The property lies in south-central Umbria on 5 kms from the village of Melezzole and 6 from Castel dell'Aquila (20 kms southern of Todi). It lies in a hilly and quiet location with panoramic view. The property has a large garden with a 10x5 meter pool, all for private use of the tenant. The 2nd building 20 meters northern is also part of the property but it's not inhabitd and unfurnished. So the holiday makers will have 100% privacy. The house is suitable for up to 5 persons. There are 2 bedrooms and 2 bathroom. Both bedrooms have air conditioning. There are mosquito nets on all the windows. The main bedrooms has a double bed and en-suite bathroom, it's possible to add a cot. The second room has to single beds, can be joined if the holiday makers need 2 double bedrooms. There is a sofa bed in the living room. There is has a large covered terrace that overlooks the pool, equipped with table chairs, where you can eat and at the sametime enjoy the great panoramic views. There is a barbecue at disposition to cook (the outdoor oven can't be used by the guest seen it will be easily damaged if not properly used). There is a gazebo near the pool equipped with table and chairs, sun loungers around the pool. Baker, butcher and a little grocery store are available in the village of Melezzole. In the village of Castel dell'Aquila (6 km) the following shops are available: 1 supermarket, 2 small grocery shops, a baker, pharmacy and 2 bars. More stores are available in the towns of Avigliano Umbro (8.5 km) and Amelia (20 km). The restaurant Semiramide is 2,5 kms from the property (just outside the village of Melezzole).

Stunning location, views and pool.
Amazing views and pool. Villa very clean and pool cleaned four times in our 2 week stay. Spacious villa internally and outdoor space giving both sun or shade throughout the day. Terrace is a lovely space to eat. Disappointed at lack of some essentials such as wine glasses (in Italy?), there were plenty of tumblers but no wine glasses, we bought and left a pack of three. The kitchen is functional but could do with a bit more rationalising of equipment ie loads of frying pans and only one saucepan. No washing up liquid (5 dishwasher tablets only), no basic condiments whatsoever which meant buying whole new packs of everything. Not that it bothered us, but the DVD player provided is not connected to the TV and there was no cable. Furthermore when a DVD player is provided one would assume that a few DVDs would be available should anyone require them. A good villa, which could be an outstanding with the addition of a few more thoughtful touches.

Great villa in a lovely part of Italy with stunning views
The villa and pool was fantastic and perfectly suited to our needs for two weeks. The villa itself is well appointed and had everything required for our self catering holiday. The bedrooms and two bathrooms were perfectly adequate - beds were comfy, bathrooms were clean. The kitchen and living room was fine for preparing meals when we weren't using the BBQ. However, we didn't use the inside space much and this is where the villa comes into its own. There is a spacious covered veranda where we sat out, shaded from the daytime sun, and in the evenings ate and drunk in the balmy nighttime temperatures. The veranda overlooks a spacious garden containing a wonderful pool which is large enough to swim lengths in or just lounge on kilos (not provided). The views from the villa and pool are spectacular looking through a line of cypress trees to the Umbrian hills in the distance. The villa and pool is set within larger grounds that are private and not overlooked in any way. We whiled away much of the time on the loungers and in the pool enjoying the Umbrian weather. There are places to take time out of the sun by the pool or on the veranda. Alessia was there to meet us when we arrived and was on hand for any questions via Whatsapp during our stay. The pool was cleaned twice while we stayed and it was a nice touch for sheets and towels to be changed each week. The villa itself is fairly remote but reasonably close to local villages where there are restaurants and small supermarkets. The nearest populous village is Melezolle, about 7 minutes drive, which has a great pizza restaurant, a small supermarket and butchers. Slightly further afield, about 15-20 minutes by car, is Avigliano Umbro which has several great restaurants at reasonable prices. There is a larger supermarket, banks and other local shops. The area itself is stunningly beautiful and there are a number of towns/cities/views within 30-60 minutes drive that are well worth exploring: Orvieto, Todi, Spoletto, Narni, Perugia, Assisi, Marmore Waterfall, etc. We had a great stay and can thoroughly recommend this villa. The only criticism we had was the additional €100 cleaning charge which could have been included in the overall price. Likewise the €400 deposit is problematic if Euros are not your national currency and the money is only returned at the end of the holiday meaning that they have to be changed back. However, these are minor niggles and didn't detract from a perfect holiday.
