Podere Montepozzo is a spacious farmhouse set in 0.6 hectares (1.6 acres) on a wooded outcrop, enjoying panoramic views over beautiful countryside of the Alta Tuscia region of northern Lazio, with Tuscany and Umbria just minutes away. It's the ideal base for day trips to the cultural treasures and retail pleasures of Rome, Florence and Siena. It's the ideal location for a retreat or to experience the rich local heritage and culture.
The apartment occupies the entire first floor, accessed by a stepped ramp to the loggia. The house is set in about 600 sq m of garden. There are secluded places to relax and enjoy a bit of solitude and other spaces for gathering. Table tennis, pool table and table football available.
Guest access: the whole of the first floor accommodation comprising entrance loggia, lounge dining room, kitchen, three bedrooms, two shower rooms. Access is also available to the ground floor stalla rooms for table tennis and pool and football tables.
The owner lives in the attic apartment with her husband and son, and her charming little pointer dog. They are very discreet but are available for help if required.
If you enjoy walking there are a number of farm track walks from the house; the Via Francigena (part of the Pilgrims Way from Canterbury in England to Rome) is about 20 minutes walk away. There are three small towns within 5 km, each with their own charm, festivals and features. The huge Bolsena lake is about 15 minutes drive and offers beach cafes, swimming, boating and fishing. There is a nature reserve offering trecking by foot, bike or horse. There is a 9-hole golf course within 15 minutes drive. Within half an hour or so are the spectacular cities of Orvieto and Pitigliano and spa towns of Saturnia and San Casciano dei Bagni. Further afield, Siena, Rome, Florence and Assisi are a couple of hours drive.
The nearest main town is Acquapendente, a bustling market town known as 'The Jerusalem of Europe'. It is a significant stop on the Via Francigena; in the byzantium crypt of the Duomo San Sepulchro is a relic of the Holy Sepulchre in Jerusalem.
You will need a car or bike to get around as the town is 4 or 5 k by road.
