About the property

2 Bedroom duplex stone cottage; large terrace, great location with amazing view

Nested on the idlyic historical waterfront of Lepetane next to the Ferry Line(they are just in front of the house, so expect some noise from the working ferries) this traditionally built 200 hundred year old charming cottage bundles up location, view and character. Meter wide stone walls create a naturally cool environment in the summer and retain the heat during the winter months. Hard wood floors cover the entire cottage to match the authentic, cozy, relaxing ambiance. It is very comfortably furnished and equipped for year around living for 4-5 people. The air conditioning units provide adequate heating, we have just purchased two stand alone electric radiators for added warmth and comfort. The cottage proved itself during the coldest winter of 2018 and kept our guests warm and cozy.

The ground floor is quite well organized in an open plan with a cozy lounging area.The TV, ( with the extra package cable with lots of international channels including cartoons channels) DVD player, a small library of different topics and languages and a selection of board and card games are all there to keep you occupied in the evening or on a rainy day.

The dining area sits 6 people easily and is half way partitioned from our well equipped kitchen (full size fridge with freezer, Tefal kettle, toaster, sandwich grill and coffee machine all in stainless steel) that the cook of the day can join the conversations as well.

The front double bedroom offers breathtaking views of the Verige Straits; you can lie in the comfortable king size bed and watch the dawn light up the mountains on the other side of the straits. The room has a nice little balcony with two chairs and a coffee table overlooking the gorgeous view. It is ideal for a tasty breakfast with delicious local "burek" from the nearby pekara/bakeries or a bottle of local Vrenac wine to enjoy watching the ferry and the boats go by.

The second bedroom has two twin beds and a large window looking out onto the very charasteristic narrow stepped little street leading up to our private garden.

Both rooms have closets with plenty of wooden hangers and an armchair, a desk (main bedroom) and a chest of drawers. We have hair dryers in both rooms and a hair shaping dryer with multiple attachments. Also, some other extra feminine care and beauty products are in the rooms.

The large, spacious bathroom has a shower, toilet and a bidet along with the washer. We provide some washer detergent and shampoo and soaps as well.

We also have an extra fold-up Z bed which can easily fit at the end of the double bed in the front room and would be great to sleep a child. There is also a crib available. There’s also a double air mattress which can sleep two more people if needed.

Last but definitely not the least, the terrace....

Oh that terrace! Almost 50 m2 of undivided access to the sun and sea, it also has a shade for hot summer months if you are one of those freckle shy people. There's a raised stone bench with cushions on one side of the terrace, 4 sun loungers and a full set of 6 chairs and a large table which is great to relax and chill, eat and drink, get a lovely tan, read or write or basicly bask in daydreaming? After all, this is what vacations are for, right? By the way, there's also an extra WC accessible from the terrace that makes things a bit easier for our beer- loving guests.

The wooden table is big enough for 6-8 people and there's a barbecue, just what you need to grill all the fresh fish you can buy from the local fisherman or enjoy the grass-fed, thick and juicy Montenegrin steaks famous for their organic taste.

If you are more on the non-meat side of the culinary scale, no worries, you can still make the best of the grill. Locally grown and sold by individual growers, freshest veggies from the outside day market from Kotor Old town are yours to grab on your way back home after a great day at Kotor and grill them for a tasty dinner.

Our backyard is home to various fruit trees such as; kiwi, cherry, lemon, quince,pomegranates and grapes with an amazing sea view.

Guest Access: The cottage is practically on the water, on the coast road of Lepetane ,the scenic driving route from Tivat to Kotor. Only a couple of hundred meters after the Ferry Port, you can see the house on your right. The entrance is accessed by a narrow stone stepped path leading up from the road. The first door (white metal door with a blue glass evil eye bead on it) on your left will lead you into the enclosed terrace and then you'll see the front door of the cottage.

The neighborhood: If you're willing to discover the true spirit and have a genuine feel of this strikingly beautiful tiny country, then Lepetane is your place. Located conveniently on the Verige Straits of the Boka Kotorska (Kotor Bay), the cottage neigbors lovely old stone houses and the Ferry Line to Kamenari at the other side of the fjord. This was the first and the oldest port for all the merchant ships and fishermen returning home from their journeys.

The scenic waterside still hosts fishermen old and young, local and visiting and our next door neighbor Slobodan is one of them.The waterside is also great for sunbathing, swimming, biking or simply idle promenades.

Please note: The ferry's working noise is white noise and background lullalby to most, but if you want absolute silence, you might want to check elsewhere.

Please note that ferry noise effects people differently, most people had no problems with it and enjoyed watching it, but some are more sensitive and find it to be distracting.

Transport & Convenience:

The bus stop is just a couple of hundred meters away, practically right across the ferry port. Taxis are very frequent almost around the same distance. You can always call them on demand and the prices are quite reasonable. The ferry is free for foot passengers (I know!) and 4,5 euros for a car to cross to the other side in just about 7-8 minutes.

The little neigborhood corner shop of Tony and Tina is next to the bus stop and it's very convenient for pretty much all your basic needs.

If you want to rent a boat or go on a boat tour, they can directly pick you up from the front of the cottage as well since it’s accessible by boats.

We bought the Fisherman's Cottage right after our very dramatic "Love at First Sight" with gorgeous Montenegro and its amazing coastline the first time we visited it. We knew it would be our fairy tale home the minute we saw it. The extraordinary combination of location, warmth and character got under our skin right away. The house gives us immense joy and peace since we both are solar creatures in love with sea and nature, but we are unable to enjoy it full time just yet. That's why we decided to share it with other enthusiastic globetrotters, travellers and holiday makers like us.

The house was lovely and the views over the water and mountains was amazing .

Nick and Di have done a lovely renovation on their house and it had everything to make our stay very comfortable. Sitting out on the patio overlooking the fiord and watching the daily life of Lepatane was wonderful, especially in the evening with a glass of local wine ....

Very nice stay out from tourist paths

The terrace! That's the place you will love the most on this property. No matter if it is breakfast or wine after dusk (or whenever kids are finally asleep) you will love to stay there. Big thumbs up for the small toilet on the terrace.

At first the noise from the ferries was a bit more than we expected but we got used to it.

The rest of house is cosy and has everything you can possibly need and even more (even cooking for kids was not a problem).

The housekeeper Ana is so nice, helpful and she totally sets new levels of kindness.

Lepetane has its special charm. It is a great pleace if you want to escape tourist crowds and resorts and instead feel like being part of a local community. This location is also great if you plan on travelling around the country. You can enjoy location in a beautiful Kotor Bay while still being close to Tivat, Budva and other parts of the country.

Lovely house, great location, helpful & friendly hosts, highly recommended

We had a wonderful family holiday at Nick and Di's place in Lepetane. The house is just like in the pictures, lovely and comfortable with a huge terrace. It's not the quiestest place because of the 24 hr ferry but the view is gorgeous and the water only meters away (there are plenty of swimming spots within walking distance along the narrow road to Kotor). The house is extremely well appointed and had everything we needed, including some food supplies left by Di. The caretaker Ana brought us some cake one day and "bureks" (phyllo pastry filled with cheese) on another occasion. We rented a car and had access to a car park, which was close and handy. I contacted Di on a few occasions for touring suggestions and she recommended some lovely spots on the Lustica peninsula and around lake Skadar. The house is well located, with buses to Kotor and Tivat, and Herceg Novi and more if you catch the ferry. If you have a car, it's also easy to get to the Adriatic coast (although traffic was heavy in July) and beyond. For walkers, I highly recommend the Vrmac trail that is accessible from across the ferry wharf. We stayed for 9 nights and would happily have stayed longer. The Bay of Kotor is truly special and this is a great place to explore it from.
