‘Fallowfield’ is a light and sunny, spacious detached house situated on a very quiet, private road.

The house is decorated to the highest standard and provides a comfortable and relaxing holiday in a contemporary and well equipped environment. Open plan lounge, dining room and conservatory make it an ideal place for friends/family gatherings. The kitchen offers all the excellent facilities one would expect and is open to the dining area. Linked to the kitchen is a good sized utility room and garden access. The secluded rear garden with its delightful summer house, sunny patio and garden furniture make it perfect for relaxing and alfresco dining. The property has good-sized bedrooms two of which have recently-installed en-suite facilities. The family bathroom is light, boasting new, high quality, sanitary ware.

Easy and ample parking and a pet-friendly atmosphere add to this charming house.

Bedroom 3- Large twin bedroom with ample storage area with views overlooking the rear garden and side access.


Quiet and secluded rear garden with patio, summerhouse, grassed area.

Off-road parking for two cars and ample parking at the front in quiet private road.

Spacious accommodation in a good location

Spacious living area. 3 upstairs bedrooms were excellent, including a superb master ...more like a suite. Good location for access to Southwold and surrounding area ...and large playing field opposite with kids playground.

Large kitchen but not the best layout if more than one person was involved.

Good utility area with washing machine ...but no dryer.

Downstairs bedroom was snug for a double with a tiny on-suite - it is a converted garage.

WiFi had good coverage and decent speed.

Good sized garden.

Tips ...lashings of hot water but two of the three showers are simple mixer taps so try to avoid overlapping use or prepare for sudden changes in temperature. Barbecue is small and not in good condition so probably best to use disposables. Do not use the washing machine overnight if utilising the downstairs bedroom. It is the other side of a thin partition wall and sounds like a jet taking off when on fast spin!

There seems to be a issue with the main drain blocking easily. It is mentioned in the welcome book, to be careful what you put down the toilets. We had a problem that greeted us. It was sorted very quickly but be aware to raise the alarm if the downstairs facilities start looking reluctant to drain.

Overall, I would say that most folks would be pleased to stay here but be aware that the downstairs bedroom is a compromise for a double, fine as a single.

A spacious and well-equipped house

This was our first visit to Fallowfield and Southwold and we weren't disappointed. The house was ideal for two families- so spacious and well-equipped. We were delighted to find a large playing field and playground just a stone's throw from the house which was perfect for the kids. We loved exploring the local area including: Southwold Pier and beach, Framlingham Castle, and crabbing at Walberswick. It was the perfect location and house for a fantastic family holiday. We've already booked up for next year!. Many thanks.

Thanks too for reminding us about the public recreation ground which is only at the end of the road, it was refurbished a while ago with children's play equipment and serious-looking outdoor fitness machines and is a great place to burn off some excess energy. Certainly worth a stay

A very comfortable, homely environment for a relaxed stay with plenty of room for the number of holiday makers that it accommodates. Ideal for a family 'get- together'. All descriptions were as stated and pre-rental instructions were prompt and reliable. We had a lovely weekend, loved Southwold and district, and would certainly consider going again.

Great horkesley

What A Wonderful Holiday Home

Myself, my husband, our two dogs and a bunch of friends stayed in Fallowfield last week and what a truly superb holiday home this proved to be for us all. This has to be the most well equipped holiday accommodation my husband and I have ever stayed in. The house is very large and has an excellently equipped large kitchen. There are 3 bathrooms, two of which were en suite.and there was an additional toilet downstairs. The large dining table was brilliant and easily accommodated

10 of us one evening. Space, space, space and nicely furnished space too. Cannot recommend it highly enough and it is within an easy walking distance of lovely Southwold. Thank you so much for allowing us to stay in your great house.

Beautiful house in a superb location, Property was spotless and very well catered for. Would definitely recommend to family and friends.Welcoming bottle of wine and biscuits which was a lovely gesture. Will definitely return.

An AMAZING property for our amazing family weekend

Pictures can't do justice to how spacious this property is. Clean, bright, airy, well equipped. My daughters and their husbands (2 couples plus couple with 1 child & baby) kept saying how good it was and they are well travelled. I ordered on-line shopping from Tesco to be delivered the day they arrived. There is a Tesco Express in Southwold for top ups. Lovely location quiet yet close to everything. Downstairs double en-suite a bonus to escape kids upstairs or have difficulty managing stairs. Had fantastic weather so able to relax in garden recovering from a wedding! My husband who normally doesn't comment on theses things said if we came on holiday with friends would definitely stay here again. Can't recommend this property enough and really prompt responses from owner regarding any queries. Even when my daughters husband packed one of the pillows by mistake no dramas returning it. Thank you so much (PS: I'm so going to be copying the colour schemes)

Delightful,4 bedroom detached family house near Southwold, Suffolk

This light and sunny, spacious house is located close to the famous town of Southwold, a gem on the East coast of England, in the heart of beautiful Suffolk.

'Fallowfield' in the peaceful village of Reydon is close to natural wetlands, a haven for birds and other wildlife. It is situated in a quiet road on the edge of the historic town of Southwold. It is well located for local walks, a well-stocked general store and the award-winning local brewery-owned restaurant, the Randolph Hotel.

The number of stars that you can see on a clear night from the back garden of Fallowfield is breathtaking! A budding astronomers dream!

Southwold with its wonderful Pier, lighthouse, quirky shops, Electric Palace cinema, art galleries, golf course, restaurants, colourful beach huts and soft golden sands is a pleasant stroll approximately 1 mile away. Southwold has a rowing boat ferry and a fascinating working harbour where fresh fish is landed and on sale daily. The property is just 5 minutes drive from the A12 and only 2 hours from London.
