This modern air-conditioned Languedoc villa is great for golf enthusiasts along with lovers of the Mediterranean sunshine. Just perfect for outdoor living in the South of France!
Ideally situated in a modern residential development on a golf course about 5 minutes walk from the Clubhouse and the golf course restaurant.
Up to 6 people can sleep comfortably in the 3 bedrooms, there is a mature garden with palm trees, electric gates offering secure parking and Wi-Fi. A great location for that summer holiday and exploring everything the Languedoc region has to offer.
The villa is on 2 levels, with the living accommodation on the ground floor and the 3 bedrooms on the first floor.
From the driveway you approach the covered porch and front door.
The wide hallway, with tiled floor, leads you to the open plan living area, before that on the right is a cloakroom with wc and wash hand basin and further on the same side a utility room with washing machine, tumble dryer and 3rd fridge.
To the left is the kitchen:-
A good sized, modern, well equipped space with plenty of work surfaces, an electric oven and hob, microwave, double Belfast sink and a tall fridge/freezer plus the all important dishwasher!
A large central island offers one side as a work surface and the other side as an eating area with 4 bar stools. A lovely wrought iron chandelier decorates the ceiling, there is a large window with a view to the terrace and an archwaythat leads into the living area.
This large open plan living room (40m2) decorated in a theme of taupe, beige and ecru, with 3 sets of French doors leading to outside, make this a light an airy space with views to the garden and the pool terrace.
The décor is an eclectic mix of stripped old French furniture mixed with modern pieces and contemporary lighting. Two gold yellow sofas, positioined around the fireplace, add a splash of colour. There is a large flat screen TV and a small "table a deux".
In one corner there is a bar with 2 bar stools ready for you to mix yourself that end of the day Apero before going out through the French doors or another single door to the pool deck.
A single archway takes you through to the dedicated dining room, which is an extension to the property.
From the living area the modern staircase leads to the first floor.
This room has amazing floor to ceiling modern windows, wooden flooring and opens out onto the pool and terrace deck area. There is a dining table to seat 4, 2 wicker easy chairs with cushions and a lovely picture window which looks out to the rear of the house. A display cabinet houses the glasses that one will need to enjoy the wine you have bought from local suppliers on your French holiday!
A semi-circular modern staircase (17 steps) with an iron bannister leads from the living area to first floor with an iron bannister (there is an open gap of about 80cm half way up and therefore the Owner will not accept children under the age of 7), a high window and a glass panel wall offer light.
At the top of the stairs there is a door leading into a "chill out area" - this central room has a TV, casual seating, bookshelves, games and a walking gym machine and a window to the front and the garden.
From here there is access to all 3 air conditioned bedrooms - two on right and the Master to the left plus the family bathroom and an independent wc.
Master Bedroom - apprx 13m2A king size bed (160cm) with a grey and turquoise theme, dressing area and window to the front and the garden.
Access to tiled shower room, which has a wash hand basin and a round window overlooking the drive.
Bedroom 2 - apprx 12m2
Double bed (140cm) with a lime green theme, wardrobe and desk and a window to the side overlooking the pool and terrace.
Bedroom 3 - apprx 11m2
Two beds, wardrobe, chest of drawers and window to the front and garden.
Separate Family Bathroom – with corner bath, shower, double sinks, and window to the rear garden. (new for 2018 as currently accessed from the shower room)
There is an independent wc next to the family bathroom.
The outside space is apprx 600m2 where you can relax, unwind, read, swim, cook, dine alfresco or take shade or sunshine the choice is yours!
The pale green distressed shutters on the property enhance the cream render and the garden has been attractively laid out. A paved pathway and carefully placed stones and gravel offer a subtle division of space.

Mediterranean tiled terrace apprx 10m x 6m, and a good size lawn area with real grass (a rarity in Languedoc) attractive planting and trees.
To the left there is a dining table for 6 under a leafy pergola offering welcome shade and a lovely Moroccan style wrought iron filigree hanging lamp offers ambient evening light.
The hammock is calling for your afternoon siesta!
To the right there are 2 wicker chairs and a 2 seater matching sofa with an occasional table- the Owner calls it her "Terrace a Vin"!
Lots of foliage and a couple of large palms, together with and 2 voile sails extend your privacy.
Patio heater (not normally needed!)
Lovely wooden beams, large chandelier, tiled roof and floor, Belfast sink, fridge, counter top and BBQ with chimney (which can only be used only for Paella), however, there is a Plancha for doing BBQ food. Large wine barrels are scattered around the garden as locally inspired decoration.
Please note the water from the summer kitchen is not drinkable (there is a notice on the wall).
Pool and decking area - apprx 100m2
Roman steps lead into the oval shaped heated private pool which is 8m x 4m and is 1-4m-1.5m deep with an alarm. There is also an outdoor shower by the pool.
A dining table with 4 chairs on the deck with an electric blind that covers this area for a shady spot to drink or dine.
6 sun loungers are dotted around the pool deck area, together with a wrought iron 3 seater outdoor “sofa”.
Stones and gravel separate the garden and path to the front terrace and lawn and the summer kitchen.
Electric gates open onto the driveway with ample parking for 4 cars inside the gates.
Driveway runs from the gate to rear of property where you will find a table tennis table.
There is a Petanque court at the Golf Club Restaurant.

Saint Thomas Golf Course was laid out in 1992, it is an 18 hole, Par 72, 6130m and offers a Practice area with 16 driving tees. Green fee reductions available. The golf Clubhouse and a very good restaurant are just five minutes walk away.
Montblanc apprx 8km - Village shops.
Beziers apprx 8km. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.

Valras Plage - Larger beach resort with many restaurants.
Pezenas apprx 18km. Attractive medieval town, with a fantastic Saturday market, plenty of restaurants and bars. In the old town there are lots of independent shops selling hand crafted goods.
Agde apprx 25km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
Cap d'Agde apprx 30km. 'Aqualand' (huge water-slides, etc), small theme park with a variety of rides.
Parc Naturel du Haut Languedoc apprx 35km North of Beziers are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.
Narbonne apprx 35km. Once the capital of Roman Gaul. Famous cathedral.
Montpellier apprx 65km. Large university city.
Carcassonne apprx 100km. La Cite - a large Medieval Town now a UNESCO site.
Nimes apprx 105km. Roman temple and arena.
Perpignan apprx 110km Palace of kings of Mallorca.

There is an excellent restaurant with a splendid terrace and a swimming pool at the Golf Course Clubhouse, which is a 5 minute walk from the house. The restaurant is open at lunchtime and in the evening (June to September) and has quite a 'gourmet' menu.
