Kelly Green Mill is part of the Lamellen Estate which has been in the family for generations. It was a barn and mill for cattle feeds and part of Kelly Green farm. Recently, new buildings have replaced the old and the farm has been moved away from the river and 300 yards downstream of the Mill for environmental reasons. The Mill has views up the Allen valley. The garden, mostly grass and shrubs is about 2 acres. There is a fence along the river bank with a gate for access, the river Allen is a site of special scientific interest. Below the bridge the woods extend for 1 mile providing walks. The Barn is luxuriously appointed with all amenities that you can think of for a perfect family holiday including a spacious open plan living, kitchen and dining area, a games room with a half size snooker / pool table, snug room with TV, DVD, children's games and a separate TV which can also be used for gaming.

With excellent access to the A39 all of the delights of the north Cornwall coast are within easy reach, the golden sandy beaches are plentiful from Trebarwith Strand to Newquay and you are thoroughly spoilt for choice. The quaint fishing village of Port Isaac is 10 minutes away and is famed for being an artist's retreat and a film location for the likes of Doc Martin and Poldark. Padstow, and Rock, on the opposite bank of the Camel Estuary are both well worth a visit and there are a plethora of restaurants to suit all tastes from Michelin starred fine dining to cosy Cornish pubs with great home cooked food.

Accommodation

Ground Floor: The front door leads into the open plan living area with stairs leading to the first floor. To the left is the kitchen area with fully fitted units, a large American style fridge / freezer with integrated ice dispenser, a Rangemaster stove with gas hob and electric oven, French doors leading onto the patio, In the centre of the room is a large oak dining table and chairs with another set of French doors and at the opposite end of the building from the kitchen is the living area with a built in wood burning stove, comfortable sofas, built in seating and a further set of French doors. Stretching away at 90º from the main wing takes you to a utility WC with washing machine and tumble dryer, down a set of steps leads to the games room with pool table and external door to the gravelled parking area. Through the games room is a snug room with sofa, 2 TVs and a DVD player.

First Floor: There is a large landing at the top of the stairs with doors to; Master bedroom, triple aspect with 6' double bed, storage and TV, ensuite bathroom with bath and shower over WC and hand basin. Twin bedroom with two 3' zip and link beds, TV and storage. Second master bedroom, double aspect with 6' double bed, storage and TV, ensuite bathroom with bath and shower over WC and hand basin. There is a corridor at 90º to the main wing which leads to a family bathroom with shower over, hand basin and WC. Down some steps to a family shower room with hand basin and WC. Single bedroom with 3' bed and storage. Double bedroom, double aspect with 6' zip and link beds, TV and storage.

Exterior: There is parking on the drive for at least 6 cars outside of the property. There is a 2 acre, private garden with patio table and chairs, barbecue and sun loungers. There is access to a footpath that goes through the private Lamellen woods; please note dogs must be on leads in the woods from September through until March.

Facilities & Services

The kitchen has a large range of units & work tops. There is a large, range oven with gas hob and electric ovens, a microwave, toaster, kettle, dishwasher and an American style fridge freezer with an integral ice maker. In the utility room there is a washing machine, tumble drier, iron and ironing board. The sitting room has a wood-burning stove and a large flat screen digital TV with Freesat & DVD player. There is flat screen TV in the snug and unlimited WiFi. There are further TV's in all bedrooms with the exception of the single.

Miscellaneous

Electricity, heating, bed linen and towels are included but you will need to provide your own beach towels. Wood is supplied for the wood-burning stove. There is parking available for at least 6 cars on the drive. Regrettably there is no smoking. A maximum of 2 well behaved dogs may stay in the barn at a small additional price of £30.00 per dog per week. Please note dogs may not be left unattended in the property. There are cots and high chairs available on request.

Absolutely superb barn conversion with every modern convenience, lots of space, games room, open plan kitchen / living room and diner, 2 acre garden including large patio, beautiful woodlands and walks, an idyllic location on the River Allen close to Padstow, Rock and Port Isaac with excellent transport links.

Son & Daughter in law Wedding Week in Cornwall with family from Canada, Scotland, England & Ireland.

Kelly Green Mill was booked for it's location and size for a family get together for our son's wedding and a holiday week in Cornwall. The accommodation suited our party size perfectly and the facilities were fantastic with the grandchildren loving the animals in the field at the back. The equipment in the kitchen and utility room provided everything we needed for the week. The layout of the property was excellent and provided privacy for all.

Fantastic place

Second time staying here and loved it just as much. Great facilities and lovely decor. The bedrooms are lovely with comfy beds. Beautiful garden with plenty of seating, we were really lucky with the weather too. Pool table was a real bonus. Location was great and loved the shops in Wadebridge(highly recommend the butchers). Will definitely come back.

Location

Kelly Green Mill is situated about a mile from St Tudy a quaint Cornish village, the church around which the village was built was first constructed in the 6th century and then rebuilt in the 11th, 15th and latterly 19th centuries, the village has been built around the original Celtic circular raised graveyard - known locally as "God's Acre!" St Tudy is believed to be the birthplace of Captain Bligh of the "Mutiny on the Bounty" fame! The St Tudy Inn (formerly the Cornish Arms) will welcome you in for a refreshing drink, a hearty meal or both!

Wadebridge was originally a market town. It has an amazing 15th century bridge with 17 arches over the River Camel, which is definitely worth a visit. It is said the bridge was built on wool as this was how the wealthy landowners in the area made their money. From the day the bridge was built the town became known as Wadebridge. The Royal Cornwall Show ground at Wadebridge hosts the county show every June, come rain or shine, opened each year by a member of the Royal Family. Cornish Farmers have had to diversify in recent years and so has the show, but they have kept their traditional roots with steam engines being shown next to the shiny new high-tech tractors. It's not every day you get to see formation JCB digger dancing in the main ring.

Both Wadebridge and nearby Camelford are centrally located in order to explore the nearby hills and moors. Wadebridge is the perfect base, being the half way point, from which to discover the Camel Trail, a walk and cycle track following the old railway route from Bodmin to Padstow. There is wonderful scenery and plenty of wildlife, including fantastic sightings of wading birds to see on this serene trail and bikes can be hired from Bodmin, Wadebridge or Padstow. From Padstow you could take a boat trip across the Camel Estuary to Rock, and lounge on the beautiful beach that stretches all the way around to Daymer Bay. The National Lobster Hatchery neighbours Rick Steins empire in Padstow.

The National Trust have three properties nearby, Lanhydrock House, Trerice and Carnewas and the dramatic cliffs and beach at Bedruthan Steps. Or if you fancy something different try a tour around the Camel Valley Vineyard, Cornish Wine has been growing in stature around the world and their sparkling wines are truly stunning, having picked up lots of international awards, go for a tasting you will not be disappointed!

Bodmin Moor is a couple of miles away to the East and is dominated by large granite tors which tower over sweeping expanses of moorland. Bodmin Moor has engendered fear and awe throughout history and hence provided inspiration for writers, poets and sculptors. Standing stones, burial chambers, clapper bridges cottages and farms across the moor give a hint of the 4000 years of human development ever since Bronze Age farmers first arrived.

Port Isaac is about 4 miles to the North West and this has recently been the base of filming for "Doc Martin" with Martin Clunes, there are a good selection of cafes shops and pubs. Further up the coast there are all of the golden beaches and coves between Polzeath and Tintagel with some of the best surf in Europe.

Bodmin lies a few miles to South West and has a large selection of supermarkets, shops and restaurants.
