2-bedroom apartment for four with fabulous views across Edinburgh

Learmonth Court is an elegant art deco mansion, set back in a quiet private road within landscaped gardens. It has the security of a resident caretaker and has lifts to the apartment, which enjoys amazing views from its 4th floor location. Perfectly situated, it is a 15 minute walk to the start of the attractions at the West End of Princes Street, a 5 minute walk to the local Waitrose supermarket and a 2 minute walk to the local restaurant and bar. It is regarded as a home from home by our guests who have rated it 5 stars and have come back year after year, loving the comfy beds, the sofas dressed with plump cushions and throws, and the well equipped kitchen. Our guests tell us how they love sitting at the bay window after a hard day's sightseeing, enjoying the view over the roof tops to the stunning Fettes college and beyond to the Kingdom of Fife. Then, enjoying a peaceful night sleep in one of the 2 double bedrooms (one of which can be made up as a twin) with its fresh white bed linen. We have now completely renovated the bathroom and kitchen, which features a twin oven and ceramic hob, along with integrated fridge, freezer, washer/dryer, and dishwasher. Overall, the apartment is furnished to a high standard with wireless broadband just another feature in the all inclusive price shown. All-in-all, you will find the apartment very comfortable - a real home from home.

What makes this apartment unique

The view looking north over Edinburgh onto Fettes College, and then on further to the hills of Fife, are wonderful. In addition to that, the city centre is so accessible, either by foot (15 minutes) or by using one of the very frequent buses that stop just 3 minutes away from the apartment.

Unfortunately this apartment is unsuitable for very young children. There is one step at the front entrance to the apartment block, but otherwise our guests have found it to be fully wheelchair accessible. There is a rear entrance, without a step, that gives direct access from a car to a lift to the apartment for wheelchairs.

We have been coming to Edinburgh reguraly for the last eight years.Among other apartments, hotels and B&b’s we did stay in past, this one is number one for us.location is just perfect in between princess Street and Grassmarket.Apartment is cosy and spacious and you seriously cannot beat that home feeling. Euan and Avril are so kind and helpful !!!They always make sure that you have everything you need and they make your stay even more enjoyable . Highly recommend this place . Hope to come back in April ;-)

Lovely, bright, spacious flat, with easy access to Edinburgh Centre.

Wonderful flat, bright and airy, in an excellent location. We easily walked to the local village of Stockbridge for groceries and dining, and the bus was a simple and short journey into city Centre. Euan and Avril were most helpful. We would definitely stay here again next time in Edinburgh.

comfortable, clean, nice view and good location

We were very comfortable for our 10 night stay. Clean and nicely decorated with everything we needed. Euan was welcoming and very accommodating on such short notice. The flat has a lift which is helpful because it is on the 4th floor. There is a market, shopping and restaurants close by. The Botanical Gardens, Princes Street and the Castle are all within walking distance. Bus stop is right out front that we made use of on several days to travel the city. Thank-You Euan!

Nice flat but not clean very disappointing.

First impression flat looked fine, however kitchen was not clean various issues dirty microwave, oven and utensils. Cracked and chipped glasses and crockery. Bed linen covered in other people’s hair, very dusty flat throughout. Only stayed one night but it was enough was charged more than stated price as it was for one night and was told it was because it was the same amount of preparation for one night as several (there was no preparation!) A very disappointing stay, would not recommend.

Owner's Response: Future potential renters will be bewildered after reading this . Our apartment is one of the highest rated in Edinburgh, scoring 4.9 stars out of 5.0 over 48 reviews, and we have a wealth of visitors who have returned as much as 5 or 6 times over the years - something that would not be done if these complaints were justified. Obviously, this concerns us greatly and so we examined the apartment with the same forensic magnifying glass as was apparently used to produce the review. In response to the individual complaints: - we did indeed find a smear on the glass plate in the microwave. This was an oversight and will not happen again. - there were a few crumbs trapped in the door seal of the oven, which was otherwise clean. - we could find no unclean kitchen utensils. - there are in excess of 40 glasses in the kitchen (wine glasses, champagne flutes, tumblers, etc). We did indeed find one cracked glass at the back of the cupboard. For this we apologise and have disposed of it. - there are also in excess of 40 items of crockery (small and large dinner plates, soup bowls, dessert bowls, mugs etc). A couple of the plates at the bottom of the pile had a chip on the underside of the rim. Unfortunately, we had not noticed this, but these also have been disposed of. There was no cracked crockery. - we absolutely refute the comment about the bed linen. Avril is extremely fussy about the quality and cleanliness of the linen. It was all freshly laundered, ironed, and put on the beds a matter of hours before arrival of the guests. - if you look hard enough, you will always find some dust. We found a film of dust along the top of a few picture frames but, to describe the apartment as "very dusty", is a gross misrepresentation. - the cost of the rental is mentioned, and perhaps this is where we are getting to the nub of the matter in this inaccurate and exaggerated review. If the apartment was as dirty as described, the guests could have contacted us immediately. As has been commented on by many guests, we are very easy to contact and always respond promptly. To potential future visitors, we hope that you will have no concerns arising from this review and hope to welcome you to our home-from-home in 2018.

The property (EH4 1PD) is located off Queensferry Road, near to the Dean Bridge. This places it right on the edge of the New Town and a short walk to Princes Street and on to the Castle, Old Town, and the Royal Mile. The Dean Gallery and the National Gallery of Modern Art are only 5 Minutes walk and the picturesque former village of Stockbridge is only 10 minutes walk. Murrayfield Stadium is also within walking distance or a short taxi ride. Queensferry Road is the main route out of Edinburgh to the Forth Road Bridge and on to the Highlands of Scotland. There are also excellent bus links 100 metres from the apartment and Waverley and Haymarket rail stations are both a short bus or taxi trip. Edinburgh Airport is only 15 minutes away by taxi.
