Quirky and Well Located
Very interesting property, very unique and as such, not without it's issues. Most can be resolved by updating the existing welcome guide, which, while comprehensive, is dated.
John was quick to answer questions.
As other reviews stated, it is in a basement, and the house carries a lot of sound. Any movement in the main house is amplified in the basement. It is also cold, and Alexa was not around to help. It took us a while to figure out what the space heaters were, and when we did, the efficacy was debatable.
We had the misfortune of having to work through some of our vacation, and the WiFi was very fast when it worked, but our connections dropped constantly.
It is a really cool space overall, and I'd consider it under different circumstances, but as a getaway for two it didn't really work in it's current state.
Surprising decor, price did not match unit.
The online pictures did not truly reflect the decor. Large semi-circle sofa & loveseat were worn. The second bedroom was so small there was no where to put a suitcase. The kitchen had no sink, utility sink in laundry room, refrigerator was in the garage and no bottled water available as promised. The unit says it’s naturally cool; however, we found it hot. There are no views. It was clean and were were happy to only stay 2 nights. It was fairly close to the Red Rock Ampitheater.
We appreciate our guests feedback and work hard to delight our guests. Choosing to forgo the standard IKEA look you often see in rentals, we opted for a fun funky furnishings and decor that most all guests seem to love. We added a terrific outdoor covered patio with views of the surrounding woods and creek. Unseen and unknown is recent investments went to upgrading the mattresses so our guests can enjoy a luxurious sleep. Many guests also enjoy the 2 person steam shower. While we do not advertise a full kitchen in the unit. We have provided a microwave, toaster oven, coffee maker, kettle... for our guests. Plus, the adjoining "laundry room" is nicely finished with granite counter tops and custom cabinetry and available for guests staying with us. You are correct steps away is the full size refrigerator. We feel this better meets our guests needs vs placing a small dorm refrigerator in the unit.
We enjoy being terrific hosts and have received terrific feedback from guests and even made a few friends along the way. Thank you for your feedback.
First time in Denver for show at Red Rocks
This was a good place location wise to stay my first time in Denver to go to Red Rocks.
Good: easy to get around, well done manual, clean, well done remodeled basement apartment.
Not so good: We had a little delay in check-in because we never received the instructions from the owner as stated. That being said, once we called him he was very responsive. It is a basement apartment, so if you are sensitive to noise this might not be the place for you. I didn't mind the people upstairs, but my friend had a hard time sleeping with people above our unit. The risk for noise is very clearly stated in the property description about the noise, so just something to note for yourself. Also, our last night power in half the unit went out, so we didn't have extra heat to the bedrooms.
Overall, I would stay again, but my friend said she wouldn't.
Johns place is our favorite place to stay in Denver. Close to red rocks, clean, comfortable and convenient to everthing.

Clean house. Comfy bed. Thermostat is set, cannot adjust to desired temperature. Poor entry lighting outside. Poor entry conditions (Entry was slick. No attempt to remove snow or ice). Confusing entry instructions. VRBO is in basement of house. Occupants walking around upstairs was noisy from floor creaking.
We have been pleased with so many terrific guests nearly everyone describes having a wonderful experience. That's because we do work hard to make every guests stay amazing and appreciate receiving feedback so we can continuously improve. For example, the guest manual details the furnace is controlled using Alexa. I have now added some additional emphasis and also created a separate one page instruction sheet so it is clearer. Really, it is as easy as saying “Alexa turn the temperature up 1 degree.” There are also heaters in each room to adjust to your personal comfort.
I’ll take a look at supplemental lighting. Current lights are solar powered and motion activated. It is possible snow covered the solar panel. Snow does happen in Denver, It is also sunny and known to melt quickly. We do our best to remove snow from walkways; and also provide salt, shovels, and a car brush available right next to the entry door.
I also stay at Airbnb’s and enjoy experiencing something unique and different from a typical hotel room. We offer many great features including fun, eclectic furnishings; terrific comfortable beds; quality bedding; a big wonderful wood burning fireplace; and a 2 person steam shower. We never want our guests to be surprised; so clearly detailed in the listing: “This beautifully decorated upscale getaway occupies what is best described as a converted walkout basement.“ and “Worth noting: The floor above you is occupied. Expect some 1950's floor creaking personality from footsteps & other muffled noises. Similar to hotel noises but definitely worth the luxury feel and all the other features.”

The apartment is a converted basement. The bedrooms are nice. Mine was a bit tight.
The couches are old and, for us, we could not sit comfortatively. My wife has back and hip problems. Our daughter brought us a chair for her.
The refrigerator is located in the garage. If you need ice you have to go out to the garage which is not heated.
We ate out quite a bit so not much cooking. All there is is hot plate and convection oven. Good for toast.
TV; the tv is antenna. Most of the time we could only get one channel, and sometimes none. It has Amazon, so you can watch what they have.
John Molinare will do anything to make your stay great. What I have mentioned are just what we did not like. We are in our 70's so I am sure younger people would not have a problem with a lot of these issues.
Hi Thank you for your honest feedback much appreciated. You were such adorable guests. You reminded me of my folks and I so enjoyed chatting with you. I could tell you were not comfortable with couches and was glad we worked a good solution for you. You are correct the TV does have a HD antenna for local stations. There is also Netflix, Amazon Prime and other streaming options over business class internet service so streaming is fast. I thank you for noticing the extra effort to make your stay comfortable and wish you the very best.
Just a quick note on the couches. They are unique treasures. One is a circular almost a mini bed. It was a high end custom made piece. It is firm, deep and perfect for 2 people to snuggle and watch TV. The other is a 3 piece semi circle designed to make an intimate retreat in front of the wood burning fireplace. I prefer get all the extra pillows and blankets on the ground in front of the couch and light the fireplace for a real opportunity to unwind.

Address is easily visible on mailbox. Look for bright red planter near speed bump on Allison and turn into large horseshoe driveway. House is setback from street.
Google maps is accurate. Note: Google maps sometimes gives multiple address choices. One has an option with South in the address. Do not select the South choice. There is no South in the address. You will be directed 48 blocks in wrong direction.
