Gweal Brogue is a detached traditional Cornish farmhouse with 4 bedrooms (1 bedroom is used as a snug/den) and 2 bathrooms. Outside there is a pretty west facing rear garden, stunning countryside views and off road parking for 3 cars. The house is on the outskirts of the historic hamlet of Germoe with its ancient Norman church and stream running through the centre. Set in a rural position, nicely tucked away from the crowds during the tourist season but within a 10 to 15 minute walk of Praa Sands beach, with its cafe, bar, restaurant, locally made ice-cream kiosk. There is also a beachwear shop, where you can also hire wetsuits, kayaks, paddle boards etc.

The mile long sandy beach is hugely popular with families of all ages but never feels too crowded due to its size. There's plenty of parking and also lifeguard cover from April to September and during school holidays in the Autumn.

There are numerous beautiful public footpaths straight from the house and the coast path is only a mile away.

All the popular attractions of West Cornwall are within easy reach by car or public transport, including St Michaels Mount, Marazion, Mousehole, St Ives, Lands End, Lizard Point, St Ives, Kynance Cove, The Helford River and Falmouth.

ACCOMMODATION

GROUND FLOOR

Comfortable and spacious lounge with oak flooring, leather sofas, large granite fireplace and Clearview wood burning stove. Additional Snug on first floor with sofa, books, games and TV/DVD.

Modern well equipped kitchen with cream units, granite worktops, slate floor, integrated Meile dishwasher and 2 Neff fridges. Views over fields and hills beyond.

The kitchen leads through to the dining room with slate floor, underfloor heating, full length windows with a stunning rural outlook. There is a large dining table, seating 6.

The dining room leads out to a large decked area, taking full advantage of the wonderful West facing views and stunning summer sunsets. There is a table with seating for 6 on the deck. From the deck, steps lead down to the lawned garden and fruit beds, comprising damson tree, blackcurrant, gooseberry and blueberry bushes - please help yourself!

Through the kitchen there is a utility room housing a Meile washing machine, Zanussi dryer, freezer and microwave oven.

Downstairs WC and sink.

FIRST FLOOR

Snug/Den/2nd Lounge - 2 seater settee with TV/DVD. Perfect hideaway for teenagers!

Bedroom 1 - Master with king size bed, TV and views over fields to the front, large en-suite shower room, WC and sink, with far reaching views to the rear.

Bedroom 2 - Double room with double bed and TV and views over fields to the front.

Bedroom 3 - Twin room with 2 x twin beds and TV. Sea glimpses!

Family bathroom with bath and shower over, WC and sink, also with far reaching views.

About Karen Usher

We are a family of four who fell in love with Cornwall and moved to Germoe 14 years ago. Gweal Brogue is a much loved home, we brought our children up here and the whole area is a very special and magical place for us.

Due to work commitments we are living outside the county for a few years but will be very happy to return to this wonderful part of Cornwall when circumstances allow. In the meantime we are thrilled to be able to share the house with visitors to this wonderful county.

Why Karen Usher chose Germoe

The house is spacious and welcoming and feels very homely. The views from the back garden are beautiful and we never tire of watching the summer sunsets.

We liked the fact that the house is so peaceful, not quite on the tourist trail, however all amenities are within easy reach and the beach is a short walk away.

Genuinely 5 Star ! Excellent. Just as described

We had a wonderful stay and were very impressed with the quality and cleanliness of the house both inside and out. The house is a beautiful home-from-home, has everything you could possibly need and the kitchen is really well equipped if you want to eat in.

The situation is superb tucked away in a lovely quiet rural position but a glorious beach 5 minutes away and really close to St Michael's Mount, the lovely little town of Porthleven with its choice of galleries etc etc. There is lots to do and see in the area for all the family and Gweal Brogue is a ideally placed to explore this beautiful area.

There are numerous amazing restaurants and cafes within a few miles of the house. There will be details of all our favourites in the welcome pack.

Praa Sands beach is very safe with Lifeguard cover during peak times. There's a very relaxed bar/restaurant, cafe and ice-cream shop. A well stocked surf shop also hires out surf boards, kayaks, paddle boards, wetsuits etc etc.

A trip to St Michaels Mount, Mousehole, St Ives, Lizard Point, Kynance Cove and The Minack Theatre (book early for one of their open air theatre shows - the setting is second to none!) are just a few of the 'must do's' while you're in West Cornwall.

A coastal walk from Prussia Cove (quintessentially Cornish) to Praa Sands is wonderful and easy going with energetic children (especially with the promise of ice-cream at the end).

Nearby Rinsey (2 miles) is another particular favourite of ours. There's a 30 minute circular walk, taking in the spectacular landscape and former tin mine chimney, Wheal Prosper built in 1849. There's a steep track down to the beach and you can often find yourself the sole visitor. Cornish choughs are often seen at Rinsey.

From the house there are numerous public footpaths. A walk to Tregonning Hill is worth it for the views and also Godolphin Hill where you can see both the North and South Coast.

The whole area is steeped in history with tales of smuggling and shipwrecks.
