Villa Mimosa offers a luxurious, tasteful, and quiet holiday home located in the most desirable and convenient quarter of the Côte d'Azur. The ground floor of the main house includes a large sitting room with monastery tiles, library, entertainment alcove, and fireplace, with french doors opening to the afternoon on-shore breezes and sweeping views over the gardens and Mediterranean. Also on ground level is a fully equipped study overlooking the North gardens and guest WC. Sliding doors provide access to the modern Italian kitchen with 20' beamed ceilings and dining area. Original paintings and sculptures throughout. The dining room and sitting room terraces give out onto the gardens and unobstructed sea views beyond. The first floor includes two bedrooms and two bathrooms, each with jacuzzi baths. The first floor hall, bedrooms and bathroom floors are tiled in cool white marble. The master bedroom includes a south-facing terrace with seating overlooking the sea, perfect for morning coffee and croissants or a glass of wine before bed. The second floor bedroom also includes a south facing terrace offering stunning Mediterranean views, a separate bath and shower room, and an exercise room with machines.
The large swimming pool area includes a pool house and summer kitchen with large refrigerator, 14-bottle wine-cooler, stove and oven, a traditional pizza oven, a built-in Australian gas barbeque, and sink and work area, as well as a sit-down bar, ceiling fan and canopy, and outdoor shower.
The separate 400 sq foot provençal-style guest house has Italian stone floors and a south facing wall of windows overlooking the Mediterranean. The guest house includes a dining area, kitchenette, and combination sofa and bed, as well as a shower and WC.
The entrance to the Villa is controlled from the house by an electric gate and CC camera. The Villa is surrounded by an enclosed 15,000 square foot landscaped garden and lawns. The property includes over 100 mature shade and fruit trees and kitchen herb garden. The lawns and gardens are 100% bio (no herbicides or pesticides). Grounds and and pool maintenance service is included.
The property is protected by interior and exterior alarms. There is a subterranean garage for two full-size cars.
All rooms in the main house and guest house benefit from central air conditioning. There are large-format televisions in the library, master bedroom and guest house, and internet phones in the main house and guest house offering world wide telephone access. All televisions are served by Apple TV as well as the French broadband services which include stations in English, Spanish, Italian, German, Russian, Japanese and Chinese languages.

About Nicholas Budd
We are an American (husband) Dutch (wife) couple who live principally in Paris. The husband is a California native and retired partner in a Wall Street law firm who has worked in London and Paris since 1979.

Why Nicholas Budd chose Arrondissement de Nice
We were attracted to the property because of its unique combination of cozy provençal style and English country house grounds and gardens, as well as the security and amenities offered by the Domaine du Castellet and the surrounding area. During the summers, when the coast between Nice and St Tropez is bristling with heat, traffic and noise, we find this area , between Nice and Monaco, to be a comparable haven of tranquility.
What makes this Villa unique
During the past two years we renovated, redocorated and refurnished the house to suit our needs. It has not been rented since the renovation. All machines and appliances are state-of-the art. The house contains some interesting art that we have collected over the years of travelling around the world. Although it is cooler in Domaine du Castellet than on the coast we chose to install central air conditioning with ducts in all rooms, which is unusual in France. By far, however, the most outstanding feature is the panoramic white and blue water Mediterranean view from all rooms and from the pool and gardens. This was the reason the house was mentioned in the Robb Report showcasing luxury properties for entertaining on the Riviera.

I can recommend this property to everyone ! It is beautiful and has lots of character. It felt like home away from home ! Perfect location to explore that part of the Côte d'Azur .

Did not want to leave
This is an exquisite property, just as represented. The house is beautiful, the grounds like a park and the view couldn't be better. Additionally, the furnishings are great and the brand new kitchen and kitchen contents are only something to dream for. With so much to do near by, we still spent a few days just being at the house.
The location is also excellent, driving to Villafranche, Nice and Cap Ferrat - allowing for a few sharp turns -takes only minutes. This was not our first rental in the Riviera, but it is certainly the best.
My kind of Heaven....
We stayed at the luxurious Villa Mimosa for two weeks recently. We didn't
call it Villa Mimosa - we called it heaven! The sparkling pool literally
plunged in the Mediteranean and the view is breathtaking. Every room has
this same panorama of manicured garden, pool and sea, and much effort has
been made to see that the interior is as stunning as the exterior.
Armchairs are feather filled and super comfortable, the huge light-filled
kitchen a dream, and sliding glass doors means outside/inside meld. We
discovered Beaulieu, which we loved. Big enough to have some super shops,
it still has a village atmosphere which is now lost in most other places
in the area. The market is great, and don't miss a morning coffee and a
newspaper read in the coffee shop opposite. For those without a car, a bus can take you in Beaulieu, and from there it is an easy bus or train to Moncaco, Nice or Cannes. As I said...Heaven.
The Best Locationn
Nestled into the English/Mediterranean garden is the Villa Mimosa. Both the BBQ and pool area, with it's magnificent views of the Mediterranean, is set in the exclusive enclave of Le Castlet. There is a short walk to convenient bus routes taking you to either the larger area of greater Nice or the charming town of Beaulieu who's mainline station has regular trains to both Monaco and Italy, with lots of stopping-off places for a great lunches and shopping. Our hosts could not have been more delightful and accommodating and were completely unobtrusive. We would highly recommend a stay in this most desirable property.
The Perfect Place for a Romantic Getaway
Villa Mimosa was a treat. The setting is special, and the view of the Med is spectacular. We really enjoyed the house, the gardens & the pool. The hosts are a charming Paris-based international married couple (American & Dutch), who have owned & used the property for decades (and after staying there we could understand why). The location is convenient to Beaulieu, St Jean Cap Ferrat, Nice & even Monaco/Monte Carlo. We can recommend a relaxing stay for a couple or a family without hesitation.
Villa Mimosa is located in the Domaine du Castellet, an exclusive private enclave of luxury villas within the famous Golden Triangle composed of Villefranche, Cap Ferrat and Beaulieu sur Mer, situated midway between Nice and Monaco on the Côte d'Azur. Villa Mimosa is ten minutes by car to the Casino de Paris in Monte Carlo and 5 minutes to the Grand Hotel du Cap in Cap Ferrat. The Italian border and communities of Ventimiglia and Sanremo are within 30 minutes drive.
Domaine du Castellet faces south above the Mediterranean and enjoys summer breezes and avoids the heat, traffic and congestion which are a feature of the côte d'Azur west of Nice during July and August.
