About the property

4 bedrooms, 3 kings (one ensuite), and a twin. Ideal for large groups!

IMPORTANT NOTE: STRICTLY 8 ADULTS MAXIMUM - this is to rule out bookings from large non-family groups (folks coming to the area to party!). I have had to remove guests in the past, police involved, etc and have measures in place to prevent this occurring again so please do not try to book unless you are the right type of guest.

However we do encourage slightly larger family groups to be accommodated, if required two children could sleep on the an air beds can be provided to sleep in up to a maximum of 10-11 persons in total but the maximum number of adults allowed in the house is strictly 8. This is a house rule. A travel cot can also be provided on request. Please contact me with your requirements.

SUMMARY:

Adjacent to and with amazing views over the beautiful Johnston Gardens & only 15 mins drive (plenty buses into town or cheap cabs) to Aberdeen train station & airport.

Comprises of:

Downstairs - Open plan kitchen diner (seats 10 persons), large comfortable lounge, projector room with log burner,downstairs w/c cloakroom and conservatory. Outside seating.

Upstairs: 3 King (1 ensuite) and 1 twin bedrooms, family bathroom.

Strict no party policy.

DETAIL:

This was my and my children's first home for over 10 years and due to its really spacious nature you could not have a better place to stay and enjoy gatherings with family and friends. We are lucky enough to be the properties only second owners since it was built from Aberdeens' famous granite just after the second world war ended. The only previous owner was the architect and son of the builder who built these lovely homes. His wife informed me when I purchased the house 13 years ago that he selected this great corner plot to be their family home, which gets plenty sun in the garden for most of the day and overlooks the beautiful and tranquil Johnston Gardens from the back of the house, conservatory and two large decking areas which between them get the sun during the whole day in the summer.

Significant renovations and updating has taken place to modernise including; fully rewired, new boiler and radiator system, double glazed doors and windows throughout, new raised conservatory, kitchen/dining room extended, large multi-fuel stove, bedrooms enlarged, new ensuite and cloakrooms formed and new family bathroom installed. New carpets throughout. And renovated the swimming pool (NOTE 1: the pool will not be operational or accessible to guests).

Being at the end of a very quiet and open spaced street and at the cul-de-sac there is minimal passing traffic and only cars you see are those of our lovely neighbours. My kids grew up in this house and it is as safe a road as you could get for them to be around given the very low traffic volume.

Below is a brief summary of what the property has to offer:

Front house: Space for 3 cars on the drive plus a single garage plus free street parking.

Ground floor:

Spacious and bright hallway; coat/shoe cupboard (also contains ironing board, brush and pan), designer radiator an beautifully designed stairs.

1st door to the right: very bright and airy lounge with ample space to relax in. Wall mounted log effect electric fire. Italian grey leather two seater recliner, two an one seater tan leather sets and lovely rug. Storage cabinet with selection of books, board games, etc. Please help yourself to these during your stay.

1st door to the left, under the stairs: a cloakroom toilet with wash hand basin, extractor fan, towel radiator and wall mirror. Handy when travelling with young children or those who find stairs difficult.

Next to the left: modern, open and bright plan kitchen and dining space; opened up and extended to form an exquisite area to prepare meals with company and dine in with amazing views into the garden and over into the award winning Johnston Gardens victorian park. Solid wood dining table and chairs enabling 10 persons to be seated (two leaves can be added to take it from seating 6 to 10).

Integrated Kitchen: 50:50 fridge freezer, full size dishwasher, induction hob, oven, microwave, kettle, toaster, cafetiere. Washing machine and separate condensing drier (with detergent provided in cupboard about microwave) concealed in cupboard with iron, cleaning products/utensils in undressing cupboard. Very well equipped; range or pans, casserole dishes, etc. Dining table. Selection of tea, coffee and hot chocolate is provided. Also wall mounted TV with Freeview channels. Sonos speakers wall mounted.

The next door to the left: Projector room with lovely cosy multi-fuel stove and stock of dried logs for you to use during your stay. 3 seater brown leather sofa, large cuddle seat (can seat 2) plus black leather single seater and lovely rug). Storage box with blankets and throws. Ceiling mounted HD projector, AV equipment amp/DVD player and selection of DVDs/Freeview channels and built in surround sound wall speakers (which can play Sonos music system through) makes this room ideal to relax and unwind in during the evening or with the black out blinds any time of the day!

Sliding folding oak doors from the projector room leads to: The beautiful conservatory. Due elevation differences the views from the conservatory and the whole of the back of the property are lovely, looking over the landscaped garden and outwards towards Johnston Gardens.

From the conservatory double doors open onto: large raised (with safety glass filled handrails to enable clear views of garden) decked area. this is a perfect place to sit out on and appreciate the peace, quiet and ambience of the secluded garden and beautiful surroundings. Stairs then lead down to our landscaped garden where there is ample grassed area to enjoys, shrubs and plants in the rockery, etc.

1st door to right leads to: Master Bedroom (at front of house) - King size brown leather sleigh bed (all mattresses are brand new) and large built in mirrored sliding wardrobes. Reading lights.

Accessed from the Master Bedroom: Ensuite with separate power shower, wash hand basin and w/c. Underfloor heating supplemented by central heated towel radiator/rail.

2nd door from right from hallway: Bedroom 2 (at back of house; overlooks Johnston Gardens) - King size brown leather sleigh bed and large built in mirrored sliding wardrobes. Drawers built into the left hand side alcove Bedside table with reading lights.

3rd door from right: Family bathroom - Beautiful designer bathroom with large sunken built in oval bath surrounded by colour LED lights, separate power shower, w/c, 'Jack and Jill' style double wash hand basins and tubular radiator.

The fourth door from the right: Bedroom 3 (at back gable end of house; overlooks Johnston Gardens) - King size divan plus cream faux leather sofa bed (not suitable for large adult, more for a child/smaller adult!). Bedside tables and reading lights. Chest of drawers.

The fifth door from the right: Bedroom 4 (at front gable end of house; overlooks Johnston Gardens to the side): Twin pine beds.

Excellent quality brand new bedding is provided throughout and all are fitted with mattress/pillow protectors.

Airbeds/sleeping bags can also be provided to use in living rooms to take maximum capacity to 11-12 persons. A travel cot with additional good quality mattress can also be provided. Please contact us with your requirements.

Outside: Accessed from either conservatory or door from garage, spacious back garden is very secluded and private due to fence and cover from trees to Johnston Gardens. There are two decked areas and one patio area a wooden children playhouse plus ample grassed area to play on. See NOTE 1 above.

About Colin

Hi,

All of our properties are or have been home for significant times of our lives, we still visit and stay at them all which is a great way of ensuring any issues no matter how small are identified and resolved. So you can be guaranteed I am doing my very best to ensure they meet my high very standards, well maintained with excellent quality fittings, furniture and cleanliness so will be ideal for you and your family/friends to enjoy without anything at all to worry about. They are all somewhere I would want to stay with my children.

Being well travelled for business and pleasure myself both with and without my children I know what it takes to make a place homely for both adults and kids alike and that is my aim for all of our properties, to create a home away form home for all.

After being a traditional landlord since 2004 with our Aberdeen apartment I began welcoming short term guests in August 2016 to better fit my lifestyle and now managing my properties is my sole source of income and I have developed a real passion for it.

I live between Aberdeen and South Shields so I am able to keep a close eye on my properties and ensure they have an impeccable standard of maintenance, furnishing and decor as well as cleanliness. I also know both areas really well so am keen to help any guests with queries they have about the local area and find all the best spots for the purpose of their visit.

I pride myself on being helpful and friendly and it is nice to hear this is how guests have found me in the reviews for our Aberdeen apartment (scoring 4.8/5 and improving all the time) and more recently our lovely Aberdeen 4 bed house (scoring 5/5). I am sure visitors to our newly listed South Shields (4 minutes walk to metro into Newcastle, 20 mins walk to coast) 4 bed apartment will find it just as impressive a place to stay at when we start welcoming guests there as well.

Great city escape

Colin is a very attentive host with a great home to share. He was even able to provide a portacot and high chair which made it easy for us to travel with our wee one. The location was perfect with some beautiful gardens at the rear of the house that we’re great for wandering around. My favourite part of the experience was using the well equipped kitchen. It made cooking away from home such a pleasure. It was truly a home away from home and I wouldn’t hesitate recommending it to anyone wishing to stay in the area.

Excellent property for relaxing still near city centre

3 generations of our family from 1 - 70 years old had an excellent weekend! The kids loved all the toys, the Star Wars lego and blow up dinosaur were particular favourites. Everyone loved the house and said it was much nicer than they had expected so I was very relieved! The kids play house was also a hit with the sofa in it, now they all want one! 🤣 Communication with Colin was great, very quick and helpful. We wanted somewhere to spend quality family time together and this definitely gave us it. Enough space to all be together and keep everyone happy. Having a quality mattress in the travel cot was fab too as it's very rare! Absolutely brilliant, would highly recommend staying here!

Idyllic Aberdeen House

Our stay in Colin's house was lovely. The location itself is very quiet and a short taxi to the city centre. All the rooms were very large, comfortable and warm with everything you might need. Colin was a fantastic host always on hand for correspondence. We would definitely stay there again.

The property is set in the heart of the west end, a very established yet quiet residential area but also has good amenities close by, local shops and a nice traditional local Scottish bar; the Whisky Bar which is associated to the Palm Court Hotel. The Hilton Treetops is also a few minutes walk. Both of these bars show Sky Sports events. The high end bars along Queens Road a bit more into town are also a a short walk or short bus/taxi ride from the house.

Well served by local amenities on Seafield Road which is only a few minutes walk away; great local hotel, the Palm Court including traditional Scottish local pub "The Whisky Bar" shops including a Co-op mini supermarket and a good range of buses into town. The Hilton Treetops hotel is also only a few minutes walk away making our place a great alternative base for people attending wedding and conferences etc there as opposed to generic hotel rooms as we have multiple communal common areas for you to relax and enjoy each other company in as you would in your own home. It truly is a home from home!

Johnston Gardens:

Bordering the property to the back is the beautiful Johnston Gardens which is a great place to stroll around for kids (there is a small play park with swings and a slide and they are able to feed the ducks) and adults alike.

The one hectare site was gifted to the City in 1936 by a resident of the street and has streams, waterfalls, ponds, rockeries and rustic bridge. The garden is planted with rhododendrons, spring bulbs, heathers and alpines. And the ponds are full of irises and home to a number of aylesbury, mallard and muscovy ducks.

The property is well served by public transport for use into town; buses run from either Queens Road (a short walk up the lane which runs alongside the property) or Springfield Road both of which are just a few minutes walk from the property.
