Villa in the Vineyard offers you a relaxing escape from the pressures of modern life. The Villa is set in 7.5 hectares of managed vineyards and farmland, surrounded by breath-taking views, with the mountains in one direction and the sea in the other. You will have time to focus on the beauty of the world around you and your own wellbeing in this region known for sustainable living.

The spacious holiday apartment (130 m2) with 3 bedrooms and 3 bathrooms is on the ground-floor of a stylish villa which was totally rebuilt 14 years ago to the highest environmental standards, using as many of the original materials as possible to maintain the traditional character. Combine Italian architecture with state-of-the art renewable technology to heat/cool and power the house and you have the perfect holiday home – style and authenticity with all the comforts of modern living, run in a way which is more sustainable for our environment and better for our own health. Villa in the Vineyard has a Green Tourism Gold Award for its ethical credentials.

From our non-toxic wall paints and ionized water swimming pool to the complementary organic toiletries, Villa in the Vineyard is committed to offering only the best for your health and wellbeing. Enjoy the simple pleasures of trying locally produced food either in the many restaurants or alfresco on your private terrace; tasting the organic DOC wines at the neighbouring winery – you can even walk through the vines, which grow on our land; relaxing in the sun and swimming in the private pure water swimming pool; having fun on the many blue-flag beaches along the Adriatic coast; connecting with nature in the Sibillini mountains, where you will see nature at its most unspoilt.

The ground floor is all yours with its independent entrance anda traditionally built Italian interior with timber roof beams and terracotta floor tiles throughout. Walls of muted colours and comfortable furniture in natural materials make you feel comfortably at home. The large sunny living room has a comfortable sofa and chairs with a wood burning stove for mid-winter.

Fully equipped modern kitchen with granite worktops, electric oven, gas hob, microwave and large fridge freezer. Plenty of extra crockery, glasses, mugs and cutlery so you're not waiting for the dishwasher!

Two large double bedrooms with antique or painted furniture, one with a memory foam bed and en-suite, one with ensuite and the other with family bathroom opposite. The third bedroom has two single beds and new ensuite bathroom with walk-in shower . Modern bathrooms with power showers, bidets (in two) and plenty of hot water from our solar panels. All towels are provided (including separate ones for the pool).

In this sunny region the solar panels provide lots of hot water for showers. We have photovoltaic panels to power all the electrical appliances and lighting with automatic outdoor lighting.

The villa has thickly insulated walls with natural materials and non-toxic paints, which allow the walls to breathe. A heat exchanger has been installed which keeps the house cool in the summer without unhealthy, noisy, energy-intensive air conditioning and wonderfully cosy and warm with underfloor heating in the winter months as well as a wood burning stove with logs provided.

Doors and windows are double-glazed and fitted with internal shutters and special fly screens.

Enjoy the pure water swimming pool, which uses an ionization system to keep it clean. Our guests have told us it's like swimming in bottled water! The pool is naturally heated by the sun and is open from April to October, weather permitting.

The Villa is pet-free and we only use organic, environmentally-friendly cleaning products and laundry detergents. We provide complementary organic washing-up liquid and eco dishwasher tablets with organic toiletries in the bathrooms.

We have Wifi for those who want it and you can also connect to the internet using an ethernet cable (we have plenty of spare) through the built-in cabling inside the walls.

Enjoy your private terrace (50 m2) overlooking the pool with table, chairs and parasol for alfresco dining as well as a shady loggia. Enjoy a cool swim in your private pool or catch some rays on the sun loungers. It is also fully-fenced to avoid unaccompanied access for younger children. Read a good book from the apartment in one of the hammocks under the shade of the conifers and olive trees. Plenty of space in the fenced two-acre garden for children to run around and lots of games plus a table tennis table.

The Villa is accessed by a private drive with gates, with plenty of parking beside your apartment and attractive garden lighting.

We have set out areas in the garden and on the terrace with tables and chairs for you to eat alfresco. We will provide you with pots of herbs for your cooking. You will be welcome to try some cooking in our outside wood pizza oven.

Take a stroll around the garden and vineyards of this 7.5 hectare property and enjoy the lovely views across to the hill-top villages.

We can arrange a wine tasting visit at our neighbours’, a short walk up the road, who manage the vines on our land and produce their top quality DOC wines.

Marvellous Appartment & Location
Lovely appartment, pool & Location. Our hosts Roberto & Nicky were wery helpful with suggestions for eating out and making bookings. It was quit hot, mid 30's , but the appartment stayed pleasantly cool. There is a winery very close by which is worth a visit! We had a marvellous time, Le Marche is a beautiful prt of Italy

Wir wurden von Nikki und Roberto sehr herzlich empfangen und haben uns vom ersten Moment wie zu Hause gefüllt. Die Vorinformationen waren top und haben wir so in dieser Form noch nie erlebt! Auch während unseres Aufenthaltes standen sie uns mit Empfehlungen für Exkursionen zur Seite. Extrem aufmerksam (tolles Begrüssungspaket mit Wein, Olivenöl, wunderschöner Gemüsekorb und weitere Köstlichkeiten) jedoch trotzdem sehr diskret. Wir können diese Location wärmsten empfehlen.

Einfach ein Traum!
Wir haben eine wundervolle Woche in dem bezaubernden Haus von Roberto und Nikki verbracht. In Wirklichkeit war alles noch schöner als auf den Fotos und die waren ja schon sehr vielversprechend! Es hat an nichts gefehlt, wir wurden verwöhnt mit Obst und Gemüse aus dem riesigen Garten, bekamen die besten Tipps für Restaurants und Ausflugsmöglichkeiten. Auch die Umgebung ist fantastisch. Wir waren alle begeistert und kommen sehr gerne wieder!

Un vero paradiso
La casa è grande e spaziosa, ogna camera ha un suo bagno, la pulizia è semplicemente impaccabile e i propietari sono molto discreti ed estremamente disponibili. Da sottolineare una grande attenzione a tutte le norme anti coronavirus. Splendida la piscina privata immersa nei vigneti delle colline Marchigiane. E' importante sottolineare che tutta la casa è strutturata nell'estremo rispetto dell'ambiente. Esperienza consigliatissima!!! Grazie Nikki, grazie Roberto!!!

Roberto and Nikki moved to Le Marche to enjoy a slower pace of life in one of the most beautiful areas of Italy.

Roberto ran a successful landscape and planting business for 30 years in the UK and has made great improvements to the two-acre garden around the property. He is planning an organic vegetable garden. He is also enjoying managing the olive trees on the property and is learning about vines and wine making from the farmers who manages our vineyards.

Nikki has been campaigning for over 15 years for a more natural way of living without having to compromise on style and the feel-good-factor. She is a sustainability marketing freelancer and helps businesses weave green initiatives into their existing marketing plans. Nikki will make sure that all the products used in the home for cleaning and laundry are of the highest eco-credentials.

Villa in the Vineyard is the perfect home for them both set within this rural area and powered by renewable energy.

We are here to make your holiday as memorable and revitalising as possible! We will respect your privacy whilst you are with us but can help you plan different activities, book restaurants for you or just show you round our land. We have a fully digital guide for our guests that covers the apartment and local amenities.

Why they chose this property

We first fell in love with Italy when we bought a small apartment in Lago d'Iseo in the Lakes when our two daughters where younger. It was a beautiful place to visit and we enjoyed many happy holidays there as a family.

We finally sold it to fund university fees but the draw to Italy still remained!

In 2017 we decided that Le Marche was the area for us as it combines stunning, peaceful countryside with all the things we love about Italy - food, style, culture, history and a lovely climate - not as hot as the south in summer and not as cold as the north in winter plus plenty of sunshine!

We had planned to buy a plot of land and build our own eco-house but when we saw Villa in the Vineyard, it was everything we were looking for and we felt we just had to go for it! After just three months, we had sold our house in Buckinghamshire, left the UK and set up our lives for good here.

We are really looking forward to welcoming and meeting guests from all over the world to Villa in the Vineyard with its wonderful surroundings and eco-credentials. Our ethos in Italy has been to live a more sustainable life and we want to share this way of living when you are with us.

What makes this property unique

We were thrilled when we found Villa in the Vineyard due to its exceptionally high eco-standards and the amazing landscape.

The house was totally rebuilt 14 years ago, using as many of the original materials as possible. It was built in a traditional Italian style with timber beams, high ceilings and terracotta tiled floors. We love the large, open spacious sunny rooms all with views over the surrounding vineyards and hills - every window frames a different view.

When we first saw the property in August 2017, we both agreed that it was the most beautiful part of Le Marche and we were amazed by the spectacular drive down from the village of Montelparo with the views of the Sibillini mountains on one side and the Adriatic coast on the other. Then the house itself was perfect too plus it had a pure water pool! The eco-credentials of heating , cooling and powering the villa were just what we would have installed ourselves. We couldn't believe our luck!

We have all the style of an older Italian home without any of the problems!
