About the property

No 27 is a stylish studio apartment located on the 8th (Top) floor of a new building situated close to the Water of Leith (see our other listing for No. 26). The apartment has a modern industrial feel with muted greys and pinks. The most striking aspect of the apartment is its near 360 degree views of the city. This modern boutique-style place is ideal for couples and offers an open plan design consisting of separate sleeping area, kitchen zone, ensuite bathroom and living room. There is a king-sized bed with a deluxe pocket-sprung mattress for a comfortable night's sleep; a spotlessly clean modern bathroom with heated towel rail, wall fan and large walk-in shower cubicle; a fully-fitted kitchen with combination microwave oven and induction hob, fridge with freezer box, washer/dryer and a Tassimo coffee maker as well as a comfy living room area with a large sofa, dining table and a 43" Smart TV (freeview channels, access to your Netflix account and YouTube etc). There is also high-speed Virgin WIFI throughout. The place is fully insulated and has efficient heating for those chilly Scottish days and nights! What really makes this apartment special is its amazing views. Its truly a unique experience to be able to see the entire city (and the famous fireworks) from the comfort of your own sofa or dining table. The apartment is also an ideal base for exploring all the diverse Edinburgh neighbourhoods as many are within walking distance so there is often no need for taxis or expensive parking. We are located in a quiet street in the old port area of Leith which is steeped in history and is now home to many of Edinburgh's finest restaurants and bars. This location is ideal as most of the major attractions of Edinburgh are within easy walking distance (Princess St is just 25 mins walk away). If walking is not your thing we have an excellent choice of buses at the end of the road which provide an excellent, frequent and inexpensive way to get around. Staying a tiny bit out of the city means easier ( and cheaper) parking if you have a car and very little night-time noise to bother you.

Location

The apartment is located in the diverse and eclectic neighbourhood of Leith Shore. The area is full of restaurants, pubs, cafes and shops from the cheap and cheerful to Michelin starred eateries run by acclaimed chefs such as Tom Kitchin and Martin Wishart. The neighbourhood is a collection of old and new and is home to many different nationalities as well as locals (known as Leithers). The port area of Leith has a rich history - why not have a delicious coffee and yummy cake at Mimi's Artisan Bakery which now sits on the dockside where Mary Queen of Scots often disembarked from her travels. Or for modern history, visit the Royal Yacht Britannia which is berthed just 5 mins walk away at the popular Ocean Terminal shopping centre. There is a large 24hr ASDA supermarket just 15 mins walk away for any 'middle of the night' requirements! Tesco Express and a Sainsbury Local are also close by along with a great shop called 'Anything and Everything' which sells just that! The area also has many good take-away shops offering the usual Chinese, Indian, Chippy selection along with Greek, Afro-Caribbean eateries. There are lots of speciality shops such as Polish, Mediterranean and Chinese supermarkets to explore. For those with special diets there is an excellent Tesco Supermarket at the foot of Leith walk (10 mins walk away) which has a large FREE FROM section as well as many international products.

The apartment is in the heart of Leith and that means lots of public transport on the doorstep including 24/7 AIRPORT BUSES and Hop On Hop Off Sightseeing Buses which regularly travel between the city and Ocean Terminal (just a few minutes walk away). Visit Lothian Buses website for further info. Edinburgh's main thoroughfare, Princess Street, at the base of the Castle, is an interesting 25-30 min walk away up the famous Leith Walk or via the winding Water of Leith which starts at the end of our street and offers a quiet, tranquil place to walk or cycle. The Water of Leith walkway winds through the entire city and is a fascinating day out. A standard taxi fare to Princess St would be around £9 one way.
