulouse city and the airport are within easy reach of this lovely holiday home from where you can explore this part of Gascony and its Bastide villages or just take advantage of some South of France sunshine and relax poolside.
The Owner has in the past held small Wedding Receptions on the terrace. This property is ideal for extra accommodation if you are looking for a larger venue as it is close to a Chateau in our portfolio MP001A Chateau Lucvielle.
Charming Holiday Home to sleep 12-14 in Gascony, South West of France near Toulouse
This holiday home is set over 2 floors and has 6 bedrooms - the buildings surround an internal courtyard wtih a flowing brook which has a cooling effect. Character has been retained by incorporating original edifices, such as the stables and hayloft, by converting them into modern living spaces - the kitchen and covered terrace.
From the front door you are led into the delightful open plan living/dining room which has a high beamed ceiling and views to the garden and pool. Traditional stone walls, tiled floors and an open fire place combined with modern underfloor heating make it a welcoming space. At one end there are comfortable furnishings - two sofas and 2 armchairs and at the other a table to seat 12/14. The room is enhanced with pictures, lamps and objets d'arts.
The open hallway leads to the large, well equipped family kitchen the centrepiece of which is a huge island with several bar stools - perfect for breakfasting. Doors from the kitchen take you outside.
From the kitchen you connect to a second full height living room with another open fire.
The large exterior terrace can be accessed from both rooms by French windows, where there is covered terrace with dining table overlooking the garden and pool and salon furniture by the rose pergola.
A separate children's room, where there is TV with Freeview satellite, DVD, books and computer games, is a great asset!
Another option for that alfresco meal is the sheltered courtyard with salon furniture, dining table and summer kitchen.

This South West France holiday home is approached via a meandering tree-lined driveway, a quiet location, but not isolated as it is only 3km from the nearest village.
The property has extensive, well maintained gardens with long reaching views across the rolling Gascony countryside and fields of sunflowers - a lovely rural retreat.
Close to the house, in an unusual circular landscaped setting, is the rectangular 16m x 6m x 1m-4m pool which is alarmed and has a diving platform at the deep end. Surrounded by nature you almost feel part of the environment.
The pool has curved steps along one long side, overlooking the wide valley of the river Arrats. The pool terrace is part stone and part decking and has sun loungers.
For outside dining at the house there is a large covered terrace, an open terrace with a rose covered pergola with salon furniture and a courtyard with more salon furniture, dining table and Summer Kitchen.
Outdoor games including - trampoline (without safety net), swings, table tennis, table football, bikes, boules set and tennis rackets (courts 1km away).
Parking for several cars near the house under the shade of Mulberry trees.

A cookery lesson can be organised by the Owner/Keyholder should you wish to learn how to make the local dishes (supplementary cost|).
The local village, apprx 5 minutes' drive, has a lot of history, many historical buildings, shops, restaurants and tennis courts. The Owners says you can get a great Steak and Frites or Pizza there or for a more rural French experience try La Grande Ourse.
Gimont, apprx 15km, for Troc and Broc Le Trouv’Tout or the more fashionable brocante just opposite Leclerc supermarche.
Apprx 16km to Solomiac - a few restaurants, night markets in the Summer and a "base de loisirs" - water park with rides - open in Summer only.
Nearby Auch apprx 23km - the historical capital of Gascony has sights to see such as the magnificent Cathedral and the Escalier Monumental. For a platter of charcuterie and a glass of wine try Cave D’Artagnan which has a view of the wonderful Catherdral. Or eat out at the Café de France or the local Morrocan Saida for a fun night.
Lectoure, apprx 34km, famous for its blue dye and magnifcent Gallo- Roman ruins.
Lavardens, apprx 31km, a small village perched on a hill with a huge Chateau that holds regular and various exhibitions.
Apprx 60km - "La Ville Rose" - the Pink City of Toulouse (the pink refers to the pinkish hue of the terracotta bricks used in a lot of the buildings - white stone was more expensive!) was once the capital of the Southern French Region of Occitania. It is now the capital of the Midi-Pyrenees Region - History, Culture, Gastronomy, Wine it has it all in abundance and a great Rugby Team! In the centre the Place du Capitole - one of the great European city squares is a great spot to stroll, admire the Town Hall/Opera house buidling or linger at a cafe and people watch - lovely at night when all lit up.
Saunter through the small streets and you will no doubt see some of the 50 towers of Toulouse and the 11th Century Basilica of St Sernin at 300ft long it is one of the finest Romanesque churches in Europe.
A UNESCO site the Canal du Midi (inspired by the wheat trade) - begins and ends in Toulouse.
For all the family is the Cité de l'Espace the building itself is a 150ft high version of the Ariane 5 rocket rising out of the suburbs of Toulouse. It is the best space museum in Europe where you can see a full size model of the 1957 Sputnik and a bit of moon rock - the gyroscope is for the enthusiasts!
The Planetarium is certainly worth a visit.
Agen - apprx 81km - has an adventure park called Walibi - watch out for the wild rollercoaster! Don't forget to try the famous Agen Prunes!

At the Vert en L’Air Pavie, apprx 35km, you can acrobranche/climb trees - an assault course in the air - do your Tarzan impersonation or there is paintballing if you prefer - and then reward yourself with lunch in the neighbouring restaurant La Feniere.
There is always the night markets in July and August or the Country Music festival in Mirande and for children circus camps in Auch.
Or perhaps a Brocante in Fleurance, apprx 27km, a morning browsing interesting antiquarian items and then lunch at the Brasserie in the centre of town or the more intimate L’Amuse Bouche.
If the surf is calling you a day trip to the beaches of Hossegor on the coast above Biarritz is do-able - apprx 210km.
