Roskorwell Manor House - a holiday home that sleeps 11 guests in 5 bedrooms

With an enviable position above Porthallow, this beautiful farmhouse stands about half a mile up the hill from the enchanting, traditional Cornish seaside village of Porthallow. Sympathetically refurbished to provide superb accommodation for up to 11 guests plus a cot, this old farmhouse is superbly equipped and has views across the wild Lizard landscape to Falmouth Bay beyond. Its warm colour schemes give a relaxed, informal feel, the huge kitchen/dining-room with its cosy wood-burner being the focal point of the house. There are two flagstone-floored sitting-rooms, one with another wood-burner set inside the original stone inglenook fireplace. Upstairs the bedrooms are all light and spacious. The two front bedrooms have fabulous sea views and the family bathroom includes a luxurious jacuzzi bath and the fourth bedroom has versatile 'zip and link' beds and an additional single bed. The wheelchair accessible annexe offers a further bedroom with either a super king bed or two single beds and en suite wet-room, ideal for single level living. Outside there is a games-room, hot tub and gardens. Roskorwell Manor offers something for guests of all ages.

Accommodation

Ground Floor: Main entrance into the main hallway leading to the large dining room and kitchen with fully fitted oak kitchen with granite work surfaces and Neff appliances. An island unit creates fabulous amounts of work surface. A wood burning stove in the dining area together with a large oak dining table seating 10 with a further 2 dining seats at the island breakfast bar creates stacks of atmosphere for group meals - a particularly welcoming place to be all year round. First Floor: Main bedroom with double bed and en suite Bathroom with bath, fitted shower, WC and wash-basin. Second bedroom with a 6' super kingsized bed and TV. Family bathroom with jacuzzi bath, fitted shower, WC and wash-basin. Twin bedroom with twin beds and en suite Bathroom with bath, fitted shower, WC and wash-basin. There is a fourth very sizeable family bedroom with either a 6' super kingsized bed or 2 3' single beds plus a further single bed.

Annexe: The wheelchair accessible annexe offers a further bedroom with either a 6' super kingsized bed or 2 3' single beds and an ensuite wet-room. There is also a games room with pool table and TV.

Exterior: There is a grassed garden, enclosed via stock fences and a Cornish dry stone wall so you might have to watch an escapee dog. A patio area with seating and a hot tub. There is a BBQ but you will need to provide your own charcoal.

Facilities & Services

There is oil fired central heating throughout, heated towel rails in all bathrooms and a wood burning stove in the sitting room and the dining room. The kitchen has an electric hob, electric oven, microwave with grill, toaster, kettle, fridge/freezer, dishwasher, separate washing machine and drier. The sitting room and lounge both have separate TV and DVD systems and the lounge also has a sound bar and subwoofer system. WiFi is available throughout the property. There is an iron and ironing board. A travel cot & a highchair is available (please bring bedding for travel cot).

Miscellaneous

Electricity, heating, bed linen (apart from cot bedding) & towels are all included but please provide your own beach towels also for use in the hot tub. An initial basket of logs is provided for your stay; thereafter further supplies can be purchased from the owner or from the local shop. Off road parking is available. Up to 2 well behaved dogs will be permitted at a small additional cost of £25 per dog / per week. Additional dogs may be permitted on application. Please bring towels for the dogs and do not allow them on the furniture or in the bedrooms at anytime. Regrettably no smoking is allowed.

A 40% discount is available for groups of 6 or less using 3 bedrooms of the main house staying for 7 nights during off peak weeks. Amazing house.

My family enjoyed every minute in this amazing house, it had everything we needed, it was very clean and warm, the welcome tray was very much appreciated, the only down side was the WiFi. We received no signal at all.

Owner's Response: We are delighted that you and your family had such a lovely stay at Roskorwell Manor House but sorry to hear about the lack of WiFi. The owner apologises for this but has confirmed that this temporary fault has since been fixed by BT and everything is now working satisfactorily.

Location

The Lizard is an area of unspoilt natural beauty within which lies Lizard Point - the most southerly tip of UK mainland. Numerous beaches and attractions make this stunning area very popular for visitors and locals alike.

Roskorwell is located a couple of minutes drive out of the small village of Porthallow whose pub's name, The Five Pilchards, indicates the traditional occupation of its inhabitants. The old pilchard cellars can still be seen near the beach. The beach itself is shingly and is a great place for some sea swimming in fine weather. You can park your car right on the beach when a wild storm is blowing too! Also near here is the old farm of Tregellast Barton where Roskilly'sorganic ice-cream is made from the milk and cream of their Jersey cows. Call in for one of their 24 flavours of ice-cream, or stay longer and check out the farm. An ideal place for families, you can go for pleasant walks, watch the milking, see the animals and enjoy tea and cakes by the farmhouse fireside.

The Lighthouse on the Lizard Peninsula is the most Southerly point in Great Britain, having stood since 1751 warning passing ships of the infamous 'Man O' War rocks'. The Lizard has so much to offer for such a remote location. Poldhu Cove, home of Marconi's first transatlantic radio message in 1901. The National Seal Sanctuary at Gweek moved to its current location in 1975 and is home to grey seals and common seals, as well as Californian and Patagonian sea lions. The sanctuary often rescue other marine life as well when demand requires.

Coverack is a wonderful, picturesque fishing village on the eastern edge of the Lizard Peninsula. It's large crescent shaped beach is a great place for sailing, windsurfing and diving. Divers are particularly drawn to The Manacles, a group of rocks which have claimed numerous ships and left fascinating wrecks to explore. Pleasure boats and fishing boats shelter in the little harbour built out of local green serpentine rock, which is some of the oldest geological strata known to exist. To get to Coverack you cross through Goonhilly Downs, which is composed of heathland and hosts some rare plants such as the Cornish Heath, the county flower. The Downs are also home to the Goonhilly Satellite Earth Station, one of the worlds largest satellite earth receiving station with over 60 communications dishes. The iconic satellite dishes can be seen from miles around.

The property is just a couple miles from the little village of St Keverne which has shops, a Post Office, churches and pubs. Amazing beaches at Kennack Sands & Kynance Cove are just a short distance away.

Trebah Gardens at Mawnan Smith is a 25 acre sub tropical privately owned gardens set above the Helford River. Nearby Glendurgan Gardens boasting a recently refurbished 177 year old laurel maze, is now owned by the National Trust. For a fun-filled family day out why not visit The Flambards Experience, offering more rides, amusements and exhibitions than anywhere else in Cornwall. On the Helford River sits Frenchman's Creek where Daphne du Maurier spent her honeymoon dreaming of the Cornish villages that set the scene for her novels.
