Beautiful property in an excellent position
Absolutely delightful villa with all amenities. Immaculately clean and modern. Close to harbour, shops and restaurants.
Would definitely recommend it to anyone, 3 large bedrooms and fantastic outdoor space and the balcony upstairs is wonderful too.
I will be back one day!

Just returned from a lovely holiday, it was great
The villa is conveniently situated close to the resorts restaurants, and harbour. The accommodation has what we needed, just enough outside space and car parking. We had a great holiday and would book again when we visit paphos. The only improvements I'd suggest is new sofas or have the existing ones recovered.
A great place to stay
We had a fantastic time there. The house is very nice and ideally situated. It's only a short walk to all the bars and restaurants in Paphos town and it's far enough away to be quiet.
Internet is easy to connect to and the satellite television worked, not that we watched much.
I would stay there again and would certainly recommend it.

Open plan kitchen, living room and dining room. Very spacious.
All rooms air conditioned.
15kw of electricity a day allowance and good rate after that. We had ac on most of the time and paid 20 euro after that, much better than some of the hotels I looked at 6 euro a unit!
Double room downstairs, upstairs one double room and one room with 2 single beds. All lead on to terraces.
Shared swimming pool.
Local bar the swan 2 min walk away.
Bread and milk in fridge on arrival.
We arrived late at night at pafos airport, we got the bus to main station and got picked up by friend of owner.
Bus was 1.50 euros from airport, 612 to get there from main road look out for kfc villa is 10 min walk from road.
One supermarket 5 mins walk away opposite high school.
If you are looking for a lively area to stay, this area has limited options.
No shade around pool.
No corner shop.
In an area that still needs developing.

Couldn't have asked for more
We stayed here for two weeks in September/October 2012 with our 6 months old son and we couldn't have asked for more.
Sami, the owner, was very helpful. All went smoothly from booking to leaving. He even arranged transport from and to the airport for us, including a baby’s seat!
Sam met us at the villa, showed us around, even took us to the local supermarket so we could buy the essentials.
The villa was lovely and a great value for money. It had everything we needed. It is very spacious, has a baby bed, a washing machine, enough towels and weekly refreshment of linen cloths, so you can travel light. Furniture is a little bit outdated but functional as you can see on the pictures in the advertisement. However, ‘what you see is what you get’, so no surprises.
The location of the villa was excellent. It is located in a quiet residential area of Kato Paphos, in easy walking distance to the harbour and in a 10 to 15 minutes’ walk toTomb of Kings.
The shared pool is small but fits the number of villa’s and apartments. The pool area is peaceful and parties and music are not allowed.
We definitely recommend this villa at ‘MAISPA Amorgos Gardens’ and we will be returning someday.

Fun in the sun
What a reception! Sam met us at the villa, showed us around, even took us to the local supermarket so we could buy the essentials.
The house itself is spacious and accommodates 6 easily, without the feeling of being on top of one another. The downstairs patio area provides shade, in the early pm, much needed in August! And the upstairs patio provides shade in the late pm but is a wonderful sun trap in the morning and afternoon.
The only downside to the villa, the downstairs bedroom doesn't have a fan as all other rooms do and there is a charge for electricity (nominal)if you use over 15 units a day. To keep within this you would have to not use the air conditioners, in the height of August or take the cost. But in fairness the accomadation is so reasonable to begin with that this is perfectly acceptable, you just need to know before you go, do you can factor this into your holiday cost.
The use of the pool was great, there are sun loungers, for you to continue to enjoy the sun! A ten minute walk will get you to the bus stop to take you to Coral Bay. Alternatively a ten minute walk will get you to the Harbour to enjoy the sea and sun loungers. Also to get you to all the harbour front restaurants. Not wanting to walk that far then Bar street with all the bars and restaurants is about a 5 minute walk.
Incredibly well situated in a not too far, not too close kind of way.
A great holiday had by us all, eloped along with a warm welcome from Sam and a farewell.

This stunning three bedroom villa forms part of a luxury and exclusive Greek style architecture development in the heart of Kato Paphos just 300m from the beach. Just a stroll on a short walk along a pathway finds you in Paphos Harbour and the new Paphos Mall with many restaurants and bars.
